&lt;p style="text-align: left;"&gt;I am so pleased to report to you all with news that is sure to bring a smile to your face....last week came to a close bearing great news from, the month of September.&amp;nbsp; &lt;strong&gt;Existing home sales climbed 9.4% alone during September&lt;/strong&gt; making a 5.57 million annual rate; a figure almost &lt;strong&gt;double &lt;/strong&gt;to what the consensus had predicted.&amp;nbsp; This brings relieving news after &lt;a href="http://activerain.com/blogsview/1260541/san-antonio-central-tx-san-antonio-market-hits-a-speed-bump-" title="san antonio" target="_blank"&gt;August slight drop&lt;/a&gt; after hitting a speed bump in progress.&amp;nbsp; Possibly even better is the news that the inventory is down to 7.8 months, making it several steps closer to the desired 6 month housing market.&lt;/p&gt;
&lt;p style="text-align: left;"&gt;Just some quick points of interest&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;Single family beginings rose 3.9%; with a 40.3% gain overall since time period of January to Febuary.&lt;/li&gt;
&lt;li&gt;Mortgage rates edged just past 5% landing at 5.07% for 30 year fixed loans.&lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;Next week brings some key points of interest as we look for answers in GDP, inflation, and housing.&amp;nbsp; Toward&lt;img title="stocks" src="http://www.freefoto.com/images/04/03/04_03_1---Stock-Market-Prices_web.jpg" height="233" alt="stocks" width="350" style="float: right;"&gt; the ending of next week we should know the stats on the Q3 report which should indicate the expansion in the markets for this year.&lt;/p&gt;

&lt;p&gt;Although mortgage application fell slightly last week 1.8%, re-financing rose during last week.&amp;nbsp; According to the MBA (Mortgage Bankers Association), they are projecting existing home sales in 2010 to rise 11.2%.&amp;nbsp; In addition new home sales are projected to soar 21% higher than 2009 levels.&amp;nbsp; To put the cherry on top of the cake, the &lt;a href="http://www.realtor.org/" title="NAR" target="_blank"&gt;National Association of Realtors&lt;/a&gt; reported that the volume of existing home sales was down to 3.6 million from 4.3 million 12 months ago.&lt;/p&gt;
&lt;p&gt;I'm comfortable in saying now that the &lt;strong&gt;market&lt;/strong&gt; does appear to be wakening from its slumber, but that doesn't mean that I'm saying there isn't a long road of work and repair needing to be done.&amp;nbsp; We are a long ways as a nation to coming out of this hole that we dug ourselves. &lt;p&gt;&lt;strong&gt;&lt;span style="text-decoration: underline;"&gt;I QUIT! &lt;/span&gt;&lt;/strong&gt;It would be so much easier just to say those two words. However, I received the following email about an our ago from one of my blog posts:&lt;/p&gt;

      <description>&lt;p&gt;&lt;img title="market" src="http://www.cartoonstock.com/lowres/ena0026l.jpg" height="275" alt="market" width="339" style="float: left;"&gt;San Antonio has seen some great &lt;strong&gt;improvements&lt;/strong&gt; over the year as a whole compared to the drastic fluctuations seen prior.&amp;nbsp; Although August did see a &lt;a href="http://activerain.com/blogsview/1260541/san-antonio-central-tx-san-antonio-market-hits-a-speed-bump-" title="market" target="_blank"&gt;slight slip in the &lt;strong&gt;market&lt;/strong&gt;&lt;/a&gt;, the great progress made should not be forgotten.&amp;nbsp; Leaders in the industry such as Steve Morris are calling the "storm" to be over and the time to pick ourselves up is upon us.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;So to give you a quick synopsis of the week things are getting back on track with &lt;strong&gt;improvements&lt;/strong&gt;.&amp;nbsp; After August the &lt;strong&gt;market&lt;/strong&gt;showed some difficulty in continuing the upward trends, however last week alone it appears as if the &lt;strong&gt;market&lt;/strong&gt; has jumped back on the tracks of success.&amp;nbsp; Even in retail it is being reported that with the September sale stats coming in, it looks as if the consumer if pitching in to the recovery.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;The ISM index climbed to 50.9 which hints at the growth for non-manufacturing division in our economy.&amp;nbsp; &lt;strong&gt;Loan applications alone rose 13.2% just during last week.&amp;nbsp; On top of it all a average 30 year fixed rate&lt;img title="up" src="http://www.the-entrepreneurs-coach.com/UserFiles/Image/photos/onwards-upwards.jpg" height="286" alt="up" width="250" style="float: right;"&gt; loan is sitting at a very affordable 4.89%&lt;/strong&gt;&amp;nbsp; Be on the watch at the end of this week to hear about consumer participation as well as that wonderful word inflation as the week comes to a close.&amp;nbsp; It looks like we are making our way up, but it will take a group effort to accomplish this.&lt;/p&gt;

