As a Realtor working in the Green Bay Real Estate Industry for the last 3.5 years it suprises me how many times I have run into a sitution where a seller tells me that another agent told them they could get them X. You can safely assume that many times X is way higher than recent comparables of the property. Why would a Professional Realtor possibly set themselves up to disappoint their clients? Are they scared of having a hard conversation with their potential client? It sure seems like a lot of agents are afraid of how the seller will interpret a realistic listing price. Some agents seem to feel if they set the price high they'll get hired. A quote from A Few Good Men comes to my mind, "You can't handle the truth." It's our professional duty as a realtor to give our sellers THE TRUTH, even if we know they won't like it.

I'm sure the majority of us have said those dreaded words "I can get you this for your house...". As a Green Bay Real Estate Professional, I've learned through my experiences that the "I" needs to be taken out of those conversations. What determines what you can get for your home? The Green Bay Real Estate Market is the true indicator.

Three things happen when you list your property for sale:

You receive a good amount of traffic in your first 45 days on the market and then we present an offer..
You received a good amount of traffic in the first 45 days but no offers are coming in. Why?
You have the house on the market and you receive no showings in the first 45 days.

We all hope that every listing we take acheives the first point and we get an accepted offer. But what if your home falls under the last two points? As long as your home is marketed effectively on the internet and in your local MLS, it's a pretty clear indication that the market is talking to us- and it's saying that your price is too high. Every listing appointment I go on I have the conversation about the three points above. Why do I make it a point to do it on every listing presentation? Even with the detailed information that I provide it's an estimate as to what the current real estate climate is doing. The truth of the matter is, that the market will talk to us. We need to analyze the information and adjust our game plan accordingly.

When analyzing a property I'm focusing on establishing clear value for both buyer and seller. With the internet these days people are actively looking at the majority of their options before they even step foot into a house. You can safely assume that the potential buyer has a clear idea of what a home's value is in their mind. If you reasonably price your home where clear value is evident, you will sell your home faster and for a higher return than listing it with an unrealistic price. You will also have a better chance of not having to reduce your price and let your home sit on the market. .

You can still sell your Green Bay Wisconsin Home, you just need a different game plan than before. One of our Co-Workers Friends House Was Burnt Down You Can Help

Today I was having lunch at Los Banditos with my good friend Chad Micoley and he was talking to me about a huge tragedy for one of his friends. Their house caught on fire last night and they thankfully escaped with minor injuries but all of their belonging's clothes and such are gone. We are trying to organize a relief effort for this wonderful family! If you are willing to help with gift cards for grocery stores, restaurants, department stores really anything can help or even cash donations.

Neat Way to Help Our Soldiers in Green Bay!

This morning while I was drinking my coffee I was reading the Green Bay Area Chamber of Commerce Newsletter and stumbled across this great opportunity for us to help our soldiers. I will share the info in the newsletter with you now. I strongly believe we can hit the quota of 400 by the end of the week if we try really hard. Everyone even now can donate $15 bucks to put a smile on our fearless soldiers!

Preparations are well underway for the commissioning of the USS Green Bay on Jan. 24 on Long Beach, Cal. During the official ceremony, each sailor and Marine who will sail on the ship will be presented a medallion including many individuals in the Green Bay area and Northeast Wisconsin.

2008 Bye Bye 2009 Bring it On!

I always love the bringing of a New Year. It's an opportunity to have a fresh start and an opportunity to reflect on the prior year. 2008 was my third year in selling real estate in Green Bay Wisconsin. Even with all the media doom and gloom and the supposed world coming to an end I managed to have my best year to date. So with a damaged economy, crazy gas spikes, and all the other nonsense I came out A-OK something that i'm very proud of. So what can I attribute this success to?

The first thing that I know that made a big impact in my 2008 was joining the Micoley and Company team. I'm now apart of an office that is structured and has a complete support staff in place allowing me to do what I do best Sell Real Estate in Green Bay. The other great thing about Micoley and Company in Green Bay is that i'm apart of a team of all full-time real estate agents that are committed to breaking industry standards and achieving their highest potential. I strongly believe being around success breeds success and thats what Micoley and Company is all about!

