marketing: Enthusiasm - 11/07/07 12:45 PM
How much enthusiasm do you have for your work each day? Do you energize others and do they like to be around you because of your enthusiasm? Do your clients sense your enthusiasm and energy for your work and because of that does it give them confidence?
Productivity Plus a sales motivation letter has said, "Enthusiasm is one of the most powerful engines of success. When you do a think, do it with all your might. Put your whole soul into it. Stamp it with your own personality. Be active, be energetic, be enthusiastic and faithful, and you will accomplish your objective."

marketing: The Wizard of Westwood - 11/05/07 10:57 AM
The legendary coach John Wooden became famous for his 10 National Champion UCLA Bruin basketball teams and his philosophies of life and how to achieve success. One of his teachings says, "Why do so many people dread adversity, when it is only through adversity that we grow stronger?"
This can apply to the Real Estate market in our world today. We continue to try to find buyers that can qualify for loans, sellers who want to price their homes "to" sell and lenders who will work with us. How many extra hours have you put in? What new marketing efforts have you started? … (2 comments)

marketing: Moonlighting - 10/26/07 01:17 PM
I read an interesting article in the Orlando Business Journal about Realtors taking a second job or even switching careers during this current housing downturn. On such Realtor was going to supplement his income by waiting tables at the Stonewood Grill & Tavern. One young lady decided to take a nine-week course in Hawaii to become a certified Bikram Yoga instructor.
One of the story participants said, "I don't think I would call it changing careers - it's survival." The article mentioned that there are too many houses for sale - and too many real estate agents trying to sell them.
So after finishing … (28 comments)

marketing: Old Fashioned Service - 10/25/07 06:32 PM
Remember the "good old days" when you pulled into a "Service Station" and actually got service? May I check your oil? How are those tires? All this while the gas was pumping in your car and you didn't have to lift a finger. If you aren't old enough to remember, this was service. Then when the tank was filled the "Service Station Attendant" brought you  a clip board with your gas receipt to be signed, gold or green stamps or your change and you never left your car. Am I showing my age? Probably, because I did "pump" gas when I … (7 comments)

marketing: Courtesy - 10/25/07 10:30 AM
No fancy pictures or glib phrases to catch everyone's attention on this one, just a major rant on the lack of courtesy and professionalism by Realtors in Arizona. I have had a number of agents view my properties and I have contacted at ten to twelve of them to get feedback, good or bad, and NOT ONE has been courteous enough to return my call or email.
It is no wonder that our profession ranks so low in the eyes of the public. When did courtesy go out of style? On one of my posts I had one agent from Washington say that he was so … (2 comments)

marketing: What Do You Sell? - 10/23/07 01:15 PM
Price, listing price, selling price, pricing is everywhere. What do you sell? If a prospective client says the price you want to list my house for is too low what do you do? If a prospective buyer says the price is too high what do you say? How many times have you heard that your commission price is too high? The price objection is the quickest way for a client to get rid of a sales person.
Do we cave in on the listing price and raise the price even though our comparatives and research indicate that the price we have chosen is … (4 comments)

marketing: Dog Eat Dog - 10/18/07 05:44 PM
I recently blogged about leaving a business card after viewing a home and getting feedback when I contact other agents, see: http://activerain.com/blogsview/237463/Do-you.
One comment bothered me so I thought I would throw it out to see what my fellow Rainers thought. One comment said, no response is a response. So what do you think of that? What kind of response is it? My thought process was to get feedback from the clients and other agents point of view good or bad. Certainly if the client doesn't like the place feedback to me as to why is certainly helpful, in my opinion.
Certainly … (12 comments)

marketing: Do you..... - 10/14/07 11:25 PM
When you preview a home with clients do you leave a business card? If not, why? Is the current trend away from this practice or am I missing something.
I like to follow up with those that have viewed my properties to get some genuine feedback on what they liked, didn't like etc. It always helps to get an (hopefully) unbiased view so that if there are corrections to be made I can do that for my client. Information and feedback are very important to me.
I have had a few very professional agents in my area email or call me … (15 comments)

marketing: Impossible? - 10/02/07 12:12 PM
The legendary Walt Disney once said, "It's kind of fun to do the impossible." Walt had the right attitude and spirit in all that he did and where would TV, Movies and Entertainment in general be without his visionary outlook?
We rant and rave all the time about the "buyers" market, the bad economy, or the mortgage problems that plague our industry. As I thought our times and Walt's statement I realized that some people are doing the "impossible" during these times and having fun doing it. Homes are being sold and some people are doing the impossible am I?
I think … (3 comments)

marketing: Arizona Fall League - 09/27/07 06:23 AM
If you are a baseball fan and can't get enough then the Arizona Fall League is for you. The league is comprised of six teams: the Scottsdale Scorpions, Mesa Solar Sox, Peoria Saguaros, Phoenix Desert Dogs, Peoria Javelinas and Grand Canyon Rafters. These club names were picked by Major League Baseball as reflective of the Southwestern desert traditions in the state.
The games are played in the beautiful Spring Training stadiums used by the Giants, Mariners, Padres, Cubs, A's, Royals and Rangers. As the regular season winds down and all eyes are on the post-season, the Fall League is getting ready to … (1 comments)

marketing: Blogging In The Forest - 09/13/07 12:23 AM
I have a typepad blog, http://gaylen.typepad.com, and have just posted a few new blogs. I have pondered the question, if I blog and no one reads them because no one knows they are there, is it still blogging? You know, the old question, if a tree falls in the forest and no one hears it, does it make a sound?
I could have the best posts ever at my outside ActiveRain site, but where do the people find me? How can they read my inner most thoughts? What will become of these masterpieces in the over all scheme of blogging? Heady stuff don't … (4 comments)

marketing: How Do You Sleep At Night? - 09/11/07 11:37 PM
I sleep soundly at night. How do you sleep? I am probably "preaching to the choir" here but as I read so many posts about agents showing homes that are dirty and not properly ready for sale, or, as I have ranted on in previous posts, listings with incomplete information, one or no pictures, I can't help but think of the word integrity.
One dictionary definition of integrity is "Rigid adherence to a code or standard of values." As Realtors we have a code of ethics and I believe we must adhere to them. Agents who do not have no integrity and bring … (6 comments)

marketing: It's a Mystery - 09/01/07 08:27 AM
This is my rant for the week, no wait, maybe for the day. Why is it when a Realtor obtains a listing that they fail to get complete information to put on the MLS? I pull up a listing in a desired area and there is an HOA mentioned but no fee, no room sizes, no school information and barely a correct address one picture. There is barely enough showing information. Why the mystery? Is this to entice me to look further? I think not. There is such a large inventory in the Valley of the Sun of homes why should … (16 comments)