&lt;p style="text-align: left;"&gt;San Antonio doesn't appear to be the only region experiencing &lt;strong&gt;improvements in its market&lt;/strong&gt;.&amp;nbsp; In the word's of Exit Corp's President in the United States region, "we are &lt;strong&gt;definitely starting to see an upward swing in the majority of the country."&lt;/strong&gt;&amp;nbsp; Despite the &lt;strong&gt;slight&lt;/strong&gt; set back in August in home sales, the &lt;a href="http://www.realtor.org/press_room/news_releases/2009/09/ease_four" title="transactions" target="_blank"&gt;National Association of Realtors&lt;/a&gt; is still declaring the annual number of transactions to meet the anticipated 4.9-5.2 million transaction mark.&amp;nbsp; Considering the past years such as '07 and '08 compared to 2009, I would say these are&lt;strong&gt; improvements&lt;/strong&gt; that should be warmly welcomed and recognized.&amp;nbsp;&lt;/p&gt;
&lt;p style="text-align: left;"&gt;The median income is being estimated to be $53,182; meaning nearly 75% of all homes being listed is affordable for the general public.&amp;nbsp; Unfortunately this piece of information is not commonly known in the public. &lt;img title="middle class family" src="http://africanamericanfamilyconference.com/wp-content/uploads/2008/12/aafcfam2.jpg" height="166" alt="middle class family" width="250" style="float: right;"&gt;&lt;/p&gt;

Your title tags should be the first thing you "optimize" to be found in search engines.&amp;nbsp; If you are blogging and generating back links to your website, but your title tags aren't optimized, your&amp;nbsp; making it hard on yourself.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;So, how do you optimize your title tags? &lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;This might be complicated, because it all depends on your website, and not every website lets you access the title tags.&amp;nbsp; If you don't know if you can edit your title tags, talk to whoever built your website for you, or you can always Google it. The reason it has those 3 phrases, is because I know people, when searching for properties, will type phrases like that in the search box.&amp;nbsp; You probably already know this, and that's why it's key to add those phrases to your title tags.&lt;/p&gt;
&lt;p&gt;That title tag is "optimized" because the content on the page itself is about what the title tag says it's about. If you read through the content, it's keyword rich with the words: Logan, Utah, Real Estate, Listings, Property, and so on.&lt;/p&gt;
&lt;p&gt;Warning: If you add title tags to a web page that don't really represent what the title tag says, it's going to be hard to convince search engines your page is about what your title tag says. Make sure that your title tag is related to the pages content. If you have a page about neighborhoods, your title tag should reflect those neighborhoods.&lt;/p&gt;
&lt;p&gt;If you do this with every page of your website, you are going to see your rankings in search engines increase. &lt;p&gt;If you use these phrases with your town included, you will pick up more search engine results placements, and increase the traffic to your website.&lt;/p&gt;
&lt;p&gt;Examples:&lt;/p&gt;
&lt;p&gt;If I was a real estate agent in Seattle, I would use those same phrases, but I would add the different areas I service.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Seattle WA Homes For Sale, Seattle Real Estate Listings, Real Estate Property and MLS Listings Seattle Washington&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;With that title tag, I have given myself the chance to show up for broader searches. Say someone searches in Google: Seattle real estate listings for sale - With that search, I have my title tag optimized for all of those keywords, and if I build enough links to that page, I will show up in the searchers results pages.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Now, if you read this, I expect you to update your title tags, and optimize your pages to be better then your competition. I can't stress enough how much an optimized title tag can increase your websites visibility.&lt;/p&gt;

&lt;p&gt;Now they are on your Blog or profile and decide to search for homes in your area. At this point you have no connection or way of tracking or contacting them unless they comment, email, or call you. This is where the importance of understanding the Blogging process comes into play. If you can get traffic and visitors up to this point, then you're already half way there...The virtual "Handshake" takes place.&lt;/p&gt;

