This rookie learned something new last week!! - 01/30/07 12:01 PM
Isn't it great when you learn something new? Isn't it better when it comes to you in the way of help, and not by the way of hard knocks? I found out something that totally saved the sale of my listing. This particular listing I'm working with both sides..my buyer came from an open house that I held three weeks ago and we are going to close tomorrow. After I received the title commitment last Thursday, I thought it was going to go up in smoke when I read that my buyers have an IRS lein for $5400...There goes any chance of

Bloggers or Spammers - 01/30/07 10:24 AM
When I first log on to Active Rain, the first thing that I like to do is to check out my associates posts. I read and comment on theirs first before I go on to the featured posts..It's out of respect to those that I feel have earned a spot on my list. These are the ones who always have something informative to say and I've come to enjoy what they have to offer. Some are people that have responded to my posts often, so I pin them on my virtural cork board to refer back to what they are doing... Lately,

Why I like living in Asotin, Washington - 01/25/07 11:10 AM
Last summer I relocated from Lewiston, Idaho to a quaint little town calledAsotin, Washington. Asotin is just across the snake river from Lewiston,so it wasn't like I moved far away. In fact, I can look out my front picturewindow and see the city of Lewiston, as well as the city of Clarkston,Washington. In my community, the Snake River separates Washington and Idaho. I am licensedto sell real estate in both states. Living here, a Realtor almost hasto have a license in both states-even though I know successful Realtors that do not have both. A lot of people ask why I moved to Asotin..well

You've written an offer, now the fun begins--The Home Inspection - 01/20/07 12:56 AM
You did it, you put in an offer on a home, and it was accepted. Now comes the home inspection!! If you are like most home buyers, you will hire a professional home inspector to go over every inch of your new home. The job of a home inspector is to give a full report of every defect that he or she finds while going through the home. Some of thesedefects are pretty important; the inspector may find a "live" electrical wire, defective plumbing, or even pests. Many of the findsare small, but notable for your information. When your inspector gives

Picture of the frozen Clearwater River near Orofino Idaho - 01/19/07 11:57 AM
I recently took a small road trip, and ran across some beautifulscenery. Here are some photos that I took of the frozen ClearwaterRiver. These were taken just past Orofino, Idaho and Kamiah. I thought it was really fun to stand there an listen to the river. The icesounded like styrofoam rubbing together... We had a week long cold spell where the temps did not get above 20 degrees. It dipped down to the single didgets. Today the thermometer reads in the upper 30's and the wind is really blowing!! I'm looking for all the snowto be gone by the end of the

Time for you to help this Rookie... - 01/11/07 05:14 PM
Hi all.. As some of you know I've been posting some help for other rookie agents. I've been a licensed Realtor for just about a year now and have done very well. Now I am looking for input.. I received a floor call yesterday from a man who owns several espresso stands around the area. He wants to sell one in a neighboring town and wants me to list it tomorrow. I can't find any comparable to go by. Have any of you listed an espresso stand? Can you help me with the formula of listing a small business like this? I want

Historic Fire watch towers and rustic cabin rentals - 01/10/07 12:34 AM
Last week I posted a blog about Orofino, Idaho and Rich Jacobson asked about rustic cabins. We have rustic cabins and then some!! How about renting a fire watch tower? Many of the towers in our area can be rented on a first come-first served basis. These towers are very rustic and a minimum of supplies. Last fall I visited one in the Blue Mt's and here is what was provided. A U.S. forestry issued cot, a chair, and a cook-top. You will have to ask the Ranger District of the fire tower that you wish to rent what is provided

Going Paperless - 01/09/07 12:31 AM
Well, after talking about it for several months, I am going paperless!! Well, for the most part... Last week I took the plunge and bought a document scanner, and a flash drive. I am in the process of loading all of my listings and my buyers documents into my computer and saving it on my USB Flash drive. It is a little scary thinking that all of my files are inside this little stick. I am excited that I have ALL of my files with me where ever I go. I can pull them up on ANY computer!! I am going to save

Advice for the New licensee-Part 6-Designations - 01/05/07 12:56 PM
If you are a newly licensed Realtor, you have probably wondered what all the letters mean besides some of the agents names. It means that this is a Real Estate professional who has devoted themselves to improve their skills, and has gone the extra mile when it comes to education. They not only attend classes to maintain their licenses, but have gotten more education to make themselves more knowledgeable in the field of Real Estate. Why is this important for a new licensee? Having a designation like CRS, or GRI can really jump start your career. It shows that you care about

Welcome to Orofino, Idaho - 01/02/07 06:47 PM
Orofino, Idaho..a small town located in along the Clearwater River, and beautiful mountainous country. This is a town for those who love the outdoors!! The Clearwater river if famous for its record steelhead, and the Dworshack Dam and Fish Hatchery, which I've visited several times. Kids love to visit too!! The dam is the largest straight axis dam in North America. The Nez Perce National Historic Park is just a mile away with a museum filled with Nez Perce Indian history. The name "Oro fino" means Fine Gold, but the name of the town is pronounced Oro feeno.. If you like an area that has "seasons", you

OMG!! IT'S THE FIRST WORK DAY OF THE YEAR!!! - 01/02/07 11:03 AM
Okay...Here we are...Tuesday January,2nd!!! Are you motivated?? When the alarm went off did you just want to throw it across the room??? I have a feeling that I am going to be like the woman in the photo...I'm out of juice and on floor today... I spent the two weeks that my daughter was on Christmas break sleeping in. Every day of her vacation I did not get up until my eyes opened and my mind said it was okay to sit upright... Two weeks of pure joy... I am not a morning person--just ask anyone who lives with me. I mean, it's
