The last few years have marked an increases in Miami’s luxury real estate market t, which has led to one record-breaking sale after another. Regardless of the notion that the housing market was at its peak in 2005, the recent years have seen a boost in real estate values that have clearly overshadowed the prior market boom.

In the last 10-12 years, we have all experienced quite a few changes with technology. It's all started first with computers, then the internet/mobile phones, and now what?

Have you ever experienced that the people in the next table to you before they start eating make a shot of their food to share with friends or playing with their iPhones/Androids/iPads? When I have first really experienced this for the first time in Rustic Inn, a crab Restaurant in Fort Lauderdale, I thought that the guy making the pictures of the plate with stone crabs worked for some kind of magazine that adverises or reviews dining. Now I understand that he probably just posted those photos to Facebook/Instagram/Twitter and all his so called friends will know what he eats before he leaves the restaurant. Is it necessary? I am not sure, but social media has become a high factor in our life.

What do you see now in business? Google, the most dominate search engine, basically dictate us the rules of the game and make the changes of the game rapidly. For example, if I want to promote my web site http://globalrealtypartners.com/ , I will need to start using Google Plus, or at least Facebook as a promotional tool. You want to basically achieve the goal of your customers liking your service the same way as they like eat pasta, pizza special drinks etc.

What am I trying to say? We are all trying to succeed in the real world, and selling real estate is probaby one of the most competitive market. Selling it in US, means that 85% of your traffic, if anybody uses it, will come via Google. I just want the rules of the game be written as clear as possible. In real life, the Giant (Google) is telling the US one thing, but in reality is doing something completely different. I am telling this information on my personal experience from 2 years of my time spent on my web site development and promotion.

Selling Miami Real estate what do you need for a success?

The last 5 years have been challenging for real estate professional across the country accept perhaps Miami, Sunny Isles, South Beach and Brickell for the last year and half. The prices in those cities for real estate have been fueled by foreign buyers all over the world who were encourage to buy US assets now while the US dollar depreciates against the Euro, rubel, peso, real or Canadian Dollar. Just name the currency. All these factors been supported by strong demand and high prices for oil, raw materials and a vision that Miami has become an international city like New York, London or Paris.

What do we see now? The dollar has appreciated or at least retreated almost 20% against the Euro. The stock market is not going anywhere waiting for November's elections and prices are not so cheap anymore as it were 2 years ago. What all this means for Miami real estate? Unless the US government decides to start exploring for oil and decrease prices for oil, the prices for Miami real estate will continue to climb. Why? 8-9 out of 10 new buyers are from Brazil, Russia, Venezuela and Mexico where exports are heavily base on raw materials, oil or metals. Taking into account that the conversation about starting exploration of oil inland or at least not so deep offshore, taking more than decade will probably reveal a new high for Miami real estate before the new correction.