&lt;p&gt;If Consumers do a search for homes on your Blog posts or Profile, where do they land?&amp;nbsp; &lt;a href="http://activerain.com/blogsview/759371/Listing-Router-How-To-Setup-Save-Your-Own-Traffic" title="How To Setup Hit Router" target="_blank"&gt;Have you setup your Hit Router&lt;/a&gt; to direct visitors to your MLS, IDX, or Listings in your area?&amp;nbsp; Are you &lt;a href="http://activerain.com/blogsview/1055327/how-to-setup-and-maximize-hit-router-for-generating-leads" title="How To Setup and Maximize Hit Router" target="_blank"&gt;maximizing the potential for exposure&lt;/a&gt; on where consumers are searching for homes on ActiveRain? &lt;a href="http://activerain.com/blogsview/1065968/realtors-important-100k-announcement-" title="Your IDX May Be The Missing Link!!??" target="_blank"&gt;100,000 homes were searched in a single month here&lt;/a&gt;.&amp;nbsp; If your audience is the selling and buying consumer, this step is very important. There are many folk's who miss this key ingredient and component on their Blogs. Having the right tools in place helps if you want to capture valuable traffic and leads.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;6. Does your IDX Have the Proper Tools in Place to be Effective:&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;As consumers land on your designated Hit Router pages and IDX, are they setup properly? Make sure your traffic and visitors land on a site with the information they are asking for. This would not be a Blog, or a website, or an "about you" page. &amp;nbsp;Those pages will get closed immediately. If they search for homes in Houston Texas, the next landing page should be just that.&amp;nbsp; All the homes for Sale in Houston Texas. Period.&amp;nbsp; To be sure, Do the searches yourself and use the correct URLs for your Hit Router and IDX linking.&amp;nbsp; Don't make them try to figure out how to use your site and do the searches by themselves.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;7. How Many Clicks Does it Take to get to the Center of a Lead: &lt;br&gt;&lt;/strong&gt;&lt;em&gt;(The world may never know...)&lt;/em&gt;&lt;strong&gt;&lt;br&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;So now you have a great lead capture system and IDX setup using Hit Router but now what?&amp;nbsp; Is it one, two, three, five, or seven clicks before you solicit their contact information for follow-up? This is a question that only YOU can answer. There is no right or wrong answer. Whatever you believe will work for you and your prospects, that is the best way to go.&amp;nbsp; The problem is, some &lt;a href="http://activerain.com/action/mls_accounts" title="ActiveRain IDX Solutions" target="_blank"&gt;haven't setup their IDX lead capture&lt;/a&gt; and have nothing in place. Some IDX sites out there don't even offer or have the capability of creating a lead capture form. More importantly, some IDX sites won't let you setup direct landing pages to listings that are being searched for in specified areas.&amp;nbsp; Ouch!&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;8. Once you Have the Lead Captured, do you Have an Effective Follow-up Plan:&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Making sure you have the proper tools in place and follow-up programs are important. Now that you have them in your store, are you effective in taking your leads to the next level?&amp;nbsp; Do you have a program or tools that will assist you in the follow-up process over the necessary period of time it will take to convert them to closings? If not, then what is the point in all the rest of the efforts that you're making to try and capture them as a lead or client anyway?&amp;nbsp; Everyone knows that the key to any successes in any business is always based on the follow-up.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;9. Converting Leads to Closings:&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Once you have completed the transaction and closing, what do you do next?&amp;nbsp; Using the many social media platforms to connect to clients, friends of friends, and SOI's is what it's all about. Have you researched all the ways you can use many of these sites to tap into new friends and potential clients? This is Social Media Networking and Marketing at its finest.&amp;nbsp; What better way to grow your sphere of influence than by doing it through your past and future clients?&amp;nbsp; Followers on Twitter? Friends on FaceBook?&amp;nbsp; Associates on LinkedIn etc.&amp;nbsp; All great resources for growth and expansion.&amp;nbsp; Remember, I know 100 people that you don't, and you know 100 people that I don't.&amp;nbsp; Let's both know 200 people!?!?&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;10. Clients for Life and Building Referrals:&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Most clients and friends are for life. Having a good CRM and using your "Blog Library" of content is the best way to keep the cycle going and successful. Asking for referrals from the point of contract and tapping into others SOI will keep the pipeline refilling and the success cycle going.&amp;nbsp; There is no better way to get in front of 100's, 1000's, maybe millions, than with your Great Blog and Social Networking skills.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Each of these Steps and this Cycle for Success are dependent&lt;/strong&gt; upon each item and how efficiently you apply them to your Blogging and Business. &lt;p style="text-align: left;"&gt;&lt;img title="alamo city market news" src="http://cache.virtualtourist.com/2950175-s4The_River_Walk-San_Antonio.jpg" height="204" alt="river walk" width="300" style="float: right;"&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; Yet with all this progress, &lt;strong&gt;San Antonio saw a drop of 2.7%&lt;/strong&gt; in existing home sales.&amp;nbsp; DON'T PANIC just yet however.&amp;nbsp; Looking at the big picture, there is still an &lt;strong&gt;upward trend&lt;/strong&gt; compared to last year by 3.4%&amp;nbsp; In addition, the volume of existing homes has now dropped to 8.5 months.&amp;nbsp; These are facts that should not be easily forgotten.&amp;nbsp;&lt;/p&gt;
&lt;p style="text-align: left;"&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp; Yes the market did take a bit of a hit, but lets not loose sight of the accomplishments made this year.&amp;nbsp;&lt;/p&gt;
&lt;p style="text-align: left; padding-left: 30px;"&gt;1. A rise in home sales for four straight months!&lt;/p&gt;
&lt;p style="text-align: left;"&gt;This is an accomplishment that has not been seen for quite some time.&lt;/p&gt;
&lt;p style="text-align: left; padding-left: 30px;"&gt;2. Mortgage loan applications rose 5.6% just last week alone&lt;/p&gt;
&lt;p style="text-align: left;"&gt;&lt;img title="market is ok" src="http://peelmagazine.com/catalog/images/its_ok_sighn.jpg" height="300" alt="its ok" width="300" style="float: left;"&gt;As I said earlier, if you look at the big picture for the year 2009 compared to the past 2-3 years, there have been significant improvements in San Antonio's market.&amp;nbsp; There is clearly much more work to be done, but at least we started moving in the right direction.&amp;nbsp; This small setback only reminds us of the time we are in right now and the work and decision making abilities needed to take us out of it.&amp;nbsp;&lt;/p&gt;

