buying a home: Chasing Unicorns – What's Keeping You From Owning a Home? - 07/06/15 07:40 AM
Chasing Unicorns – What's Keeping You From Owning a Home? When I list homes it is funny to watch the market patterns. Sometimes there is no Rhyme or Reason to things. Some weeks and weekends I have crowds coming through the homes. Other weekends the same homes are vacant only to see another wave the following weekend. Some reasons are obvious. Mother's Day Weekend was dead, not just Mother's Day but the entire weekend. I can kind of understand that; but Father's Day was busy (I guess dad's don't matter or like home shopping).

First weekend in June – Dead. Second Weekend in … (0 comments)

buying a home: Buying a Home – How to Survive the Next Crash! - 07/03/15 02:31 PM
Buying a Home – How to Survive the Next Crash! Many people buying homes are worried about the future and are scared of that commitment. When I say Crash in the title it can mean different things to different people. It can mean a drop in housing prices, a even worse employment situation, (The old joke is a recession is when your neighbor is out of work a depression is when you are out of work.) a worsening economic situation, a drop in the dollar, inflation, a stock market crash, and what other endless fears keep them awake at night.
First off we … (1 comments)

buying a home: So you did not think that initial low offer would hurt you? - 07/03/15 09:25 AM
So you did not think that initial low offer would hurt you?Well you find the home of your dreams and are ready to make that offer. But man that is a lot of money, big commitment, you start thinking about that payment (even though it is probably less than your rent), and you just cannot bring yourself to pay what your REALTOR recommends you offer.
Then you begin to think, maybe you can get it for less, even though the comps are going for what they want. But just maybe you think you can get away with it, get a deal. Hey it … (1 comments)

buying a home: When you need a winning kick you better put your best foot forward. - 06/23/15 12:44 PM
When you need a game winning kick you better put your best foot forward.Thinking of Buying a Home? Do you have a limited budget? Not much within your budget? In a Sellers market? Well when you find the house the will work for you you need to put your best foot forward.
Think about it. The football game is a tight one. Your team is down by two points. They are driving, but time is running. It is 4th and long and the field goal is 45 yards. You send out the kicker. Now do you want a kicker that is … (4 comments)

buying a home: How Much Money Will I Save by Owning a home? - 06/23/15 10:56 AM
How Much Money Will I Save by Owning a home? There is a lot of debate about if you save money by owning a home. I see some Investment Pros argue that if you put all your housing money into other investments you would make more money. What these “Geniuses” never seem to consider is that you have to live somewhere. Yes we all have to move out of our parents basement sometime and that generally means rent! Unless you have put yourself in a position to buy.
You will not save any money by not buying a home (unless you live in … (50 comments)

buying a home: Will My Credit Let Me Buy a Home? - 06/02/15 09:47 AM
Will My Credit Let Me Buy a Home? Many people wonder if they have sufficient credit to Buy a Home and if they can get a loan. There is a lot of bad information floating about. Worse yet sometime people talk to the wrong lender.
The California Association of Realtors (CAR) put out an info-graphic on Credit Myths that often keep people from Buying a Home:
Here is my advise if you are considering Buying a Home but are not sure if you can get a loan:
Talk to a lender. Not later when you think your credit is better or you have more … (8 comments)

buying a home: Over Coming Financial Obstacles to Home Ownership! - 05/19/15 11:39 AM
Over Coming Financial Obstacles to Home Ownership! Many people feel they cannot afford a home. Some of them have even talked to a lender that has told them they cannot afford a home, or cannot qualify for the loan.
The California Association of Realtors (CAR) put out a Inforgraphic showing what most people see as obstacles to getting a home loan.
This of course is focused on Student Loan Debt and Home Ownership as this is a big obstacle for many people. Many families are focused on this problem. My oldest son is in college and we are dealing with this issue too. … (4 comments)

buying a home: The Number One Secret of Real Estate! - 04/21/15 02:06 PM
The Number One Secret of Real Estate! The number one secret of Real Estate is that there are no secrets. I get calls all the time from people that want to see a house they saw on line that looks like a great deal. Of course we all want a great deal but generally I see several things happen:
It is a phantom listing. A home that is not really on the market. Often it is a listing that is not really for sale that an agent is holding out there as bait in order to get the phone to ring. (This … (34 comments)

buying a home: Why the Seller Rejected your Reasonable Offer? - 01/20/15 11:40 AM
Why the Seller Rejected your Reasonable Offer?
I work with lots of Home Buyers in Brentwood CA and the East Contra Costa Communities of Antioch, Oakley, Discovery Bay, Pittsburg, and of course the balance of the East Bay Area.
I see many Home Buyers come into this Hot Sellers Market and even Balanced Markets trying to save a few dollars on the home. Now I cannot blame them for that, we all want to save money and get the best deal we can. However, this effort to chisel a few extra bucks out of the Home Sellers may backfire.

