Below is an example of a new real estate video tour in Little Neck, Long Island. This is not my listing, but it shows that you don't need to have a mansion or million dollar home to have a professional real estate video tour produced.
I think the Little Neck video tour below is an exclusive listing and it's missing some information still, but it is pretty cool that a buyer can now view a video instead of the dizzying 360 tours.

Just received another e-mail from a Prudential Douglas Elliman agent. SHe got great results from her first video tour that she is doing another for a new listing she just picked up yesterday. The sellers were very impressed that she did a video tour. Much better than the slide shows or other lame 360 tours.

From a Realtor's perspective the video tour can serve many purposes.
1. You can use it as a listing tool to secure that new listing from the 100 other agents who want that same home
2. Help you earn a higher commission. Very few sellers will argue paying a higher commission when you are providing a high quality "movie" video tour of their lovely home.
3. Retain more buyers!!  A great video tour will keep the buyers coming back to see it over and over.
4. Keep the sellers very happy. Sellers will love you for offering this product!!!

My office made the decision to offer for free to it's agents a virtual tour that consists of photos that zoom in and out and pan from side to side. If that's not a step backwards, I don't know what is. In addition these tours are created by the Realtors themselves. They can upload the photos regardless of the quality of the pictures. Here's the kicker, the service is a flat fee of only $125 per year for unlimited tours uploaded.

I started doing video tours with a company called Diamond Home Videos. Their website is at http://www.diamondhomevideos.com/ . I was very happy with the video tours that I will never go back to the spinning tours. If you're going to do video tours you really need a professional team of people.

The Real Estate market in Long Island is all over the place. There are some areas that are retaining their values while other areas are experiencing major price reductions. Generally speaking the homes closer to New York City have not experienced too many price reductions. However, homes are taking longer to sell. In Manhattan there has been no change. We started shooting video tours about 3 months ago. I am not talking about photos that zoom in and out. These are real videos of the properties I have listed. It is absolutely amazing how much better a video tour is.
