Cottonland Cluster Dog Shows come to Monroe

The 2012 Cottonland Cluster of Dog Shows will begin next week at the Monroe Civic Center, bringing more than a hundred breeds of dogs and $2 million to the local economy.

The event celebrates its 40th year of shows at the Monroe Civic Center with four all -breed shows and 23 specialty shows.

The shows will be held Aug. 31 through Sept. 2 at the Monroe Civic Center arena.

On Saturday Sept. 1, the Bayou Kennel Club will host the AKC Responsible Dog Ownership Booth, as well as the 12th Annual Southern Handlers Charity League charity fun match.

The AKC RDO and Educational Booth will be open Saturday and Sunday.

Shows will be from 9 a.m. to 4 p.m. daily.

Admission is $5 for adults and $2 for children.

Proceeds from the spectator gate will be donated to the Ouachita Parish Sheriff’s Canine Unit.

Getting Ready for the Home Inspection

Good tips from Inspector Paul Duffard of Lewiston, ID.

Oh, Paul is so right! During a recent inspection of my listing, the inspector called 2 outdoor light fixtures because he could not find the switch that turned on one of them and the other's bulb was out. Certainly no need for an electrician, but it was a hassle with paperwork!

Congratulations! You have an offer on your home and the inspection date and time have been set. Now, let’s try to make this work as easily as possible for everyone and have an inspection process that helps you get to a successful closing.

First, let’s take care of some basic maintenance issues that might distract from the inspection:

·         Have you changed the furnace filter recently? A dirty filter will be mentioned in the report and causes the buyer to question other issues like the ductwork and cleanliness.

·         Are all the light bulbs working? Test your interior and exterior lights. If some switches are don’t make sense after a remodel in 1962, leave a note for the inspector explaining what switches turn on which item.

·         Do you have new batteries in the smoke alarms? Many inspectors will test these using the button. If the batteries are weak, the alarms will start to chirp alerting the buyer to look for other items that haven’t been serviced lately. You should have a smoke detector in each bedroom and one per floor.

·         Do you have a carbon monoxide detector? One per floor is recommended.

·         Are the windows and doors working smoothly? Sticky doors and windows will get noted in the report so doing a little light maintenance may go a long way.

Provide keys, or unlock sheds and all outside buildings.

If you haven’t cleaned the gutters recently, consider doing this before the inspection.

Trim the shrubs and trees around the home. This serves two purposes. First, well formed shrubs and trees enhance the curb appeal of the home. Second, the inspector can get to the areas on the exterior walls to report accurately what is there instead of making comments about potential pest intrusion and water damage.

Cleaning is tough. You’ve been doing it while you’ve been showing the house and –success! – you have an offer. Please maintain your momentum and keep cleaning. Buyers react negatively when they house was spotless for the showing but messy for the inspection. It also makes it tough for the inspector by obscuring outlets, floors counter tops, etc. while slowing down the inspection.

Home inspectors are also not required or advised to move personal items that are blocking access to areas that need to be inspected. This may result in an incomplete inspection, call backs, additional fees and a frustrated buyer. It is to your best advantage to provide easy access to the following areas:

·         Main electrical panel.

·         Electrical sub panels.

·         Attic access door. This may be in a closet, hallway or garage.

·         Under room crawlspace access doors, including stored items in the space.

·         Water mains.

·         Hot water heater and surrounding area.

·         Furnace and surrounding area.

Last but not least…I love animalsand, for the most part, they love me back. But having strangers intrude into their home can be very stressful for your pet. Try to find a safe location for them. Cats are usually self-sufficient but dogs need some security. Sometimes this may mean taking them to a friend or relative. If you have no alternative but to leave them at home, consider providing them with a comfortable kennel and some water rather than locking them in a room or the garage. Many inspectors will not enter a space with an unfamiliar dog no matter how friendly it seems.

CenturyLink ready to grow--AGAIN!

CenturyLink ready to grow

CenturyLink, one of Louisiana's brightest beacons of commerce, is about to grow even bigger at the company's Monroe headquarters on U.S. 165 North.

The company announced Tuesday it will break ground on a 225,000-square-foot headquarters expansion in early 2013. The company's current headquarters is 365,000 square feet.

CenturyLink's building project was one of the commitments the company made last summer when it announced the company will create 800 local jobs by 2016.

The expansion is expected to include technology research facilities as well as additional office and meeting space.

