hampton roads: Buying A Rental Home In Hampton Roads? Read This - 03/02/10 11:44 PM
Thinking about buying a rental home in Hampton Roads?  Here is some information to think about.
Talk to your lender.  Find out what you can qualify for.  There are many restrictions on loans for investors so it is important to line up your financing before you do a lot more research.
Think about if you really want to be a landlord.  Then check out your states landlord-tenant laws.  Are they pro landlord, pro tenant or nuetral.  If you are interested in condos check out general rules and regulations.  Be aware many condos limit how many units can be rented at any … (0 comments)

hampton roads: 1 In 4 Borrowers Under Water In Hampton Roads - 02/26/10 07:02 AM
According to First American CoreLogic the number of borrowers in the Hampton Roads area that are under water is about 1 in 4.  Actually they say 22% but that is pretty close.  If home prices continue the slide of about 5% again this year, another 21,000 or so more borrowers will be underwater.  I don't think our decline will be as bad as many new first time home buyers entered the market and stablized prices a bit.
Its kind of a circle, as home prices fall more borrowers are underwater, the more they are underwater the harder it is to sell … (0 comments)

hampton roads: Jewish Chapel At Norfolk Naval Station Rededicated - 01/29/10 10:51 AM
This is of interest to all of Hampton Roads.  Recently the Jewish Chapel at the Norfolk Naval Station was rededicated.  This Jewish Chapel is the oldest land based chapel in the Navy and was rededicated to Commodore Uriah P. Levy almost 50 years after it was named for him.  The Commodore had quite a career: he chased pirates, wrote books, spent 16 months in a British prison during the War of 1812 helped to end the harsh punishment of flogging.  Just for that he should have had something named after him.

hampton roads: No Phone At Any Speed In Hampton Roads - 01/27/10 01:22 AM
No phone at any speed in Hampton Roads is a safe way to drive but how do you accomplish it?  Use the off button of course.  What if you don't want your teenagers driving and talking when you are not there.  What if you aren't disciplined enough.  What would your insurance company think when you are in an accident talking on the phone with your buyers in the car?
There is a service out there called ZoomSafer that uses a phones GPS to determine if a phone user is moving at driving speeds.  If so, the phone is disabled.  The system can be … (2 comments)

hampton roads: Do You Know Where The Yard Sales Are In Hampton Roads? - 01/26/10 08:42 AM
Do you know where yard sales are in Hampton Roads?   I know where most of them are because I go to www.YardSaleTreasureMap.com .  The site takes information from Craigs list and posts them.  You enter a starting address, how many miles you want to drive, the day of the week and click search.  You are awarded with a Google (of course) map with each yard sale as well as driving directions.  If you click on the red balloon it gives you the time, address and any specifics about what is being sold.

hampton roads: Hampton Roads To Be Silicon Valley Of Wind Energy - 01/16/10 02:14 PM
The mayor of Virginia Beach, William Sessoms, wants the Hampton Roads area to become the Silicon Valley of Wind Energy.  Mayor Fraim of Norfolk would like to turn the old Ford Plant into a manafacuring plant for wind turbines.  There is a new group in town called the Virginia Offshore Wind Coalition and they want to make Hampton Roads a wind energy hub.  Josh Prueher president of Earl Energy estimates that the potential for 10,000 jobs and a net worth of $80 billion to the region is possible.  Of course as with almost anything in the area has to approved by … (0 comments)

hampton roads: Farmers in Hampton Roads Take A Big Hit From Nor'easter - 11/19/09 12:29 AM
Farmers in Hampton Roads have taken a big hit from the latest Nor'easter.  It came much too soon for them.  Not only did the rain flood the fields keeping the farmers from finishing the harvest but it also washed away the winter wheat crop for the area.  About the only plant that was done harvesting was the peanut.  Cotton and soybeans took a big hit.  The cotton falls out of the balls making the color decline and the wind beats the soy beans into the ground so they just rot.  The farmers are praying for a lot of sunshine in the next … (2 comments)

hampton roads: 58.5 Months In Hampton Roads - 10/18/09 06:56 AM
58.5 months in Hampton Roads is the average time it will take to sell your $1,000,000 plus home.  There are over 395 homes in that price range currently on the market.  I didn't know we even had that many million dollar plus homes in the area.  For those of you who have a more modest $215,000 to $509,285 house you only have an average of 9.8 months to wait.  For the lucky guys who are sitting on homes for less then $215,00 the average wait is only 7.8 months.
Of course statistics can make the market seem worse then it is.  Many … (0 comments)

hampton roads: Night Photography in MLS - 01/20/09 10:54 AM
I found this in our local MLS.  Someone in Hampton Roads has been reading the posts on night photography but didn't pay attention to how not to do it.   I won't even mention the slant.  Sometimes you have to wonder what is going on with peoples heads and why did this person get the listing and what else is wrong.  I think the only thing worse then a bad day picture is a bad night picture.  At least they had a pretty good flash going on.
Can photo shop even help a picture like this?

hampton roads: 17 Year Low For New Single Family Homes - 07/19/08 11:46 AM
Here is an interesting fact.  Construction of single family homes fell to a 17 year low but construction overall rose by 9.1 percent.  That is because apartment building, mostly in New York city surged because of a change in buiding codes.  For our area of Hampton Roads, new construction starts were up 24% in June from May but that is still down 24% from a year ago.

hampton roads: RADAR VS HOTEL - 05/09/08 01:46 AM
You think you have problems building in your city?  Imagine if you have a Master Jet Base in the middle of the city.  Guess would what happen if Virginia Beach let a 207 foot hotel be built by the oceanfront?  The city has no problems, the Navy has no problems but according to the FAA there would be a blind spot preventing authorities from spotting some types of incoming missiles.  It is amazing that the city and the officials at NAS Oceana didn't know this could be a problem.  There have been several proposals to build hotels around the new convention … (1 comments)

hampton roads: Foreclosures Rise In Hampton Roads - 04/30/08 05:06 AM
The last quarter has seen a rise in foreclosures in the Hampton Roads area.  They went up 22% verses 23% for other areas.  While this is a healthy increase, Hampton Roads is still low being 84th out of 100 largest metro areas.  The area comprises Virginia Beach, Chesapeake, Nofolk, Newport News as well as Portsmouth and Hampton.  This means that 1 out of 544 households received a notice of default, auction-sale or bank-repossession during the quarter.  This compares to 1 out of 194 in the 100 largest metro areas.  Scary stuff indeed but it could be scarier.
