Five Things All Kids Should Learn! - 07/28/10 01:27 PM
It has been said, "Dad is a lot smarter now that I am 30 than when I was 15." We all know that it was not dad that got smarter. Here is a list of five things kids should understand about life. Education might make you smarter about some things, but it is no substitute for experience and will not make you wiser. Poverty does not cause crime, but crime will cause poverty. Things will not go as you plan in life - Plan on it! You can spend a life time earning a Good Reputation, but blow it all in

My credit is not good - but my co-signers credit is excellent - Yippie, I can buy & use FHA loans - 07/27/10 04:00 PM
Good post on some lending issue for those having trouble getting a loan. Via Jeff Belonger- The FHA Expert FHA Loans - FHA mortgages - USDA loans - VA Loans ( - FHA Home Loans - Infinity Home Mortgage Company, Inc): There will always be some sort of mortgage myth in our industry or a piece of information given by a loan officer that is misleading. What I am about to talk about is regarding FHA loans and a borrower using a co-signer to help them purchase their new home. We call this a non-occupant co-borrower type of loan.

IS THE ORIGINATION "POINT" DEDUCTABLE?? YES! The IRS says so! - 07/26/10 03:13 PM
Via Lenn Harley, Real Estate Broker, Virginia & Maryland (Lenn Harley, Homefinders.com, MD & VA Homes and Real Estate): IS THAT ORIGINATION POINT ON YOUR HUD-1 DEDUCTIBLE? READ THE IRS WEB SITE AND THE ANSWER IS PROBABLY YES, YES, YES. YOU'D BE SURPRISED HOW EASY THE IRS WEB PAGE IS TO READ. Agents and loan officers sometimes advise buyers and sellers about the deductablity of the certain items on the HUD-1. For instance, home buyers often ask their real estate agent or loan officer questions about detectability of closing costs. Sellers ask too, but not as often. Buyers often depend on the detectability of

Put Curt Flood in The Hall of Fame - 07/24/10 01:17 PM
Put Curt Flood in The Hall of Fame Yesterday I read an article about Curt Flood in the Contra Costa Times by Carl Steward and it was very enlightening. Curt Flood gave up what could have been a Hall of Fame career to challenge baseballs reserve clause. The reserve clause tied ball players and the rights to that player to one team. It was a virtual slavery. Now I know many of us think ball players are over paid, and you may be right, but at the time they were not. Furthermore, if you think they are overpaid you have

The Conflict of Ideas in America - 07/19/10 07:08 PM

Rush discussed this extensively on his show today. Although a long article and not for the faint of heart is summarizes many of the issues we face and the challenge of bringing America back to the basis of the Constitution.

Congratulations AHMSI Short Sale Department... You Just Bought Your Investor Another House! - 07/14/10 02:27 PM
This is a great post by Bob Hertzog over at Active Rain. This will give you an idea of some of the problems with Short Sales. Via Robert G Hertzog (Summit Home Consultants): Congratulations AHMSI Short Sale Department... You Just Bought Your Investor Another House! The only thing I hate more than reading "rants" by agents is actually writing them myself. That being said, I'm about to write what many will consider to be a "rant". I'd rather justify it in my own mind as being a way to share my experience with other agents, in hopes that they have a better sense

Figures don't Lie, but Liars Figure! - 07/12/10 04:33 PM
I do not know the reporter involved nor do I wish to accuse anyone of intentional disregard for the truth. What I saw may have been honest ignorance. However, this is also an example of the constant bombardment of negative facts and news. Today the paper reported a price drop in homes in the Contra Costa County area of about 3.5 to 4%. This may or may not be true as a county as a whole, but it is certainly not true in East County where we have seen a steady increase in prices and have basically a sellers market. What

Brentwood Spring Football - 07/11/10 11:59 AM
Brentwood Spring Football My son went to Spring Football as an 8th grader. He primarily wanted to wrestle in high school, but went to spring football somewhat reluctantly. However, after 2 days he told me he loves it. As an incoming Freshman he has been working out over the summer with the JV team and went to camp. Unfortunately he hurt his foot and has spent a lot of time and the sidelines wearing a boot (Planter Faciaties). He still goes and lifts weights, helps out, and does what he can. He is back to the point he can wear

Northern California Brentwood is a quite community in East Contra Costa County (The San Francisco East Bay). Many people move here for our fine affordable housing. Today I am 50! - 07/03/10 11:03 AM
I was born on July 3, 1960 in Oklahoma City and I have had a lot of birthdays sense then - most unremarkable. As I have gotten older I do not think much of birthdays, not because I am trying to avoid age, but because I just do not like to make a big deal out of it. When my wife generally ask me what I want to do it is a small family activity. Maybe a BBQ or her and I going to dinner. As you might imagine often times at what ever 4th of July event I am at

R Rated Patriots - 07/02/10 01:27 PM
This Fourth of July weekend I am sure someone somewhere will be watching the classic Mel Gibson movie The Patriot. It is one of the few films I have bothered to buy and keep on DVD. Although fictionalized and obviously made for commercial success it is a great film with a good depiction of the American Revolution. It stresses American Values and the American Struggles. This film garnered an R rating based on the scene embedded here. My kids see a lot of crap I would prefer them not to see that is given a PG13, PG or even G rating.

Help Save Freshman Sports - 07/01/10 02:10 PM
Help Save Freshman Sports The Liberty Union High School District is the School District for the High Schools in Oakley and Brentwood. It is a separate district from the elementary schools and middle schools. To balance the budget all Freshman High School sports have tenatively been cancelled. The school distirct has given parents and boosters until 8/1/2010 to raise $48,000.00 to keep freshman sports for the 2010/2011 school year. The notice was very short. I know there are a number of fundraisers going on including bowling nights at Brentwood Bowl. I am willing to donate $300.00 per closed escrow for any

The Best Place for Fourth of July - 07/01/10 01:51 PM
I just read a post about the expected 4th of July celebration in Washington DC and the surrounding area. I am not linking the post as it was a nice post and my point is not to criticize that post, but to really think about where the best 4th of July celebration will be. It this area as in many others around the country Fireworks displays are being curtailed due to budget issues. As is typical Washington DC is continuing to spend money that the rest of us do not have. I thought about a very special 4th of July weekend