"This expansion project will be a catalyst for advancing our strategic growth initiatives and will promote the research of new technologies," CenturyLink Chief Executive and President Glen Post said. "We are pleased to bring high-quality jobs to Monroe and believe our new facility will be a focal point for our technology-driven company, helping to inspire innovation, idea generation and problem solving that will benefit our customers and employees."

CenturyLink spent $26 million during its last headquarters expansion, which was 200,000 square feet, completed in 2000. The company's current headquarters is 365,000 square feet.

"CenturyLink's headquarters is a great symbol of prosperity and progress in which our city and the entire state takes great pride," Monroe Mayor Jamie Mayo said.

CenturyLink, the largest company headquartered in Louisiana, currently employs 1,800 workers in Monroe, including about 1,000 at the existing headquarters.

As part of its incentive deal with the state, CenturyLink committed to keep its headquarters in Monroe through at least 2020.

"There's not a city in the country that wouldn't covet a Fortune 150 company," said Bob Eisenstadt, director of the University of Louisiana at Monroe's Center for Business and Economic Research.

"The construction will inject a tangible boost to region's economy, but the real impact comes from the 800 new permanent jobs. I've said it before, but it's a home run for our community."

Graphic Packaging Announces Completion Of West Monroe Expansion

Company invested $8.6 million, created 47 new jobs and retained 456 jobs

WEST MONROE, La. — Today, Gov. Bobby Jindal and David Scheible, the CEO of Graphic Packaging International Inc., announced the company has completed an $8.6 million expansion of its consumer carton facility in West Monroe. The project created 47 new direct jobs, retained 456 jobs associated with the company's beverage and consumer carton facilities in West Monroe, and will result in 117 indirect jobs, LED estimates. The new direct jobs have been filled and pay an average of $45,000, plus benefits.

Altogether, Graphic Packaging employs 1,460 people at four Louisiana facilities, including an 833-employee paperboard mill and two other sites in West Monroe, and one site in Arcadia. The latest expansion enabled the company to quadruple container production at the consumer carton plant and introduce innovative packaging for Kraft Foods Inc.'s Capri Sun beverages that will save 16 tons of paper annually, reduce carbon dioxide emissions by 32 percent and reduce energy usage by nearly 38 percent – enough energy to power 6,600 homes a year.

Gov. Jindal said, "Today's announcement is not only great news for West Monroe, but for all of North Louisiana, as Graphic Packaging's investment helps secure more than 1,400 jobs at the company's facilities. We've been working with the company since 2008, and they ultimately decided to expand here because of our state's strong business climate and because of the incredible workforce located here in West Monroe and across North Louisiana."

LED and Atlanta-based Graphic Packaging began discussions in 2008 about a potential expansion of its Louisiana operations. The company completed the carton printing press investment and related upgrades in the second quarter of 2012.

"We are proud of the partnership we have established with the great state of Louisiana and with LED," Scheible said. "This investment has allowed for job growth and a positive impact to the state economy."

To secure the project, Louisiana offered Graphic Packaging the state's Modernization Tax Credit, a 5 percent credit paid over five years and valued at $430,000 for the project. The company also received customized workforce solutions from LED FastStart™ and is expected to utilize the state's Industrial Tax Exemption program.

Yes, I've blogged it before and I'm blogging it again: if you have lungs, you CAN get lung cancer! And, yes, lung cancer IS a women’s issue and the stigma surrounding it is costing lives every day.

Donna Summer’s recent death is a perfect example of the smoke screen surrounding lung cancer. Her publicist didn’t even want the public to know what kind of cancer she had! Why? Would the response have been the same for breast cancer? Colon cancer?

Lung cancer is the #1 cancer killer of men and women -- especially women. It kills 80% more women than breast cancer. In fact, it kills more women than breast cancer, colon cancer, ovarian cancer, and uterine cancer combined.

But you don't smoke so why should you care? Because ANYONE can get lung cancer. Two thirds of people battling lung cancer today have never smoked a day in their lives or quit decades before getting cancer. It doesn’t matter if you are 9, 19, 49, or 99 years old, you can get lung cancer.

Over the past 30 years, the smoking rate in this country has dropped by 50% but the rate of lung cancer in women has not dropped one single percent! How can that be? There are different forms of lung cancer and not all of them are closely connected to smoking. The most common of these is called adenocarcinoma and it has been on the rise for decades – especially in women. Many medical professionals now consider it epidemic in women because non-smoking women are far more likely to get lung cancer than non-smoking men. (1 in 5 women have never smoked compared to 1 in 17 men.)

