In my Probate Real Estate System I have been matching estate sellers (heirs) with buyers and mostly under the radar of other agents and investors.  I have been doing this for 23 years and it has been a golden goose for my real estate business.  My GaryDTeam is a top producer, I earn Six figures (Yes even during the last 3.5 yrs of this current down market) and I owe it all to Probate Homes.  I don't understand why more agents aren't taking the time to learn this niche.

As a Probate Agent working Probate Real Estate for the last 23 years I find it odd so many of my own local agents have not jumped on this bandwagon.  Especially during a time when real estate sales have been very tough over the last 3 years and many agents have left the business.   My business has grown and probates has been a big part of this.   I also have a few REO accounts but nothing to crazy but it has been Probate Homes which have made the difference for me.

     In my Probate Real Estate posting of which is about my experiences over the last 23 years as both an Probate Investor and Probate Agent most of what I write about has been on the positive things and either a commission or flip profit I have made.   There is also another side of this business most don't talk about but it's just common sense numbers and we just aren't going to connect to a successful probate flip or list/sale close all the time.

     I want to continue on overbidding at court for Probate Real Estate either as an investor or a new or veteran Probate Agent and what you need to know to help your success ratio.  Keep in mind you can find probate homes at court on a weekly basis and represent clients who you take to court, overbid and in some cases you as the agent receive all the commission.  If you are a investor/agent you can find some wholesale buys in court but only about 10% of the probate confirmation sales will work out on a wholesale basis.  There are signs to … (0 comments)

So when I have found a Probate Home and the estate has interest in selling I do a few things to prepare as I mentioned in the last blog.   Once I have met the petitioner/executor, previewed the subject estate home, made a friend, I then ask for an appointment in 3 days so I can do my numbers.  What I'm doing at this time is preparing to bring the petitioner/executor an offer from one of my investors.   I have explained at the first appointment what I do, match up buyers and sellers for Probate Homes, so we are all on the same … (0 comments)
