video tours: real estate video tours update - 11/23/07 07:45 PM
For the past few weeks I have been a guest speaker at various sales office meetings and Real Estate Expos spreading the word about real estate video tours. Using this latest marketing tool has helped my business tremendously. I am helping other realtors to stop using the 360 tours and embrace video tours. I am not talking about photo tours that zoom in and out. This is real video of homes offering no distortion of images. This is the way video was meant to be watched. Check out www.DiamondHomeVideos.com to see what I mean. These professional videographers make the home look … (0 comments)

video tours: article about Real Estate Video Tours in Long Island Business News - 11/06/07 06:16 AM
There is an article about me and how i am using video tours to make mini movies of homes. There is such a difference when you use professional videographers as opposed to amateurs to create your video tours. Read the article below and go to www.Diamondhomevideos.com to see some of the video tours.

video tours: another video tour testimonial - 10/30/07 03:01 PM
an agent in my office told me that a buyer's 5 year old son recognized her from the video tour and thought she was a celebrity. There is something very significant about that. One, the buyers and their son obviously watched the video tour. Two, the video tour helped make their decision to see the home. The agent said these buyers look like they will make an offer.

video tours: new real estate video tour in Little Neck - 10/21/07 10:01 PM
Below is an example of a new real estate video tour in Little Neck, Long Island. This is not my listing, but it shows that you don't need to have a mansion or million dollar home to have a professional real estate video tour produced.
I think the Little Neck video tour below is an exclusive listing and it's missing some information still, but it is pretty cool that a buyer can now view a video instead of the dizzying 360 tours.

video tours: Video Tours discussed at Long Island MLS Tech Fair - 10/21/07 08:01 AM
This past Tuesday I was part of a three person panel that presented information to an audience of about 100 Real Estate agents on the topic of Real Estate Video Tours. I spoke on behalf of Diamond Home Videos, a Long Island based provider of video tours for homes listed on MLS. All these video tours appear on MLS sites and other real estate websites.
The panel included myself, another video tour provider, and Phil from Wellcomemat. We each had about 15 minutes to speak at the podium and then we took questions and answers from the audience.
I shared stories of how … (3 comments)

video tours: a video tour testimonial for 10/19/07 - 10/19/07 08:36 AM
Just received another e-mail from a Prudential Douglas Elliman agent. SHe got great results from her first video tour that she is doing another for a new listing she just picked up yesterday. The sellers were very impressed that she did a video tour. Much better than the slide shows or other lame 360 tours.

video tours: advice for shooting first video tour - 10/18/07 10:36 PM
From a Realtor's perspective the video tour can serve many purposes.
1. You can use it as a listing tool to secure that new listing from the 100 other agents who want that same home
2. Help you earn a higher commission. Very few sellers will argue paying a higher commission when you are providing a high quality "movie" video tour of their lovely home.
3. Retain more buyers!!  A great video tour will keep the buyers coming back to see it over and over.
4. Keep the sellers very happy. Sellers will love you for offering this product!!!
When you do a video tour, here … (2 comments)

video tours: slide shows are not video tours - 10/18/07 09:57 PM
My office made the decision to offer for free to it's agents a virtual tour that consists of photos that zoom in and out and pan from side to side. If that's not a step backwards, I don't know what is. In addition these tours are created by the Realtors themselves. They can upload the photos regardless of the quality of the pictures. Here's the kicker, the service is a flat fee of only $125 per year for unlimited tours uploaded.
However, we need to realize that not all homes are worthy of a video tour either. It is best for agents … (5 comments)

video tours: video tour testimonial - 10/11/07 10:51 PM
Another Realtor in my office credits her video tour with helping her sell the home in less than three weeks! The buyers acknowledged that it was the video tour that helped them to make the decision to look at the home and ultimately purchase it. The video tour was created by www.DiamondHomeVideos.com. It was amzing. The best part is the house was a very modest cape. This shows that video tours can be done for any style home. Every Realtor should be doing Real Estate Video Tours. … (4 comments)

video tours: Another Video Tour testimonial - 10/09/07 08:13 PM
I started doing video tours with a company called Diamond Home Videos. Their website is at http://www.diamondhomevideos.com/ . I was very happy with the video tours that I will never go back to the spinning tours. If you're going to do video tours you really need a professional team of people.
I also have my video tours on Realtor.com my broker's site and my own website http://www.hectorshomes.com/.
Today I was stopped by one of my neighbors who was very impressed with my video tours. Like I said, if you go cheap, you will look cheap to your buyers and sellers. When it comes … (2 comments)

video tours: Video tours are a must - 10/05/07 01:03 PM
My name is Hector Gavilla and I am a Realtor. For the past few months I have been doing video tours with a company called Diamond Home Videos. The website is www.DiamondHomeVideos.com . This is so much better than the 360 tours that leave you spinning like a top.
It has only been within the past two years that online video became a reality for the Real Estate Industry. This technology is so new that it make sit easier to get new listings, buyers, and retain existing listings. Be sure to hire a professional videographer. Never do them yourself!

video tours: Homes for sale in Long Island - 10/05/07 12:47 PM
My name is Hector Gavilla and I have several Long Island Homes for sale. Please visit my website at www.hectorsHomes.com where you can view my real estate video tours.
The Real Estate market in Long Island is all over the place. There are some areas that are retaining their values while other areas are experiencing major price reductions. Generally speaking the homes closer to New York City have not experienced too many price reductions. However, homes are taking longer to sell. In Manhattan there has been no change. The market in New York City continues to stay strong.

video tours: Do Real Estate Video Tours really work? - 10/04/07 12:07 PM
My name is Hector Gavilla. I am a very successful Realtor working in Melville and Dix Hills, NY. I was never satisfied with the lame 360 degree tours.
We started shooting video tours about 3 months ago. I am not talking about photos that zoom in and out. These are real videos of the properties I have listed. It is absolutely amazing how much better a video tour is.
We assembled a professional team of programmers, web designers, and videographers. The videos appear as a link from MLS sites. The videographers from www.DiamondHomeVideos.com are professionals.
They allow me to give my own personal narration … (2 comments)

video tours: Video Tours do work - 10/04/07 08:23 AM
A few months ago I started doing online Real Estate Video Tours for my listings with amazing results. I am using a company called Diamond Home Videos. The videos appear on my local MLS website and my Realtor's website. For a small fee of $25 the video tours also appear on Realtor.com.
This is so much better than the spinning photos. It is a movie of the home. The website for the company I used is www.diamondhomevideos.com . It is very important that you use a professional videographer. Look at some samples of his work, etc. before you hire one. I learned … (0 comments)
