My gut feeling is that we are having fewer Bank Owned Homes and more Traditional Sales. So I took a look at the different types of sales each month and compared. Up towards the top of Balfour as you head to Deer Valley Road is Balfour Guthrie Park. This is a very nice park with a sports orientation. The park has a nice baseball diamond, but can also be used for soccer. When we were there a youth football team was also doing non-contact practice. There are stadium lights for night play. Here are the facts: Three years ago you could hardly find any properties around here for $500,000.00. Today I checked the MLS again and you can still hardly find any properties for $500,000.00. I did a survey of the Homes for Sale in Brentwood, CA last month and found 40 Bank Owned Homes for Sale. Then I looked at who the Listing Agents are on these properties. Half of those agents are from out of the area; some from as far away as Los Angeles. People not in the business probably do not know you do not have to be a local professional to buy a membership in the local MLS to List and Sell homes. These numbers are pulled from the MLS on May 11, 2009 and focus on Single Family Homes. In April 104 homes sold in Brentwood. The Average Price of those Brentwood homes sold was $282,428.00 and the Median Price was $280,000.00. Blue Goose Park is an exciting new park in Brentwood. It is an excellent place for toddlers to pre-teens and families. Blue Goose Park is on the corner or O’Hara and Adams. The park has a farm theme. I have been asked about the difference in these terms and now offer a brief explanation: Average: You had everything together and divide by the number of units. For example if 10 houses sell you add up the total cost and divide by 10. Median: The house in the middle of a price range. I’m not sure which way my data base jumps when there is an even number in a range.
