I am amazed that so many listing agents do nothing more than list a property and they don't have the time to list the very essentials that would sell the property. I was shown that you as the listing agent , the agent needs to know everything there is about the property! I would expect truth. For most yes but not always.
That's why we have the property data form to be filled out by the owner. If you as an agent know anything about that property you have to disclose it as well. We as agents need to input all the information not pick and choose what you put on the listing. This includes sewer assessments, the year built, size of the lot, real photos with the views from the said property, make special notes on the property condition. I have been so embarrassed for my clients and myself showing some of these homes. The listing agent made this sound like a million bucks. (Maybe in repairs). The home shown was not the home that was listed. The view was from the neighbor's lot. Showing listings that don't belong to that Broker on your private website! How ethical is this!
I'm done wasting my clients time and my own time and gas showing any property that the listing agent couldn't take a little time and showcase the home and give the real facts. I'm tired of seeing view lots that view that only on the N corner where you can't build and you'll never have your neighbor's view or there is a view but....
So I've decided if you can't have photos of a property that my clients have requested exactly what they are looking for, this address with no photos will not be on my list. Then those that do have photos and say view, I will go look at the property first so I can warn my client.
Then homes that need appointments or rented are pretty difficult to sell when the agent and or owner are out of town and no lock box or the key is in the listing office or no other agent is there to cover the listing agent. The office response is call the agents cell phone. Ya right..cell phones that don't have service where ever they are and I am not driving to your office. Buy a combo key, make the property available to show. Most clients don't have all day to drive around and wait for you to go into the office to view your private notes about the property. When will we all be on the same page. What are some of your experiences or advice.
