Summer has certainly arrived if the current temperatures are any indication.  Mortgage rates are still in a state of flux and the both buyers and sellers are watching closely since both are certainly affected by any changes to the prime rate.  Unfortunately, temperatures aren't the only thing rising as foreclosures are also up as we see the fall-out as the real low teaser rates increase.  These rates allowed borderline buyers to qualify, but now as these adjustable rates are rising, these same buyers are no longer able to make their monthly payments.  Although legislaters are considering stepping in to help, we need to consider that some real estate professionals may have also contributed by looking at their own needs to close an escrow rather than focusing on the client's needs and helping to educate them as to the risks involved with some of these loans before ever getting into contract.  Our business can be very successful in the long run due to repeat clients and referrals.  However, you only have repeat clients and referrals if the client remembers you as a professional who really helped them achieve their American Dream and not a nightmare.  Not only is location important in real estate, but so is timing and if the buyer really has to stretch too far to get into the house, then there may not be any buffer for unexpected financial issues and then the house is lost as well as the client.
 
Now that Spring is finally here (and summer's just around the corner), more families are beginning to consider making a move.  Mortgage rates are still in a state of flux but are tending to steadily increase in the long run due to concerns about inflation.  The high-appreciation period that we experienced over the last few years has ended and we're now looking at a more normal 2 - 3% per year.  There are still some overpriced homes on the market, but if the sellers are serious about making a move, they'll need to finally realize the boom market is over and they need to adjust their price accordingly.  Housing inventories are still very high meaning there are quite a few homes on the market from which to choose.  This makes it easier on buyers because they can make a decision based on comparison and they're not rushed into that decision by the mutlitple offers we were seeing over the last couple years.  Remember that the value of a home is decided by the market as the price an educated buyer is willing to pay and an educated seller is willing to accept when neither is forced into a decision.
 
The market is trending up from its low last fall, and that is important in restoring confidence to buyers who've been waiting to look for their next home. Favorable terms still exist so that getting into the market now makes sense. Inventory supply is currently a 6.6-months as compared to 7.4 months in October 2006. Existing-home sales eased a bit while prices stabilized as inventories tightened in December making 2006 the third-highest sales year on record.

Home sales remain historically high, despite all of the doom-and-gloom stories and dire predictions over the last year.

We're also begining to see a tightening of the home inventory which will continue to support prices. Although there is still a 6-month inventory of homes available, we're beginning to see more sold than are being added to the market.  We also expect to see an increase in buyer demand as we approach spring.

 
It looks like the existing home sales have bottomed out during the fourth quarter of 2006 so we expect to see a graduale rise through 2007 and into 2008, while new-home sales should turn around by this summer.  Of course this means that a steady improvement in sales will support price appreciation moving forward. We saw existing-home sales continue to recover last month following a rise in October, with the level of sales activity suggesting a turn in the market. As the housing market recovers from its recent correction, existing-home sales should be rising gradually during 2007. We expect greater support for prices over time as inventory levels are eventually drawn down.
 

Cameron Park is a relatively new community in a county where gold was discovered in 1848 to set the stage for the California Gold Rush.
