As we enter our 7th year of the “7 year cycle” what is next? Exciting things I am sure.
Unfortunately the “crash cycle” has left many in need of credit repair to purchase again in the future.
For those who may have Short Sold their previous property there may be a lot of clean up needed on other credit items while the “time to buy” plays out on the completed short sale. Those who foreclosed may be in the same boat. They have approx. 3 years to perfect credit and be A+ buyers again.

Sales from 2010 to 2010 decreased 16% while the Avg price decreased 14%. Perhaps the lower prices can account for the lower Days on Market. On the low end it is interesting to see how the List to Sales price (and keep in mind these are the true handyman specials) remained around the 50% mark. This must mean the banks are still trying to value the homes higher or are not paying attention to property condition. Determining Market Value is a job for Realtors
The value of a home is determined by it's "Market Value". Market Value is defined as the price a willing seller will accept and a willing buyer will pay for a property that has been exposed to the market for a reasonable length of time.

Always interesting but seldom comical really. I am working with a buyer who is also a seller. Now selling a home he bought from me (with another one he owned listed with me) but now selling through another brokerage. He is also back with me to buy again. That in itself is another story. But this story fits many of our buyer/seller clients.

I think at the age of 92 you have earned the right to say what is on your mind. He never forced anyone to listen nor was he asking anyone for anything. If you felt insulted by his comments, at least he said them in the open and not behind your back.
