In his recent biannual lecture on the state of the New Jersey Real Estate market, appraiser and well known scholar of NJ real estate trends, Jeff Otteau, was more optimistic than he has been in several years.
Pointing to monthly contract activity levels that have been running ahead of the previous year's every month since June, 2009, Jeff expressed his opinion that we are at last on our way to recovery in New Jersey. Great news, right?!!!

new jersey estates: Mortgage Insurance Tax Deduction Extended - 01/09/08 07:39 AM
The same new federal law that offers relief from mortgage debt forgiveness taxes, also extends tax benefits for many more homeowners who pay mortgage insurance. Effective January 1, 2008, according to the "Mortgage Forgiveness Debt Relief Act of 2007," for those eligible, no taxes will be owed on any mortgage debt forgiven or written off as part of a short sale, foreclosure, renegotiation, bankruptcy or other such action on a principal residence. Before the law was passed such forgiven debt was typically taxed as income.

Realty Times has said it before and we'll say it again. Home prices have dropped, inventories are at 10-month supplies, and interest rates are hovering near record lows. If those aren't buying signals, nothing is, but the National Association of Realtors reports that buyers are timing the market and waiting for better deals. That's an improvement from being scared to death, and it could mean the bottom is here. NAR has missed some forecasts before, but this time there may be something to the trade association's announcement that a recovery could come as early as spring or late 2008.

If you've been wondering when the housing market will turn around, Moody's Economy.com says it has the answer -- 2009 -- provided market conditions cooperate. The report, "Aftershock: Housing in the Wake of the Mortgage Meltdown", forecasts the beginning of the end to housing market woes early next year, but only with the alignment of significant housing market conditions.