This was my third year in real estate and i've had a great opportunity over the past years to build great relationships with my past clients. I have been very grateful that my past clients have been out on the streets spreading my name and referring there friends and family to me. Lastly I had the great opportunity to build a relationship with the Active Rain Queen Katerina Gassett and talk with her on a personal level about developing as a person from the inside and work on getting in the right mindset along with really learning how to blog. She is an amazing person and I strongly recommend anyone looking to improve to look to her for coaching.

I'm implementing some major changes in 2009 that i'm more than happy to share. I've done business plans in the past and haven't really fully utilized them the way they should be used. I'm committing to reviewing my business plan on a (working ) daily basis and to reflect on what needs to be done to meet my goals. My business plan also includes blogging on a consistent basis which i've struggled with for the past couple of months. I know the value of Active Rain as I did close a couple of transactions this last year. I do know the real results come from blogging in the upwards of 7-10 times per week which the pros do. The last major thing i'm implementing is the The More We Give, The More We Live Campaign which I will emphasize more in my next blog post. I strongly believe in a making a difference in my local community and I can help with the power of my real estate business.

I'm ready for 2009 and the challenges it will bring. Bring It On 2009 I"M READY!

I never thought i'd see the day that i'd be proud of my baby girl because she's the pro of blowing air farts with her mouth. Yes you heard it here first. My angel is a professional air fart blower. I've got proof ladies and gentlemen. Can we say YouTube Superstar in the Making!

Then i've got my little superstar son commentating the whole thing!

Man kids are such a hoot the great thing is whenever i'm having a bad attitude or i'm just not in the right frame of mind. Watching this can instantly bring me back to my happy place.

What Great News! Associated Bank leads in Small Business Administration Loans!

I was reading the Milwaukee Journal Sentinel on Friday and came across and an article that really got me excited. Associated Bank is the number one Small Business Adminstration Lender in Wisconsin. The national media doom and gloom is not as apparent as one would think in Wisconsin. We need to look at our local Green Bay Real Estate Market and analyze the situation before we come to some conclusion based on national media sources.

Kerry Barlow Senior Vice Prsident of Associated Bank is quoted as saying "We are on the street every day letting businesses know that we are open and still lending" Barlow said. "If you've got good credit and a good business plan, we want to be your partner. That is no different today!"

Something else that was very interesting was that the total number of loans from Associated was up from 2007 he did however mention that the dollar volume was down in 2008. So it's clear that they are still out financing Small Business Opportunities in Wisconsin and are looking for our great businesses to expand and invest in.

My Good Ole Green Bay Packers!

December 14th 2008 was a very dreary day in the City of Green Bay. Snow was melting and it was very gloomy the whole day. Our Green Bay Packers went out and embarked on a journey to good ole city Jacksonville Florida.

We played The Jacksonsville Jag's who are in a very similiar position as we are. They were projected to be one of the top teams and slowly drifted away. We had a multiple opportunities to win todays game we just couldn't do it. This is the same thing that has happened in 5 games this season. So close but so far away.

I'm always trying to look for the positive even when things are apparently negative. We have an opportunity to get some really good draft pics and to rebuild in the next season.

No playoffs for my Beloved Green Bay Packers this year its hard to stomach but its now reality.

My good friend Jeff Mirkes Director of Down Town Green Bay sent me an email with some great information about the Downtown Green Bay Area that I had to share.

The total amount of office space in Downtown Green Bay is over 1.5 million square feet and is 94% occupied-

To conceptualize 1.5 million square feet imagine the Regency Office Center, 333 Main St. as an 80 story building!

-The occupancy study was compiled by Downtown Green Bay, Inc. and evaluated 23 mixed-use, private office buildings in excess of 10,000 square feet along with numerous public office buildings and single occupant offices.

-The 23 mixed-use properties reveal an overall occupancy rate of 90%.

-Properties along the Fox River from Mason Street to Cherry are showing occupancy at or near full capacity.

-The Historic Bellin Building in Downtown Green Bay improved from 50% to 90% occupied in the past 4 years with 18 new leases.

-The Innovative Services Building on S. Madison St. went from 10% occupied to 100% occupied in 2 years.

One of the reason's I strongly believe that we're seeing huge improvements in development in the Downtown Green Bay area is because of Jeff Mirkes Executive Director of Downtown Green Bay. The Dallaire Family Update!