buying a home: Why you should Buy the First Home You See! - 12/05/14 10:33 AM
Why you should Buy the First Home You See!
Many times I take clients out to see homes and they find a great home, but feel no one should, “Buy the First Home You See.”
I work with a lot of Home Buyers here in East Contra Costa County showing homes in Brentwood, Oakley, Antioch, Pittsburg, Discovery Bay and beyond. Buying a Home is scary and I understand this attitude, you want to see a number of homes in order to compare pricing and features in person. This is a probably the biggest purchase you have every made and you do … (27 comments)

buying a home: Why Real Estate Prices might go up even higher! - 09/30/14 11:32 AM
Why Real Estate Prices might go up even higher!
I caught the National Real Estate Post (NREP) this morning. There are indications that higher housing prices are on the way. I feel higher prices are on the way due to coming inflation, but they had another reason.
You can start your Home Search Here Now!
Per NREP the National Association of Realtors (NAR) says New Housing Starts are only at about 60% of what they need to be. This means there will be even more demand on the resale market come spring.
So why are new Housing Starts not where they … (3 comments)

buying a home: So is the Housing Market Ready to Crash Again? - 09/26/14 11:39 AM
So is the Housing Market Ready to Crash Again?
This is the question I get from many people. If I had a crystal ball I would be rich and not spending my morning writing a blog post, but my general feeling is “NO”!

Home sales have slowed – this is true, but we have gone from the hottest sellers market anyone has ever seen to just a plain Hot Sellers Market. What has disappeared from the market is a lot of the investors buying the low end properties or fixer uppers and flipping them, oh some are still there but … (15 comments)

buying a home: So What Do I need a Realtor For? - 09/23/14 09:41 AM
So What Do I need a Realtor For?
With so much information on line some people do not understand why the need a Realtor. Well as it turns out most over Home Buyers and Home Sellers feel they need a Realtor. Why? The primary reason is to help them with negotiations. But there are other reasons too.
The California Association of Realtors (CAR) prepared this infographic showing what people say the need a Realtor for:

I suspect with some areas, like determining affordability they rely more upon a Realtor than the realize. I know as a Realtor even though I … (3 comments)

buying a home: So Where is the Market Heading? - 08/26/14 10:46 AM
So Where is the Market Heading?

Lately I have been of the opinion that the Bottom of the Real Estate Market is driving the Top of the Real Estate Market.  That is the low end homes are being snatched up fast driving up the price of Low End Real Estate, which pushes the price of the Higher Priced Real Estate up.
Now each and every Real Estate Market is different and the National Real Estate Market does not always reflect the Local Real Estate Market.  But every morning I listen to the National Real Estate Report; and Frank and … (5 comments)

buying a home: Where Do Renters Buy? - 08/26/14 09:35 AM
Where Do Renters Buy?
Renters Buy Homes, but where?  The California Association of Realtors (CAR) took a survey to find out where Renters Buy and prepared an infographic.  Take a look:

I was actually really surprised by the numbers.  I would have assummed that most Renters Buy Close to where they live now.  Neighborhood is not defined, I would have like to have seen it defined as the same town or a mile radius.
If you are a Renter and Considering Buying a Home let Home Point Real Estate Point you in the Right Direction.  As us about great First … (5 comments)

One Key to Rule Them All!
OK, if you do not get the reference you need to see The Lord of The Rings again.
When I bought my first home it was a condominium and long before I was a REALTOR. After a while I found myself serving on the board and being on the board I was given a key to the club house and such. I put it on my key ring with my house key and such.
Many of the keys looked the same. After a while I realized that my club house key was also opening my unit … (5 comments)
