The Housing Market in East Contra Costa County is still very tight. There are some very slight price decreases, but they might be simple seasonal anomalies and certainly are not an indication of the market going soft again.

The Brentwood Market appears to be stabilizing and undergoing some changes. I do not know if this signals a trend for East Contra Costa County.
This Brentwood Market Report Focuses on Sales in August of Single Family Homes as compared to Sales in July. The information is pulled for the MLS from between September 15th and September 18th. Here is this months Brentwood Market Report. These figures were pulled from the MLS on July 13th & 14th and are for Single Family Homes only. There are some slight differences in the Sold properties for May in this months report and Last Months Report Due to late reporting.
Prices leveled out and showed no increase on a SF basis from month to month. The average and median price still increased. The number of bank owned homes on the market remained about the same going from 39 last month to 40 now. The price of active homes is moving closer … (0 comments)

The other night my wife and I went to a small Mexican place, the El Camino at 6611 Brentwood Blvd in Brentwood. Near the corner of Lone Tree. I had eaten here years ago when Brentwood was a small farm town and I came out this way to adjust insurance claims. I had long forgotten about the place, but I should not have.
The El Camino is a very simple place with an authentic south west/Mexican motif. They do not take credit cards, it is cash only, but there is an ATM machine in the restaurant.

I have been cautioning for months now that the market is ready to turn. Now it has. Prices on a SF basis are up by 1-2% in a one month period. My reports focus on the Communities of Brentwood CA, Antioch CA, Pittsburg CA, Oakley CA, and Discovery Bay CA.

You think I am kidding. How could things not change in one of the worst markets in history? Well I am in Brentwood California and I did my research. Here are the facts:
Three years ago you could hardly find any properties around here for $500,000.00.
Today I checked the MLS again and you can still hardly find any properties for $500,000.00.

Apple Hill is a small gated golf course community in Brentwood California. The issue posed to me was how Apple Hill home prices compare with homes for sale in Brentwood. Good question as it reminds us that home value is often driven by specific neighborhood.
I looked up home sales in Apple Hill on the MLS on and found only 1 sale for this year and 4 homes for sale. The scarcity of the properties speaks to the value of the homes in that area.

Blue Goose Park is an exciting new park in Brentwood. It is an excellent place for toddlers to pre-teens and families. Blue Goose Park is on the corner or O’Hara and Adams. The park has a farm theme.
This is a very large park with a large grassy area good for playing games, flying a kite, or a nice picnic. Then of course there are the mandatory play structures which every kid wants. I often tell Home Buyers that homes are like movie theater popcorn. When you go large you get more for your money, at least in terms of unit cost.
My primary market is East Contra Costa County; including the cities of Bay Point, Pittsburg, Antioch, Oakley, Brentwood, Discovery Bay, and other small communities.