Want to know what’s really scary? Lung cancer is responsible for 30% of deaths by cancer yet it receives LESS THAN 5% of federal funding for cancer research. Perhaps this is why, in the last 30 years, the lung cancer survival rate has gone from a mere 14% to only 16%. During the same time frame, breast cancer survival rates have gone from 16% to 89%! Why? Because women – and men – spoke up about it and insisted that something be done.

It is time to remove the smoke screen surrounding lung cancer and throw away the stigma. Is smoking the leading cause of lung cancer? Yes, absolutely. Is it the only cause? Absolutely not! Even so, we all have bad habits. Should our bad habits be an automatic death sentence?

Would you like to help change the course of this disease? Good. Stalled in congress is a BI-PARTISAN bill (do you believe it?) called the Lung Cancer Mortality Reduction Act. Please urge your congressmen and senators to support this bill. To find out whether or not they have signed on, go to the Lung Cancer Alliance website. And please, the next time someone tells you they have lung cancer, don’t let the first question out of your mouth be, “Do you smoke?” Instead ask, “How can I help?”

How to Save a Choking Pet

One of the saddest things that can happen to you is losing a pet especially when you feel helpless because you don’t know what to do to save it.

When a friend lost her dog because he was choking on a toy and she had no idea what to do; I thought about what we do for people. The Heimlich Maneuver works with people- Why wouldn’t it work with pets?

In researching the idea, I found lots of information and videos on how to do a Heimlich on dogs and even on cats. There are several things to be cautious with when performing it on your pet.

Before you start administering the Heimlich, make sure you’re dog is actually choking and not just having difficulty breathing; remove collars, harnesses or
any object around the pet’s neck.

Do not place your hand down your pet's throat and pull any object you
feel. Dogs have small bones that support the base of their tongues.

Do not attempt to remove an object unless you know what it is. If the object is still there:

Grasp your dog around the waist and place your fists beneath his last ribs.

With your hands in position, deliver three firm abdominal compressions and release them quickly.

Check your dog's mouth again for any foreign body that may have been
dislodged. If found, remove it. If your dog is still choking, you may repeat this process up to three times.

If this doesn’t work and you’re unable to remove the obstruction with the above, take your pet to the nearest veterinary emergency room.

If you're able to successfully remove the obstruction, re-assess your dog's breathing. If your dog is not moving air, perform mouth to mouth resuscitation on your dog. Make sure you see the veterinarian as quickly as possible to assess any damage to the throat or esophagus

Be cautious with the Heimlich Maneuver; there is the potential for broken ribs when performing it.

There is a lot of information out there about Heimlich for animals. Perhaps it would be best to ask your own vet to show you how to do it next time your pet is in for a check-up: before anything happens.

The Ouachita Parish Schools' and West Monroe-West Ouachita Chamber of Commerce' Adopt-A-School Program honored the district's top teachers and support employees Tuesday night during the annual Adopt-A-School Employees of Distinction Banquet in West Monroe. Missy Williams of Highland Elementary was named the Elementary Teacher of the Year, Amy Weems of Ouachita Junior High was named Middle School Teacher of the Year and Susan Roberts of West Monroe High School was named the High School Teacher of the Year.

Williams, a fourth-grade English language arts and social studies teacher, has been teaching for 21 years.

Weems has taught family and consumer science in Ouachita Parish for six years.

Roberts has taught high school English in the district for 27 years.

Spring flowers in the Monroe area.

TULIPS at KIROLI PARK

It's been a little gloomy for the past couple of days, but the spring flowers don't seem to mind! I guess the 80+degree temps are encouraging them to start showing up.

These lovely tulips are at Kiroli Park in West Monroe. The azaleas are just starting to open, too, so the park and other parts of Monroe and West Monroe will be really beautiful for the next few weeks.

I have a spectacular dogwood tree in my backyard which should be in full bloom in 7-10 days. The buds are so fat that I know they are almost ready to open. I'll post pictures when the day finally arrives. I can't wait!

Spring is here!

Daffodils a little closer to Monroe & West Monroe.

A field of daffodils owned by Thera Adams will be open to the public 9 a.m. to 5 p.m. Friday through Sunday. The field is about 20 miles south of Monroe on Louisiana 34, about 10 miles from Jimmy Davis Park.