This past Thanksgiving weekend has been a breath of fresh air. I finally got some time to reflect on the many things that i'm so thankful for. I'm so blessed to have a wonderful healthy family. My baby girl is almost 4 months and is really starting to develop more and more on a daily basis. Being a parent is challenging and extremely rewarding. I think of the times when my little Angel is crying un controllably and then she stops and cracks that beautiful little smile and giggle and nothing else matters. I told that to one of my other friends who has children and he started laughing because he knew how true it is. I'm cherishing all of the wonderful moments I have with my kids because I know that time flies by at an unbelievable speed. My little man is now three years old and he's communicating on a very high level and is starting to really developing his personality. He has really taken an amazing role as the big brother he would do anything for his baby sister. My fiancee Candi is such an amzing woman she complements me in so many different ways. Our children have taken our relationship to a whole different level. We are growing and it's an amazing thing to be apart of.

I'm also thankful for my ability to do what I truly love and that is consult people on how to sell and buy real estate. I've been blessed with alot of new great opportunties that i'm jumping in full steam ahead. I've talked with my Dad about my Real Estate Career and I mentioned that when you whole heartedly love what you do it doesn't really feel like a job. For the people that have that feeling in their careers I don't think theres anything better. It's been a tough journey but I see the bright light that my future offers and i'm excited for the future.

I feel its important to reflect on what i'm thankful for more than just on Thanksgiving. When I might be having the case of the blues or just not feeling my normal self I make sure to take time to reflect on the so many things that I have to be thankful for. It helps me get out of the sometimes negative mindset that can plaque productivity and results.

In closing I leave with you with a hilarious picture of myself where it looks like my hair is a wig and I swear i'm not balding as of yet! At least my beautiful fiancee makes the picture :)

In the first three years of my Green Bay Real Estate Career a big portion of my business came from First Time Home Buyers. Working with First Time Home Buyers in Green Bay is a very rewarding experience for me. I take my job very seriously and I provide a high level of education up front for my first time home buyers. I really focus on explaining the process up front and getting people comfortable with how you actually buy a home. Personally finding the right home is usually one of the easier parts of the process it's the contracts, negotiating, lending where my job really starts. Before I got into Consulting on the Green Bay Real Estate Market I decided that I was going to start investing in Real Estate, so I decided to buy my first duplex so I could Owner-Occupy it. The Green Bay Real Estate Agent that I used never really explained the whole process to me on how it really works and especially how you can hire a Green Bay Real Estate Agent to work for You instead of representing the seller. So the first property that I bought the Realtor didn't even tell me about something called Buyer Agency. Buyer Agency is a contract that you can enter into with a Realtor where he will be solely representing you. Buyer agency is so important after taking the real estate licensing courses I immediately felt mis represented and even kind of taken advantage of. I've made a committment to my real estate business to always be up front with people and explain the two different ways I can work for someone. This is the biggest purchase of my clients life and to not have my clients interest's ahead of a seller is funny to me. But there are still alot of people who don't explain the process fully and even offer to work for someone through Buyer Agency. Short Sales in Wisconsin - Why Do I Do Them?

So I was having lunch with a good fellow Realtor friend that is also in the Green Bay Real Estate Market. He is an agent who is starting to do alot of Real Estate Owned Properties (REO) which in short are Wisconsin Bank Foreclosures. We were talking about an appointment I was about to go on which was for a Short Sales in Wisconsin. He asked me why on earth would I want to do Short Sales, they take forever and sometimes can be a nightmare? I really wasn't in the mood for a conversation that could turn into an argument, but that question stayed on my mind for the remainder of the day. This question is a perfect example of what you'd want to write in a blog if you had one.

After long and hard thought I came up with my true reasons for doing Short Sales in Wisconsin. With all that is going on in this great country with the past mortgage crisis, recent bailout it is now time for us to band together and truly help one another. One way for me give back and do my part is to do Short Sales in Wisconsin. I enjoy the challenge of a difficult transaction and the ability to help someone who is in dire need of a solution to a scary problem. I'm the kind of guy when someone is down I try to give a lending hand. That is the way I was raised and my internal core beliefs. Short Sales can be a very beneficial part to anyone's real estate business you will see alot of agents here on Active Rain that primarily do Short Sales for the majority of their business. A case of the Flu Bug!

So i've been battling with a case of the flu for the past week and a half. My son has an ear infection my daughter has a cold. It's been quite the crazy time at the Dallaire Residence. I've tried everything from Tylenlol Sinus and Cold to Alka Seltzer Cold. Nothing seems to be working. I pray that our family gets better so I can get back on the Blogging Bandwagon.

