      <title>Are you Part or Full Time Real Estate Agent?</title>
      <description>&lt;p&gt;In our industry many of us take on part time position in our services.&amp;nbsp; I am for one a Full Time Agent.&amp;nbsp; I make my living putting in the long hours to get the income I need to live here in Hawaii.&amp;nbsp; It is also a known fact the change we have seen in the market place.&amp;nbsp; I am having to put in more hours and find new ways to survive.&amp;nbsp; I am wondering how many part time agents we will loose with the change in market.&amp;nbsp; The Part Time Agents must be thinking of getting out of this field.&amp;nbsp; I do know that my costs to have my License has not gone down and costs are going up for marketing.&amp;nbsp; &lt;/p&gt;&lt;p&gt;The easy days are over for many of us and looking to make it or break it. The market has slowed down in many areas in the United States from reading many blogs and listening to news media hipe.&amp;nbsp; &lt;/p&gt;&lt;p&gt;This blog was posted due to reading another blog just yesterday when I had read about an Agent having to cut coupons from the Sunday paper.&amp;nbsp; This will open up many eyes over the next few months.&amp;nbsp; &lt;/p&gt;&lt;p&gt;I am wondering how many Part Time Agents will hang in there.&amp;nbsp; Myself, I am learning to paddle faster.&lt;/p&gt;</description>

      <title>I want to Buy!</title>
      <description>&lt;p&gt;I get a call from a past &lt;strong&gt;Client&lt;/strong&gt; who I had sent over information on various properties.&amp;nbsp;&amp;nbsp;&lt;strong&gt;Client&lt;/strong&gt; waited almost two month to call me and&amp;nbsp;&lt;strong&gt;Client&lt;/strong&gt; is now ready to buy in Hawaii or Arizona.&amp;nbsp; I had not figured out the two totally different areas yet?&amp;nbsp;&lt;strong&gt;Client&lt;/strong&gt; tells me that&amp;nbsp;&lt;strong&gt;Client&lt;/strong&gt; can buy a home in Arizona very cheap that their prices are dropping almost everyday.&amp;nbsp; I mentioned to&amp;nbsp;&lt;strong&gt;Client&lt;/strong&gt; these are two areas not very similar in respect to location.&amp;nbsp; Maui Hawaii offers vacation resort type of living and Arizona I can&amp;nbsp;not &amp;nbsp;comment on due to I do not live there.&amp;nbsp; &lt;/p&gt;&lt;p&gt;&lt;strong&gt;Client&lt;/strong&gt;&amp;nbsp;then tells me had owned a very nice unit in Maui Hawaii a very well known complex.&amp;nbsp;&amp;nbsp;&lt;strong&gt;Client&lt;/strong&gt; gives me the information and I start to research the property and everything checks out.&amp;nbsp; I then contact the current new owner asking if he might have interest to sell the unit back to the prior owner/&lt;strong&gt;Client&lt;/strong&gt;.&amp;nbsp; The new owner had it on the market about one year prior and expressed he would sell when he finishes with Arbitration from the past Listing Agreement he had with another company that is coming up in Jan. 2008.&amp;nbsp; Now--- I am starting to wonder.&amp;nbsp; I looked up the prior listing and find out it was on the market for $525,000 which with the respect to the sales comps and sales was a bit higher than normal.&amp;nbsp;It is a very good location with ocean views and nothing had Sold at this price yet.&amp;nbsp; &lt;/p&gt;&lt;p&gt;Now lets move on to the end result.&amp;nbsp; I call my &lt;strong&gt;Client&lt;/strong&gt; and inform&amp;nbsp;&lt;strong&gt;Client&amp;nbsp;&lt;/strong&gt;might be able to purchase the unit after the Arbitration is complete in Jan. 2008.&amp;nbsp; I then mention the price it was on the market for.&amp;nbsp; &lt;strong&gt;Client&lt;/strong&gt; repeats the price in shock and then proceeds to tell me &lt;strong&gt;Client&lt;/strong&gt; has $250,000 cash to offer.&amp;nbsp; Please Note: &lt;strong&gt;Client &lt;/strong&gt;bought unit in the beginning for $125,000 and sells for $250,000 and now a few years go by and &lt;strong&gt;Client&lt;/strong&gt; thinks he should be able to purchase it back for what&amp;nbsp;&lt;strong&gt;Client &lt;/strong&gt;sold it to new owner.&amp;nbsp; I can tell you that the comps from the past few month had been averaging $400,000 to $425,000 range.&amp;nbsp; I feel sorry for &lt;strong&gt;Client &lt;/strong&gt;that the information I had sent to &lt;strong&gt;Client&lt;/strong&gt; in the months prior to &lt;strong&gt;Client &lt;/strong&gt;call pretty much indicated what our market place had been doing.&amp;nbsp; &lt;/p&gt;&lt;p&gt;Here are two things to &lt;strong&gt;THINK ABOUT: I have a Buyer and Seller.&amp;nbsp; Client Buyer wants Client&amp;nbsp;prior property.&amp;nbsp; Seller will or possibly be able to sell after Arbitration.&amp;nbsp; &lt;/strong&gt;What would you do in this situation???&amp;nbsp; Be honest.&lt;/p&gt;</description>

