selling a home: Five Important Home Selling Tips! - 09/15/16 01:38 AM
Five Important Home Selling Tips! The Five Important Home Selling Tips:
Never over price your home. Yes you can come down on the price if it does not sell, but the longer a home sets on the market it gets a stigma, especially in this Sellers Market. If anything you might try pricing under the market to get a lot of showings and a bidding war going.

Don't let people know why you are selling the home. Don't post the why or other details on Facebook or other social media. When you tell close friends make sure they do not share the … (0 comments)

selling a home: Aren't you in the Business of Selling Homes? Oh Maybe Not! - 11/04/15 02:17 AM
Aren't you in the Business of Selling Homes? Oh Maybe Not!
The other day a client asked me about showing a home. I had suggested it to them earlier, but they had rejected at first; now they were thinking about it again.
The instructions stated it was vacant, but I needed to call the owner to show it. So I called the owner. He was irate. He had just spent all day Sunday at the house and told me we should have come by then. Then he reluctantly agreed to show it to my clients later in the week, after 6 (after dark) … (0 comments)

selling a home: Brentwood California Move Up Buyers and Sellers - 09/23/15 04:43 AM
Brentwood California Move Up Buyers and SellersWhere are all the Move Up Buyers and Sellers in Brentwood California and Contra Costa County?
The California Association of Realtors puts out some great inforgraphics. Here is one that deals with people considering to sell and move up:
There is a lot of information here and it is always important to remember the difference between what people say and what people actually do. The numbers I think are the most interesting are 1) that 64% of people do not feel they can afford the home they want if they sell; and 2) 60% of the people … (10 comments)

selling a home: Putting Zillow's Zestimate to the Testimate - 09/02/15 08:23 AM
For all my Brentwood and East Contra Costa County Home Buyers and Sellers.  I want to share this post with you that explains really well the problem with Zillow and Zestimates.

I heard when a person jots down worries or concerns it can quiet a mind to a point where they can enjoy inner peace...so here I go!
Having performed hundreds of Comparative Market Analysis over the years I have developed a few pet peeves but one stands alone, The ZESTIMATE® !
Sitting and talking with these sellers I was always surprised by the large number of them referring to Zillow's Zestimate® through words or actions, as a reliable and accurate valuation.  Keep in mind I have come a … (5 comments)

selling a home: You Really Cannot Look Past That Crap! - 08/04/15 05:45 AM
You Really Cannot Look Past That Crap!I have 4 listings all with one seller. All four were occupied by tenants and I agreed to sell the occupied homes. We listed at about the bottom of the market for what we had. Not fire sale prices, but certainly low and low enough that after cleaned up there would be some equity for the buyers.
Three of the tenants were very cooperative, but one was a problem and it took sometime to get her out of the property. Oddly enough the one with uncooperative tenant went into escrow first, sight unseen based on my … (8 comments)

selling a home: So why remodel before you sell your Home? - 04/27/15 08:47 AM
So why remodel before you sell your Home? The California Association of Realtors (CAR) puts out some great infographics. This one talks about how much particular home improvements will increase the value of your home. Take a look:

Now the first thought on view this is, “Why do any home improvements if there is no positive return?” Even the front door barely registers a positive. Here are some thoughts to consider:
This is not a chart for someone wanting to remodel to sell. This is just to demonstrate what you might get back on your cost when you do go to sell. If … (11 comments)

selling a home: Does selling the most burgers mean you make the best burgers? - 04/09/15 03:55 AM
Does selling the most burgers mean you make the best burgers?I think McDonald's is a great company. They provide jobs for young people that teach them skills to get better jobs down the line. And although everyone complains about the food we all go there from time to time. It may be because the kids want to go, we are in a hurry, the prices or some other reasons.
McDonald's sells 75 hamburgers per second and every year they gross more in sales than #2 fast food place Subway, Wendy's, Burger King, and Chick Fil A combined. By far they are the leading seller of … (7 comments)

With so much information on line some people do not understand why the need a Realtor. Well as it turns out most over Home Buyers and Home Sellers feel they need a Realtor. Why? The primary reason is to help them with negotiations. But there are other reasons too.

selling a home: Selling a Brentwood CA - What they see is what they will Want! - 07/18/14 08:19 AM
Selling a Brentwood CA - What they see is what they will Want!
Of course when buying a home most people figure what you see is what you get. But sometimes a homeowner wants to keep a particular fixture or piece, or worse yet charge more for that piece. This could be a custom or high end light fixture for example. My advise is just to remove the item from the house before the home goes on the market. Do not leave it in the house, it will become a point of contention. Replace what you remove with another fixture designed … (9 comments)

Selling Your Brentwood Home - Have a Manual!
When you own a home you will often buy appliances, systems, upgrades, and do major repairs on your home. Frequently these items will come with a manual, new floors will come with instructions. Save all of these things. Put them in a nice folder with all the manuals from all the appliances and things you are leaving behind; this includes warranties. Keep and provide repair and maintenance records. Perhaps your landscaper has put in plants and you have records as to what the plants or landscaping is.
If you put in a floor … (1 comments)

selling a home: Pricing Homes Like Tomatoes! - 07/09/14 09:40 AM
Pricing Homes Like Tomatoes!
I see homes priced all the time with prices like $299,900.00, or $189,000.00. Now I struggle with this for two reasons:
1) Retailers and gas stations have done a lot of research and pricing below a round price point works for them. The house looks more affordable. These are smart people and they know this works. I trust their judgment on this.
2) However, today we are in the age of the internet shopper. People go to hundreds of on-line Home Search Engines and they are asked a price range. They may put in a range of … (1 comments)

What is your Time Frame to Sell Your Brentwood Ca Home?
The time frame to sell your home is very important. Most people think that they want to sell their home as soon as possible, and most do. But not always and there are other considerations in the timing. The time frame of your sale will impact the price.
Obviously if you have to sell fast it may be necessary to list the home lower. However, if the market is a hot sellers market you might still get a very good price for the home. You want to list low to … (0 comments)

Why are you Selling Your Brentwood California Home?  Part 2
Before Reading this you may want to read:  Why are you Selling Your Brentwood California Home?  Part 1
Traditional Sales with no sense of urgency are another matter. We want to maximize the price in the current market (but this does not mean over pricing). To maximize pricing many sellers are open to making repairs in advance, staging, and other enhancements that might cost money up front.
Time Frame may create a sense of urgency for the sale and yet the seller will still want to maximize the selling amount. The seller … (0 comments)