Short Sales in Wisconsin - Basic Understanding of Short Sales

The term short sale is becoming more and more used in today's marketplace. It is still a process that is somewhat complex and new to alot of people. You can benefit from my past experiences working on short sales. Today i'm focusing on explaining some basic's about Short Sales in Wisconsin. I've been realizing that i'm running into the alot of the same situations. The first situation that is continually coming up is that some people are focused on what they are going to net. Let me break this down a little bit further. They may have stopped making payments on their mortgage but are trying to have me price their home so that they actually net a positive number. This line of thinking is the exact opposite of what should be done when marketing a property as a short sale. The client has very little time for me to save their property once they stop making their house payments. If we even think about over pricing the home it will end up on the Sheriff's steps and the bank will take ownership.

So what should we do to have the best chance to avoid complete foreclosure in Wisconsin? We need to price your home at a point that there will be clear value in comparision to the competition of similar homes on the market. Let me be clear that i'm not talking about giving the house away just pricing it with some clear value. Now if the property doesnt sell within a certain time-line we need to reduce the price and continue to do so until it sells.

Why would a bank want to do a Short Sale in Wisconsin:

When someone is trying to do a Short Sale there is a better chance that they are taking care of the property. This is huge for the banks and can save alot of money on repairs and clean out cost.
They spend a ton of money going through all of the whole legal process and taking over the property.
The Bank still has to sell the property for what it's truly worth not what they have a loan out on it. So why not sell it before hand and save money on costs.

Green Bay Wisconsin Howard - Apartment Complex Vote on November 10th

The Village of Howard is having a board meeting to discuss a planned unit development that is proposed to be built at 793 Frederic Court near Highway 29 and FF. The development is proposed to be built on a 35 acre plot and will include roughly 25 acres for the apartment complex and the remaining acreage for a commercial office property. This would be a multiple phase project with the Apartment being the first phase.

Whenever plans of this nature are proposed there will be some feedback from the local community. The local Green Bay Wisconsin Howard community is raising an issue with the increased traffic to the area. They are estimating with this Apartment and Commercial project that there will be an additional 2,000 visit's to this area. There have been multiple neighborhood and village-level meetings that have raised other concerns other than just traffic. Noise, rural preservation, property values and utility constructions are more of the issues that local people in the Village of Howard are concerned about.

Commission members understand the communities concern but still feel that they don't outweigh the benefits of the project, which would increase the tax base substantially.

You have the opportunity to support or to oppose this development on November 10th at the Village of Howards Village Board Meeting.

Good Ole Brett Favre What is going On?

So i'm reading Yahoo yesterday and the main headline was "Favre commits football treason, shares Packers Plans". I'm a heavy supporter of Brett Favre he has been an instrumental part of my football life. I'm very suprised by Brett's actions and I want to believe that there is more than what meets the eye on this whole situation. The Green Bay Packers really did a poor job of handling the whole Favre saga in my personal opinion. It seemed just to fishy and that there was alot more going on than what meets the eye. With that being said i'm sure there was some fury between Ted Thompson and Mike McCarthy, while else would they hire some Public Relations person with White House experience to handle it all. So is there any excuse to go and talk to a division rivial about our game plans? It's a pretty shady thing to do and considering he just started for the NY Jet you would think he would spend all of his time learning their playbook. Thankfully Brett must have give some piss poor information because we cleaned the clocks of the Detriot Lions 48-25.

Brett you still have my support. I strongly believe like I said before that there was alot more going on then any of us will ever know. You have beaten around the bush about the Packer Politic's and most of us see the light. The fan's love you here, but keep your nose clean it'll help your Packer Legacy!

Green Bay Real Estate- Allouez Market Report

Allouez is nestled between the cities of Green Bay and De Pere. You will find a welcoming community that treasures it's rich history, recreational opportunities along the Fox River and forward thinking attitude. Today we will be focusing on the Green Bay Allouez Real Estate Market.

For those of you who are unfamiliar with the term absorption report I'll explain. It's a term becoming much more widely used in the real estate world. An absorption report is the measurement of how long it will take to clear out the inventory of homes based on how fast they are selling. If you've been watching the national media you will hear the terms buyers' market and sellers' market over and over again. One way to establish what kind of a market your home falls into is by using absorption reports.

