probate: $100 MILLION DOLLARS IN PROBATE PRODUCTION IN 2012 - 05/15/13 09:35 AM
Well I guess the Title raised your interest lol. This is a true statement as in my MLS Board in Alameda County, 1 of a few there was close to $100 Million Dollars in Probate Real Estate Listings Closed during 2012! All I have to say about this is how many did you do in your area as this is typical volume in an large County. Close to 300 Probate Listings came through and the interesting fact is no agent had more than 4 listings. Can you see an opportunity! I hope so! My GaryDTeam is on fire in 2013 (0 comments)

As a Probate Agent in California there are two Probate Processes which can be used to sell an Estate Home during Probate. The process we use with the Independent Administration of Estates Act which was enacted in 1987 and allows the estate to take the home out of the court supervision process and sell it almost like a regular sale. Today we talk about one of the Documents you will need to close. LETTERS OF TESTAMENTARY: This document is prepared by the estate attorney and is certified. Over my 25 years of Probate Real Estate I have often had problems with the probate court referee's's appraisal. I'm not sure why this was even started but it's a waste of time and money for the estate and in many cases handcuffs the estate from taking a great offer. If you want to be a Probate Agent you better understand how to get around this bogus procedure and making sure you can bring the sale in under the I.A.E.A which bypasses all this crap. Of course the old rule is "List to Last" is more prevalent today in this Red Hot Real Estate Market than ever before. Just imagine Agents! You sell a house and each month when the buyer makes his mortgage payment a piece of the payment is sent to you for setting up the buyer with the lender. WOW! Would that be hot. What if 10% of the payment was the amount sent to you, every month as long as that buyer make his payments or until they sold the house! In Today's Real Estate World that could pay you $100 to $150 per month just on entry level buyers. I have sold over 800 homes over my 38 years in real estate so (0 comments)