Adams invites people to visit the field and take photos, picnic and enjoy the scenery.

The field was started by her late husband, Henry Adams. About 12 years ago she opened it in his memory.

She said there are thousands of bulbs and about 200 varieties. Adams said the bulbs take care of themselves, she does a bit of dividing and planting and lets nature take its course.

The property was homesteaded by her husband's grandparents in 1900. Adams said he planted the field so his father could enjoy looking at it from the front porch of the family home.

Coming from Monroe, the field will be on the left, with a white house across the street. For those using a GPS, the house number is 680 N. Louisiana 34.

It's time for Daffodils in Louisiana!

The annual Jonquil Jubilee Historic Home & Garden Tour will be held in Gibsland, LA, on March 3, 2012. This year, the tour will include a visit to Sally's Field, a display featuring over 6000 daffodils, Lorris and Elaine’s Garden, a L&NW Vintage Train Engine, and many many more attractions.

The festival begins at 8:00 am with a Pancake Breakfast sponsored by the Gibsland Lions Club. Vendors will be gathered at the Pavilion and Gazebo area and always have many hand crafted items for sale. Items for sale include iron works, original art, and a large assortment of plants and garden accessories.

2012 gets down to BUSINESS

Ouachita Parish has been bleeding jobs for almost a decade, but at least two economists believe the regional hub of northeastern Louisiana could enjoy net job growth in 2012, thanks to ongoing expansions at CenturyLink and JPMorgan Chase & Co.

"There has been a slow, steady decline in employment in Ouachita Parish for nine consecutive years, but I expect that to abate in 2012," said Bob Eisenstadt, director of the University of Louisiana at Monroe's Center for Business and Economic Research. "I believe we've bottomed out and will see a modest turnaround."

LSU economists Loren Scott and James Richardson forecast a growth rate of 0.5 percent for Ouachita in 2012 after a lost decade that saw the exit of two Top 10 employers in State Farm and Guide Corp.

Unfortunately, job losses and population declines in rural northeastern Louisiana are expected to continue, although there are bright spots like ConAgra's Lamb Weston sweet potato processing plant near Delhi.

Louisiana Economic Development Secretary Stephen Moret believes those recent expansion projects have set the foundation for more growth in Ouachita and the region.

"Generally, I see more opportunity for manufacturing in northeastern Louisiana because of the available land and the credibility that's been established with success stories like CenturyLink, Conagra and others," he said.

"Overall, it's a brighter outlook that we've seen in quite a few years," Eisenstadt said. "The Ouachita Parish economy is strengthening."

CenturyLink

CenturyLink's explosive growth since 2009 elevated it from Monroe's signature company to Louisiana's top corporate star.

With as much as $20 billion in annual revenue, CenturyLink is the largest company headquartered in the state.

The company, with its headquarters on U.S. 165 North, offers northeastern Louisiana's most lucrative job growth in 2012 and beyond.

CenturyLink announced last summer it will add 800 jobs here during the next five years with an average salary of $65,000 plus benefits and invest $30 million in a capital expansion to make room for the new workers. That's in addition to the completion of a 350-job expansion announced in 2009.

Gov. Bobby Jindal said the Monroe company "will truly transform the economy here for generations to come."

And when CenturyLink adds 800 employees to its Monroe headquarters, it could lead to 1,250 spinoff jobs that are likely to be just as lucrative in pay as those of Monroe's Fortune 100 company.

Once all of the new jobs are in place, the company will employ 2,500 workers at its headquarters with a $155 million local annual payroll.

"I think we have a great future here in Monroe," CenturyLink chief executive Glen Post said when the company announced its expansion plans.

Zillow is a fun way to "spy on your neighbors" as far as pricing, but be sure to read the Zillow disclaimer about Zestimates - it's often 20% off in either direction!

So began the email from a client who is somewhat interested in purchasing a home in Redwood City, CA, one that is currently listed around $929,950.

The Zillow discussion then ensued. Zillow is a fun site, but buyers, sellers, neighbors -- please remember that even Zillow doesn't claim their "Zestimates" are hard and fast values. There are too many variables that square footage in the area can't address.

Have there been updates? Remodeling? Or is it in close to original condition?
What is the outlook of the property? Beautiful view or an ugly shack across the way?
Do multitudes of utility wires crisscross the property?
Does this property fall in the same school zone, as other nearby homes? If not, are the schools comparable?
And what about auditory matters?

