buying and selling: Housing Price Fall Again, Great Time to Buy and Sell in Grand Rapids Real Estate! - 01/31/12 05:52 PM
Is it any wonder people are worried about the economy.  The only thing happening is bonus money being handed out instead of securing the housing market.  Home values are still dropping in many parts of the country.  Michigan is included in the dropping home values.
Bloomberg along with other reported today the housing index fell again in the top 20 markets.  Nobody had to tell homeowners their homes are not worth what they were 3 years ago.  The slide in home values started in 2008 we are just entering 2012 and many homeowners are wondering when this will end.

buying and selling: Renting versus Owning, which is Best? - 12/31/10 01:36 PM
The Rent versus Owning is a question that has no simple answer.
It is based on the individual and/or family situation financially and personally.
Now that answer coming from a real estate broker you may find as an odd answer, but it is the truth.  If you are paying rent and are starting out as a first time buyer owning may be the right thing for you.  The reason?  Simple interest rates are very low.  In may cases you can make a monthly payment on a home for less than you area paying rent.
If you are a family renting an apartment, home or … (2 comments)

buying and selling: Housing Sales Down 27%? - 08/29/10 10:26 AM
27% and Counting
Many articles have already been written on the drop in the national housing market sales of a whopping 27%.  What's behind the numbers?
The economy, the economy, the economy!  That is part of the issue for sure but not all.  Take the changes in lending.  Look at the appraisal process.  The economic outlook for jobs has consumers fearful.  Yet we as a country we are saving at the largest rate in decades.  This also alarms economists.  This means the money that normally goes back into the economy is going into savings account for 1% or less (current bank … (11 comments)

I had a couple come through an open house.  The loved the layout and space, it is exactly what they have been looking for in a home.
I was taken back...this never happens where you have an open house and the first people though the door says...I'll take it.  That always gives me a little nagging feeling like tell me more.
I outlined the buying process and asked if they had their lender pre-approval letter.  They look at each other and said," no, we want a land contract we'll buy it in two years!"
That option wasn't on the listing or written … (6 comments)

buying and selling: Have you heard the News? 93% working and only 1.77% foreclosure rate - 08/15/07 07:32 PM
Have you really heard the news?  We hear all the figures on how bad things and how the market is really in a slump, and look at all the forclosures.
Here are some facts for you.  93% of the workforce is working so that means 7% isn't and the math is easy.  It also means that some of the 7% don't want to work and probably some of the 93% don't want to work too!
Michigan has been ranked #5 in the nation for foreclosures but the number of loans failing is 1.77%.  Now that means that over 98% of people are paying … (14 comments)
