Brentwood California Market Report – August 2009 The Brentwood Market appears to be stabilizing and undergoing some changes. I do not know if this signals a trend for East Contra Costa County. This Brentwood Market Report Focuses on Sales in August of Single Family Homes as compared to Sales in July. The information is pulled for the MLS from between September 15th and September 18th. I will be presenting some Special Market Reports on certain Market Segments in Brentwood and other communities such as Short Sales, Bank Owned Home, First Time Buyers, and Higher End Homes in the near future.

Brentwood Housing Market. This report on home sales in Brentwood California is based Single Family Homes reported on the MLS as of August 13th 2009. Due to late reporting the numbers in this months Brentwood Market Report might vary slightly from Last Months Brentwood Market Report. I have broken the Active Sales up into two categories of homes in Brentwood California. I did all homes, which gave an average price per SF of $212.00 and really drove the numbers up. Here is this months Brentwood Market Report. These figures were pulled from the MLS on July 13th & 14th and are for Single Family Homes only. There are some slight differences in the Sold properties for May in this months report and Last Months Report Due to late reporting. Prices leveled out and showed no increase on a SF basis from month to month. The average and median price still increased. The number of bank owned homes on the market remained about the same going from 39 last month to 40 now. The price of active homes is moving closer

Apple Hill is a small gated golf course community in Brentwood California. The issue posed to me was how Apple Hill home prices compare with homes for sale in Brentwood. Good question as it reminds us that home value is often driven by specific neighborhood. I looked up home sales in Apple Hill on the MLS on and found only 1 sale for this year and 4 homes for sale. The scarcity of the properties speaks to the value of the homes in that area. I completed a Market Report on Brentwood Home Prices based on the size of the home.

I often tell Home Buyers that homes are like movie theater popcorn. When you go large you get more for your money, at least in terms of unit cost. My primary market is East Contra Costa County; including the cities of Bay Point, Pittsburg, Antioch, Oakley, Brentwood, Discovery Bay, and other small communities. To demonstrate my point I did a study on the City of Brentwood. My April Market Report on Brentwood, and My March Market Report on Brentwood the Brentwood Real Estate Market appeared the most stable. After a significant slide it seems that one market is turning around, at least for now. It is hard to tell what will happen long term. The Financial Crises is a mess and the steps to resolve it are not coordinated or sometimes even effective. However, the combination of the mortgage bail out plans, lower interest rates, lower prices, and tax credits may be starting to work. Long term the current financial policies may lead to inflation and higher interest rates. Many buyers perceive now as the right time to buy. This is true of investors and first time buyers. Lending