And then, I showed him the following Zestimate of a property I listed last February. Zillow thought the house worth about $956,000. The sales price?

$1,207,000! That one was off about 21%

Bottom line: have fun with Zillow, but allow your REALTOR® to prepare for you and explain a comparable market analysis.

"On September 8, the Senate Banking Committee unanimously approved the "Flood Insurance Reform and Modernization Act," sending it to the full Senate for consideration. This is the Committee's response to the NFIP reform bill H.R. 1309 passed by the House earlier this year. Similar to the House bill, this one would also provide for a 5-year extension as well as premium-rate and flood-mapping reforms that ensure the continuation of the program long term. The National Association of REALTORS has sent a letter to committee leadership urging 5-year reauthorization of the NFIP before Sept. 30, 2011, when the program's authority to issue flood insurance expires. "

Half the country is either under water now, or has been within the past year. Why, oh why, does the Congress fiddle-fart around with flood insurance? This program should NEVER be allowed to expire. People who are buying a house should not have to worry about being able to get coverage before their closing. Gr-r-r-r.

School is back in session!

School started here on Monday.

I'm too old to have a student at the elementary school only a block away, but I consider myself to be very lucky living so close to this wonderful school. Why? Every morning I hear the principal's voice on the loudspeaker say, "Good morning, boys and girls! Please stand for the Pledge of Allegiance."

It's a wonderful way to start the day--for the students and for me!

Wet 'n Wild at the zoo--FUN!

It's the fourth annual Wet 'n Wild Day Saturday at the Louisiana Purchase Gardens and Zoo and kids of all ages are invited and bring their parents for a day of fun.

"It's an event day at the zoo," said zoo director Joe Clawson. "We'll have water slides and slip and slides and two concerts by Trout Fishing in America. They do a kids' show and it's very popular."

Plus, with the $7 admission you can take a break from the water fun and check out the animals at the zoo.

"We charge a little bit extra and that includes admission to the zoo. And every penny we raise in admission that day goes to improvements at the zoo," Clawson added.

Since the weather is predicted to be scorching, kids and adults should slather on the sunscreen and be ready to get hot and wet.

"Be sure to wear something you can get wet in, and be sure to wear shoes," said Clawson. "The main thing is to know you are going to get wet. We don't really have places to change (clothes)."

The concert by Trout Fishing in America will be in the covered pavilion at the zoo, which Clawson said is surprisingly cool.

"We have some giant fans and they keep it comfortably cool," he said.

Clawson said there's a cool new site at the zoo, it's Penelope the Hippo's new house.

"It shows her off. You can see a lot more of her," Clawson said.

To make the day complete, the zoo will be offering special box lunches for $5 that includes a hot dog, chips, drink and a popsicle.

So if you are looking for a way to beat the heat, have some fun and help out a good cause on Saturday, Wet and Wild is the place to be.

Single Women a Rising Force in the Housing Market

Single women now make up 20% of all buyers while single men account for only 12%.

The Joint Center for Housing Studies says the three main reasons single women are purchasing homes are:

▪ They have a strong desire to nest (the top-ranked reason).
▪ They want to relocate closer to a job or family.
▪ They need more space.

In capturing this growing segment of female buyers, builders are reflecting more female tastes in the design of homes. For example, in new houses, builders are adding security features, gourmet kitchens, and maintenance-free yards to appeal more to the single woman buyer.

Housing experts say that single women are purchasing homes at various stages in their lives - some are new college grads and plan to one day get married while others may be divorced or just want to set up roots in their own place.

Monroe Housing Market Continues to Appreciate

As reported in the News-Star this week, home prices in the Monroe Metropolitan Statistical Area grew about 3 percent in 2010. According to the Federal Housing Finance Agency, this was the second best average change in the nation.

Other housing market research sites like Local Market Monitor and Housing Predictor listed Monroe as one of the Top 10 markets in the U.S. In fact, Housing Predictor had this to say about the Monroe market:

"As national trends disintegrated into rising foreclosures and a more troubled economy, in the northern reaches of Louisiana, Monroe has held its own as a huge exception in America's real estate crash. One of the most stable economies in the U.S. is aided by growing employment, consistent home sales and the likelihood of more new home building in the region in 2011 should assist Monroe to remain on track through the New Year.
