Bad decisions by developers in Leavenworth have led us to our first auction. It wasn't a foreclosure, but there were some bargain basement prices. Here are what the local sources said. Leavenworth Condo Update - Considering all the new construction that is going on in the Leavenworth condo market and the increasing prices, I thought I would see how they compared to other regional prices. Ben over at Seattle Condos and Lofts did a short update on the condo market in Seattle. Ben reports that April brought sales of 304 condos in the Seattle area with a median price of $320,000 and an average price of $367,700. Buying a condo at Kahler Glen or building a new home on the golf course? Many buyers ask me if membership to the Kahler Glen Athletic Club is included with their association fees. This members only facility has separate memberships that have been limited in number. Recently there have only been 93 memberships and new home owners wishing to join had to buy an existing membership from someone who was moving or not using their membership. In the city limits and the Urban Growth Boundary of Leavenworth this means the condo needs to be zoned for commercial use. I stumbled upon this article about financing vacation homes on MSN. There are a couple important points that seem to be a matter of debate - manager or no manager? I guess it really depends on which is more important to you - profit or workload. This is a personality question for sure and each investor has to make that decision for themselves. I think the rest of the article touches on things I have mentioned here before and on my other blog.

If so, we should talk about the value of your home. It wasn't very long ago that there were 5 or 6 condos at Kahler Glen for sale, all around $160,000. Slowly, they finally sold. The next house came on at $180,000. I had some clients who made an offer, but weren't willing to pay that outrageous price. It sold, and so did the next one at $209,000 in the Fall of 2005. A year later, the only listing in the area sold at $275,000. The demand is still out there. How do I know? Kahler Glen and Kahler Glen Condos

Perusing real estate websites we see mention of realtors who serve every community in Douglas and Chelan county. They fill their website with key words and promise they are the local experts. Buyer (and seller) beware.Before hiring an agent to represent you make sure they have the experience to give you the best advice. I work in the rural areas of Leavenworth, Lake Wenatchee and Fish Lake. I don't work in Waterville or Rock Island. These names are more common on Realtors websites than they are on their resumes. Ask an agent you are interviewing how many homes they have sold

"How's the market doing in Leavenworth?" my friends from Seattle always ask. It depends is often the answer.Condos remain a hot ticket. More specifically condominiums zoned Commercial (to allow for overnight rentals) under $250,000. We are seeing a number of new condo projects, but the prices start much higher. Generally for condos we have just a month or two of supply and a high number of pendings to active listings.Manufactured homes remain slow. The newest t-shirt from Plain Hardware says it all. "Where the *!@# is Plain?" Plain, Washington is located in the Beaver Valley near Lake Wenatchee and Leavenworth. It's a small place. (They share the 98826 zipcode with Leavenworth) Home to Just Plain Grocery and Plain Hardware and a newly opened Napeequa Winery. Mountain Springs Lodge is also in town along with numerous other vacation rentals. It's a sunny open valley filled with pastures and pine trees and views north to the Glacier Peak Wilderness. It's not far from Kahler Glen for golfing or Stevens Pass for downhill skiing.Anyhow, Plain is great. There.