The interest rates have been historically low. This is a perfect heaven for home buying in the greater Frisco TX area. This is definitely helping the housing market like it was intended.&lt;/p&gt;
&lt;p&gt;In addition to extending the First Time Home Buyer $8,000 Tax Credit, &lt;strong&gt;Congress, please expand the tax credit to include ALL home buyers - not just first time home buyers. &lt;/strong&gt;This will definitely spur our local economy, and all the related businesses thereof.&lt;/p&gt;
&lt;p&gt;&lt;span style="text-decoration: underline;"&gt;&lt;strong&gt;Expansion to this tax credit to include:&lt;/strong&gt;&lt;/span&gt;&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;$15,000 tax credit, not just $8,000&lt;/li&gt;
&lt;li&gt;For ALL home buyers, not just first-time&lt;/li&gt;
&lt;li&gt;Extension for 1 more year - into December 2010.&lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;There are good deals to be bought here in greater Frisco TX areas. However, with the timing to coincide the current tax credit, buyers are no longer looking at short sales and foreclosure properties for fear that the dateline is not met.&lt;/p&gt;
&lt;p&gt;If you are a first time home buyer looking to purchase, &lt;strong&gt;you should get in position on a contract by early October&lt;/strong&gt; unless Congress extends the First TIme Home Buyer $8,000 Tax Credit.&lt;/p&gt;

      <title>This Wet Substance is Falling From the Sky....But I Don't Know What it is</title>
      <description>&lt;p&gt;&lt;img title="Bring on the Rain" src="http://israelity.com/wp-content//rain-blog.jpg" height="200" alt="Bring on the Rain" width="300" style="float: left;"&gt;FINALLY!!! &lt;strong&gt;That wonderful wet substance known as rain&lt;/strong&gt; has made its way to San Antonio.&amp;nbsp; I have been delighted to see some s&lt;strong&gt;howers earlier on in the week&lt;/strong&gt;, but these last two days San Antonio has experienced &lt;strong&gt;absolute downpours&lt;/strong&gt;.&amp;nbsp; I can't even remember the&amp;nbsp;last time&amp;nbsp;I had to&amp;nbsp;drive 40 mph or less&amp;nbsp;on 1604&amp;nbsp;just from not being able to see through the windshield.&amp;nbsp; &amp;nbsp; &amp;nbsp;&lt;/p&gt;
&lt;p&gt;Of course if anyone has experienced the sweltering heat of summer for even a few hours in &lt;strong&gt;San Antonio&lt;/strong&gt;, you would know how desperate we were for this rain.&amp;nbsp; Who knows, if this keeps up for a bit maybe we could have green lawns again.&amp;nbsp; &lt;strong&gt;Speaking of which, has anybody here in San Antonio seen an affect on their listings in terms of their sale time due to the yard not being a lush green?&amp;nbsp; &lt;/strong&gt;I know for myself I have actually had clients turn away&amp;nbsp;a listing simply for the yard not being green...The home was actually a rental within our &lt;a href="http://pleasantrealty.net/PropertyManagement.htm" title="EXIT Pleasants Property Management" target="_blank"&gt;property management&lt;/a&gt; division.&amp;nbsp; When I asked the &lt;a href="http://pleasantrealty.net/PropertyManagement.htm" title="Pleasant Property Management" target="_blank"&gt;business manager&lt;/a&gt;what happened when the deal never went through, he simply replied the yard...I was just surprised that&amp;nbsp;it would be that much of a determining factor.&amp;nbsp; Obviously a well groomed&amp;nbsp;lawn will aid in selling a listing faster and easier, but to be the deciding factor just seemed a bit much. &lt;img title="well groomed lawn" src="http://www.acelandscapingservices.com/images/landscape6.jpg" height="208" alt="well groomed lawn" width="286" style="float: right;"&gt;&lt;/p&gt;
