southern california: Updated: CA State Bar v. Michael T. Pines. SHARK ATTACK! - 03/15/11 05:56 PM
Last October I wrote about a local attorney by the name of Michael T. Pines who was making quite a name for himself in local real estate circles. (Another Real Estate Scam to beware of.) Counselor Pines was making the evening news by advising clients who had been foreclosed on and evicted to break back into their former homes under the theory that since the debt had been satisfied through foreclosure, they could now own their former home free and clear. To say this hadn't worked would be an understatement. Clients who actually followed his advice were summarily re-evicted if they

southern california: July Housing Report for Southwest California. Making sense of the nonsensical. - 08/22/10 02:46 PM
How's your market? So far we've avoided the 'plunges & plummets' that seem to have afflicted the rest of the country. But I question if it really has impacted everybody - or just a few markets that tend to make the headlines. Hope your market is doing better than the headlines. 8 city rept View more documents from Southwest Riverside County Association of Realtors.

southern california: Southwest California Legislative Council Takes Position on Early Bills - 02/22/10 06:48 PM
The Southwest California Legislative Council, with whom SRCAR is an advocacy partner, today adopted the following positions on current/pending legislation: Support - ACA 30 (Jeffries) To abolish the office of Lieutenant Governor. Self explanatory - this largely ceremonial position requires salary & staff expenses and the duties could be consolidated with the Secretary of State.Support - AB 1671 (Jeffries) To prevent the Governor from appointing vacancies on the County Board of Supervisors. A recent example in Riverside County left us without the ability to pass certain bills at the county level while Sacramento played politics with us. Our local positions should

southern california: NAR Mid-Year - Dr. Lawrence Yun - 05/21/09 06:13 AM
It was my good fortune to catch the elevator in the Wardman with Dr. Lawrence Yun last week. As we strolled to the Omni we exchanged pleasantries - I was greatly looking forward to his Economic Update on Thursday morning. When he noted where I was from he lit up - 'Oh, I know Riverside County - it's one of the areas I study to gage the market.' He proceeded to describe our market as he saw it and was solicitous of stats pertaining to Southwest County. His summary of our area was right on the mark and I was impressed

southern california: Menifee - Their 1st State of the City Address - 02/25/09 08:36 PM
An assortment of business and civic leaders gathered today for the inaugural State of the City address for California's newest city, Menifee (incorporated October 1, 2008). It was a low-key event compared to many I've attended but the atmosphere was positive and upbeat and, dare I say, small-town America friendly. It was held at the Sun City (now part of the City of Menifee) Masonic Lodge. The room was hot, the sound system archaic, the food was bland but nobody cared because there was a sense of enthusiasm and purpose in the message and it was great fun to be

southern california: What Can We Buy In Murrieta CA for $250,000? - 02/24/09 01:13 AM
What can we get for $250,000? That seems to be a question I get a lot lately. There was a time about 12 - 15 years ago when you could buy a lot of house in Murrieta or Temecula for $250,000. Average price / SqFt was hovering around $100 so you could get a real nice 2,000 SqFt place or a pretty nice 2,500 - 2,700 SqFt place. Of course that was in the days before everybody had to have granite counters or stainless steel appliances, but you usually got a pretty good size yard to go along with that. Then

southern california: Murrieta/Temecula - Boomtowns in Waiting. - 02/09/09 06:20 PM
Forbes.com recently posted an article entitled 'America's Post-Subprime Boomtowns'. It calls out the top ten markets in the country that, in some cases have suffered the most as a result of the sub-prime melt-down, but that are poised to come roaring back after the fall. Not surprisingly, California cities are in 7 of the top 10 spots - and right up at the top of the list are Perris in #5 spot, Temecula coming in at #3 and Murrieta at #1. "Woodbridge joins Murrieta, Calif., Queen Creek, Ariz., and Port St. Lucie, Fla., on a list of towns that

southern california: CA AG Busts Another Ponzi Scheme. Yeah! - 01/23/09 11:40 AM
And the beat goes on - or maybe I should say the beatings continue. Always good to see miscreants get their come-uppance. Unfortunately for more than a thousand people the come-uppance comes up too late to save their 'investment' and, in some cases, their retirement. It's precisely this variability that makes this type of fraud so difficult to prevent. Although the two articles I posted earlier also involved Ponzi schemes and affinity fraud, the crimes are as different as night & day. In one, people with Hispanic surnames convinced other people with Hispanic surnames they could get them into

southern california: Few Brokers Linked to Disproportionate Share of Foreclosures - 01/21/09 01:50 PM
One of our local writers for The Californian just did an excellent expose on some of the mortgage fraud that’s run rampant through our region for the past few years. Zach Fox and Chris Bagley at The Californian and Leslie Berkman at The Press Enterprise have done an exceptional job over the past couple years shining the light on these miscreants and helping educate the public about some of the scams that have invaded our communities. In his latest piece, which is a very long read but very worthwhile, Zach talks about another affinity fraud linked to a handful of

southern california: $18 Million Ponzi / Affinity Schemer Gets 12+ Years & $6.8 Million Fine. - 01/21/09 12:47 AM
Once in awhile they do get caught. Sometimes it seems like not often enough but then one comes out of the woodwork like this. Over 600 investors were taken advantage of! Promised returns of up to 50% in as little as a months time! My sweet Lord, people – does this not strike ANYBODY as being pretty far out there? Don’t these ‘investors’ bear some responsibility just for being unusually, oh I don’t know…GULLIBLE? Or would greedy & stupid be more to the point. And to make matters worse, in addition to a classic Ponzi scheme, plus taking advantage of people

southern california: Murrieta 'State of the Community' - It's All Good. - 12/02/08 02:31 PM
This morning I attended a 'Murrieta State of the Community' address by Mayor Rick Gibbs. Today is Mayor Gibbs last day on the job as he will hand over the gavel to Gary Thomasian at tonights City Council Meeting. Rick has done an outstanding job for us this year, bringing a high level of decorum to the office, a professional reserve and a business-like attitude. His tenure helped heal many of the remaining rifts our city suffered as the result of our council recall from a few years ago. Rick served as my Vice-Chair a few years back when we worked

southern california: MortgageFraudBlog Conference - Day 2 - 11/06/08 10:33 PM
11-6 fraud day 2 I've gotta say right up front, I'm not used to attending seminars where other attendees are packing heat. While it might come in handy at some of the real estate conferences I've been to (especially when what's his name heads for the microphone yet again), we're a pretty tame bunch considering our reputation. However, as I mentioned yesterday, at Rachel Dollar's MortgageFraudBlog.com Conference, the audience is heavy with law enforcement and a few heaters are much in evidence. It does make you a little wary and you don't nod off as much when the guy next to

11-5 mtg fraud conf Ahhhh, Miami. You know you're in a different world when the muzak in the hotels is Caribbean and you can get a good pressed Cuban sandwich anywhere. It's a long slog here from SoCal - even longer when you get to spend an extra 2 1/2 hours sitting on the runway in Dallas while they put new brakes on your airplane. Back in the day they'd roll out the drink cart for that little 'inconvenience', nowadays they just drop the price of their snacks from $4 to $3 for a 'huge' chocolate chip cookie and thank you