      <title>RePly Real Estate</title>
      <description>I am posting again that I had a very BAD experience with this company.&amp;nbsp; I am in the process of turning them into the Better Business Bureau for robbing me for just short while.&amp;nbsp; I had mentioned in an earlier blog about this type of cruel activity going on.&amp;nbsp; It always seems to get the nice guy!&amp;nbsp; The so called leads are FAKE and it really disappointed me when I told them how unhappy I was.&amp;nbsp; They just wanted to give me more leads and keep my money.&amp;nbsp; I had talked to over fifteen people in this company and they still not have a clue.&amp;nbsp; I had watched others go right out of business and they will find out you can not treat good people like this.&amp;nbsp; Please take note this is a warning how they make you life a living h_ll. DO NOT BELIEVE THEM.</description>

      <title>Smoke-Smokers-Smoking</title>
      <description>&lt;p&gt;I am wondering how many homes you have visited and the owner is an avid smoker.&amp;nbsp; I know many people are against smoking in public and in restaurants and so on.&amp;nbsp; Do you think we should start asking the MLS boards to add this as a feature to the listings to save your non-smoking client from walking in and then right out?&amp;nbsp; &lt;/p&gt;&lt;p&gt;It is also a concern in a condominium project.&amp;nbsp; Lets just say the neighbor is smoking in their own unit and the smoke emits from the unit into a non-smoking unit.&amp;nbsp; What do you think or have any ideas of what would be fair??&amp;nbsp; I think this is going to be the next disclosure item in the future.&lt;/p&gt;</description>

      <title>Listing A Friends Property</title>
      <description>&lt;p&gt;I actually Sold one of my friends a home a few years back.&amp;nbsp; They had wanted me to list the home about two month ago and I encouraged them to try to keep making payments and rent the extra room they had in a separate part of the house with its own entry and full living quarters.&amp;nbsp; The main reason for the advise was to have them make it through the down cycle of Real Estate.&amp;nbsp; &lt;/p&gt;&lt;p&gt;I got the call again today!&amp;nbsp; They ask me what they really could get in dollar amount. I mentioned to them a price and then she continued to say she needed a higher amount by about $50,000.&amp;nbsp; Then she began to say she had a card in her door stating that this agent had a buyer for the home.&amp;nbsp; I only again asked her to rent another room for the extra income and keep the home.&amp;nbsp; I knew this agent from my experience in this area. He uses this type of approach to get the listings.&amp;nbsp; &lt;/p&gt;&lt;p&gt;It was hard to tell her to list with him then and when this real buyer does not surface what might she do?&amp;nbsp; My friend already has two rental incomes from this property with very little overhead.&amp;nbsp; She will never be able to replace this type of home again.&amp;nbsp; She owes very little on the original purchase price along with a small second mortgage.&amp;nbsp; My heart said to let it go and my business side thinks to have the listing!&amp;nbsp; My heart is bigger.&lt;/p&gt;</description>

      <description>I have read plenty of bloggs lately and wonder why AR has these page verifications and the funny names they come up with.&amp;nbsp; You answer the blog and go down to the bottom and I have many times looked at the word and type it so wrong.&amp;nbsp; mangosten, palopalo, frutberry, calao-calao,&amp;nbsp;I am close.&amp;nbsp; I like when typing to hit each key and go on.&amp;nbsp; They really tax the brain by misspeeling some words.&amp;nbsp; I then do it in my blog???&amp;nbsp; I guess when I get to the fify thouand poins it wil not mater.</description>

      <title>Whale Watching to Begin</title>
      <description>I am getting very excited about the humpback whales coming to our waters.&amp;nbsp; The season is approaching when they come down from Alaska and approx. 1600 of them show up.&amp;nbsp; I always tease my clients while showing them property during a showing if we can see the ocean.&amp;nbsp; I act like I am pushing a button on a remote while one just by chance jumps out of the water.&amp;nbsp; They always ask me &amp;quot;How did you do that?&amp;quot;&amp;nbsp; It is one of the best values we have to offer here in Maui.&amp;nbsp; I also do scuba diving and you can only imagine.</description>
