The Kahler Glen home destroyed by an avalanche earlier this month was built under the assumption that an older geo-hazard study was still valid according to a recent Wenatchee World article. After the study was completed a forest fire razed the slopes above the home removing the trees and vegetation that might have prevented an avalanche. My educated guess is that this loss of vegetation is also the likely the cause of a large mudslide on Pelton Place last Spring. … (0 comments)

Leavenworth Condo Update - Considering all the new construction that is going on in the Leavenworth condo market and the increasing prices, I thought I would see how they compared to other regional prices. Ben over at Seattle Condos and Lofts did a short update on the condo market in Seattle. Ben reports that April brought sales of 304 condos in the Seattle area with a median price of $320,000 and an average price of $367,700.

Amtrak has just announced the approval of a new stop in Leavenworth from their Empire Builder Route according to a recent article in the Wenatchee World. The plan has been in the works for some time- pending approval by Amtrak and by Burlington Northern Santa Fe who owns the tracks. The train station will be situated on North Road, just a few minutes outside of the village. If so, we should talk about the value of your home. It wasn't very long ago that there were 5 or 6 condos at Kahler Glen for sale, all around $160,000. Slowly, they finally sold. The next house came on at $180,000. I had some clients who made an offer, but weren't willing to pay that outrageous price. It sold, and so did the next one at $209,000 in the Fall of 2005.
