If you are not familiar with the University of Phoenix stadium, home to the Arizona Cardinals, one fact you might find interesting, the field is on rollers. The stadium has a domed roof, which does open, but not enough to give the grass the sun needed to keep it growing, green and healthy. So, the entire field is on rollers and … (1 comments)

glendale arizona: Who Does the Graphic Say??? - 09/14/07 10:08 AM
We all get to the bottom of the post and there it is, "What does the graphic say?" Sometimes a real word comes up and sometimes it looks like jibberish. I chuckle at some of the graphics that we must write down for the post to go through. As a real word came up the recently I couldn't help but think, is there someone in there who thinks these things up? What kind of job would that be to have to come up with the millions of graphics for all of the posts? How creative would I have to be?
Now before … (3 comments)

glendale arizona: It's Not Personal - 09/06/07 11:51 AM
If you get a listing and it is a buyers market I believe it is critical that the lister help the seller "stage" their home. As we know staging is the process of evaluating the inside AND outside of the home with a very critical eye and the "preparing" it  to show prospective buyers.
I know there are people who specialize in this area and many qualified ones are right here on ActiveRain. However, if the sellers budget doesn't allow for a specialist, as a professional Realtors, we should be able to help give some common sense direction. It has been my experience that the … (4 comments)

glendale arizona: It's a Mystery - 09/01/07 08:27 AM
This is my rant for the week, no wait, maybe for the day. Why is it when a Realtor obtains a listing that they fail to get complete information to put on the MLS? I pull up a listing in a desired area and there is an HOA mentioned but no fee, no room sizes, no school information and barely a correct address one picture. There is barely enough showing information. Why the mystery? Is this to entice me to look further? I think not. There is such a large inventory in the Valley of the Sun of homes why should … (16 comments)

glendale arizona: Not Only Home Owners - 08/28/07 08:47 PM
I can see that not only home owners in HOA's have apathy, but most real estate agents as well. It is so much easier to take an easy path of least resistance and insure the sale goes through and not worry about tomorrow. But how many more referrals could be gained by doing the little things, like making sure your clients know exactly what they are getting into when buying in an HOA? CCR's and HOA's are like the weather, everybody complaints about it but no body does anything about it. Obviously the weather you can't change, but HOA misery's can … (2 comments)

glendale arizona: Actions Speak Louder Than Words - 08/24/07 12:50 PM
Realtors and real estate agents have an image problem with honesty and ethics issues when it comes to the public's perception. In the latest Gallup poll conducted in November 2005, a randomly selected sample of 1,002 adults rated the honesty and ethical standards of 21 types of professionals.
Real estate agents ranked No. 11 with 20 percent of those surveyed giving them a very high or high rating. That is compared to 82 percent for nurses, who ranked No. 1, 65 percent for doctors, and 44 percent for funeral directors.
That is not a very favorable assessment for a group of … (3 comments)
