I just returned from the CyberStars Summit in Scottsdale, AZ, and WOW, was I ever blown away by the amount of idea-sharing and learning. I attend lots of conferences and educational opportunities every year - I've always wanted to be a perpetual student - and this was, by far, one of the best! The number one takeaway that I learned from this conference was using QR Codes in my real estate business to help me sell your home. What is a QR Code, you ask? Good question! I know I won't be the first person to write a blog about this market being "a Price War and a Beauty Contest" - and I don't think I'll be the last. I certainly don't take credit for coining the phrase! I first heard it at a conference about two years ago, as the market started to shift. And since then, I've heard it almost ad nauseum - probably because it truly is an accurate description of today's real estate market. So what does it mean to you, as a seller? Now, you might think that I wasn't thinking too clearly or that it was the wine talking, but hear me out: in today's tougher markets, across the country, the homes that are selling quickly and for top dollar (or as close to top dollar as we can get these days) are the exceptional ones. SELLER MOTIVATED! This seller is very MOTIVATED! Submit all offers! MOTIVATED Seller...accepting all offers!!! In going through the MLS system today working on some market reports for our clients, I was amazed at how many agents write "SELLER MOTIVATED" in the description and comments for their listings! To me, listing your home shows that you are motivated. Despite your reasons for listing or how realistic (or unrealistic, as the case may be) your expectations are, the fact that you have put your house on the market shows me that you are motivated. If I don't write "Seller Motivated" on my listing, does that mean (21 comments)

It's important in any market - but especially a Buyer's Market - to make your house look its best when it's on the market. But how can you go the extra mile to really make your home stand out from others in the neighborhood and local area? Does your house feel like home to potential buyers who are coming through your door? You need to do everything you can to make your home stand out from the other listings in your neighborhood and surrounding area, especially if you are in a market that is currently experiencing a down-turn or slower market conditions.