When I study absorption reports I look at the specific area. In this case I'm studying Green Bay Wisconsin Allouez Real Estate Market. The power of studying individual markets and not the whole Green Bay Real Estate market is that I can get a pulse on what's happening in the specific Allouez area.

Before we get into the hard numbers, lets utilize a base point to determine what establishes each kind of market.

Market Absorption Analysis:

6 Months Supply = Balanced Market
Less than 6 Months Supply is Sellers Market
More than 6 Months Supply is Buyers Market

The number we need to focus on in this spreadsheet is the current monthly supply. You can see that currently we are in a buyers market in Allouez. This is not to scare you but to educate you on the whole Green Bay Allouez Real Estate Market. Then you can be educated and know what you are up against when you are considering selling your home.

Here's the positive about this negative spreadsheet. Homes are still selling, just not at the current rate we would all like. You can still sell your home, but it's going to take aggressiveness. It's more important than ever to hire a realtor that understands your specific market.

If I can leave you with one last note- it's that you may end up netting less than what you hoped for on your home, but you can also recoup it on next home purchase. If you buy into another buyers' market and be patient you can recoup some of your losess. Make sure you hire a buyer's agent who understands these numbers and has your best interests in mind.

Green Bay Wisconsin Meyer Theatre - Benefit for ARTgarage and Cedar Center Arts

Downtown Green Bay is the popular place for entertainment. I'm excited to promote a benefit for the ARTgarage and Cedar Center Arts Inc. a not-for-profit organization. Meyer Theatre in Downtown Green Bay is host of a wonderful event that is brining together artists, art, music and food for a jazzy night at the Meyer Theatre to benefit the continued mission of building the visual, performing and literary arts for the Greater Green Bay Area! Downtown Green Bay has many resturant's that offer artful cuisine you will have the opportunity to sample cuisine from these local Down Town Green Bay Restuarants: Chefettas, St. Brendan's Inn, Quincy's, Republic Chophouse, Big Tomoatoes, and Titletown from 5:30- 7:00. The chefs at each resaurant will be pairing their menu to a piece of art displayed by their table in a themed setting. These passionate art pieces created by local artists will be part of over 20 pieces created by local artists will be part of 20 pieces of orginal art which will be offered in a silent auction in the lobby area. Bob Shebeesta will fill the lobby with soul inspired music to set the tone for the evening.

The program inside the theatre will being at 7:00 and will be emceed by Marti Spittell Ziegelbaur. Video clips will feature 5 well known and talented atists in the Greater Green Bay area who will share with us their artistic inspiration, passion and soul for the arts- what it fells like to be passionate about art (the 'soul of it all') and why the arts are important to life. The program will be cradled between soulful jazz music selections by the Woody Mankowski quartet.

Following the program, guest will enjoy after concert chocolates by Seroogy's and dessert wine sampling provided by Captain's Walk Winery while they continue to make their silent auction bids. The evening should conclude by approximately 9:00 p.m.

The event is Thursday, November 6th from 5:30-9:00 p.m. at the Meyer Theatre in Downtown Green Bay. Tickets are $50 and available by calling the ARTgarage at 920-448-6800

If you asked me the question of what my favorite fine dining establishment in Green Bay Wisconsin Howard is it would hands down be Chives! Chives is located in a historic building in Suamico's Vickery Village. If you like to enjoy a great glass of wine you will enjoy their world class wine list that offers varieties in all price ranges and a full bar. Chives has an amazing atmosphere that will make for a perfect romantic dinner in a quaint country setting. The menu boast's a wide variety of choices from everything from burgers, daily sandwhichs, pasta features, to fresh seasonal cuisine utilizing local ingredients at great prices. J.R. Schoenfeld the Executive Chef of Chives has a true passion for creating master pieces with food. If you give J.R. the opportunity to excite your taste bud's won't be disappointed.

My recommendations for cocktails: Old Fashion with Bleu Cheese stuff olives. I personally didn't like olives or bleu cheese until my friend told me I had to try them and now I have them all the time. Thanks Jim.
The appetizer's I would recommend are: Chicken and Goat Cheese Wontons, Jumbo Lump Crab Cakes, and The Trio.
My favorite main dishes at Chives are: Butternut Squash Ravoli, Classic Steak Fritte, Angus Filet, Fish & Chips and the Roasted Pork Tenderloin.

The Green Bay Wisconsin Howard School District understands that there are endless positive benefits from having volunteers from the community involved in our schools.
