As a Realtor working in
the Green Bay Real Estate Industry for the last
3.5 years it suprises me how many times I have run into a sitution
where a seller tells me that another agent told them they
could get them X. You can safely assume that many times X
is
way higher than recent comparables of the property.
Why would a Professional
Realtor possibly set themselves up to
disappoint their clients? Are they scared of having a hard
conversation with their potential client? It sure seems like
a lot of agents are afraid of how the seller will interpret a realistic
listing price. Some agents seem to feel if they set the price
high they'll get hired. A
quote from A Few Good Men comes to
my mind, "You can't handle the truth." It's our professional duty as a
realtor to give our sellers THE TRUTH, even if we know they won't like
it.
I'm sure the majority of us have said those dreaded words "I can get
you this for your house...". As a Green Bay Real Estate
Professional, I've learned through my experiences that the
"I" needs to
be taken out of those conversations. What determines what you can get
for your home? The
Green Bay Real Estate Market is the true
indicator.
Three
things happen when you list your property for sale:
You receive a good amount of traffic in your first 45 days
on the market and then we present an offer..
You received a good amount of traffic in the first 45 days
but no offers are coming in. Why?
You have the house on the market and you receive no
showings in the first 45 days.
We all hope that every listing we take acheives the first point and we
get an accepted offer. But what if your home falls under the
last two points? As long as your home is marketed effectively
on the internet and in your local MLS, it's a pretty clear indication
that the market is talking to us- and it's saying that your price is
too high. Every listing appointment I go on I have the
conversation about the three points above. Why do I make it a
point to do it on every listing presentation? Even with the
detailed information that I provide it's an estimate as to what the
current real estate climate is doing. The truth of the matter
is, that the market will talk to us. We need to analyze the information
and adjust our game plan accordingly.
When analyzing a property I'm focusing on establishing clear value for
both buyer and seller. With the internet these days people are actively
looking at the majority of their options before they even step foot
into a house. You can safely assume that the potential buyer has a
clear idea of what a home's value is in their mind. If you
reasonably price your home where clear value is evident,
you will sell
your home faster and for a higher return than listing it with an
unrealistic price. You will also have a better chance of not
having to reduce your price and let your home sit on the market. .
You can still sell your

Today I was having lunch at Los Banditos with my good friend Chad
Micoley and he was talking to me about a huge
tragedy for one of his friends. Their house caught on fire
last night and they thankfully escaped with minor injuries
but all of their belonging's clothes and such are gone. We
are trying to organize a relief effort for this wonderful family!

This morning while I was drinking my coffee I was reading the Green Bay Area Chamber of Commerce Newsletter and stumbled across this great opportunity for us to help our soldiers. Preparations are well underway for the commissioning of the USS Green Bay on Jan. 24 on Long Beach, Cal. During the official ceremony, each sailor and Marine who will sail on the ship will be presented a medallion including many individuals in the Green Bay area and Northeast Wisconsin.

I
always love the bringing of a New Year. It's an opportunity
to
have a fresh start and an opportunity to reflect on the prior
year. 2008 was my third year in selling real estate in Green Bay
Wisconsin. Even with all the
media doom and gloom and the
supposed world coming to an end I managed to have my best year to date.
So with a damaged economy, crazy gas spikes, and all the
other
nonsense I came out A-OK something that i'm very proud of. So
what can I attribute this success to?
The first thing
that I know that made a big impact in my 2008 was joining the Micoley
and Company team. I'm now apart of an office
that is structured
and has a complete support staff in place allowing me to do what I do
best Sell Real Estate in
Green Bay. The other great thing about
Micoley and Company in
Green Bay is that i'm apart of a team of all
full-time real estate agents that are committed to breaking industry
standards and achieving their highest potential. I strongly
believe being around success breeds success and thats what Micoley and
Company is all about!
This was my third year in real
estate and i've had a great opportunity over the past years to build
great relationships with my past clients. I have been very
grateful that my past clients have been out on the streets spreading my
name and referring there friends and family to me. Lastly I
had
the great opportunity to build a relationship with the Active Rain
Queen Katerina Gassett and talk with her on a
personal level about
developing as a person from the inside and work on getting in the right
mindset along with really learning how to blog. She is an
amazing person and I strongly recommend anyone looking to improve to
look to her for coaching.
I'm implementing some major changes in
2009 that i'm more than happy to share. I've done business
plans
in the past and haven't really fully utilized them the way they should
be used. I'm committing to reviewing my business plan on a
(working ) daily basis and to reflect on what needs to be done to meet
my goals. My business plan also includes blogging on a
consistent
basis which i've struggled with for the past couple of months.
I
know the value of Active Rain as I did close a couple of transactions
this last year. I do know the real results come from blogging
in
the upwards of 7-10 times per week which the pros do. The
last
major thing i'm implementing is the The More We Give, The More We Live
Campaign which I will emphasize more in my next blog post. I
strongly believe in a making a difference in my local community and I
can help with the power of my
real estate business.
I'm ready for 2009 and the challenges it will bring. Bring It
On 2009 I"M READY!
