"An Active Rain Newbie Contest - Fall into Blogging as Fall Approaches". </a></p> <p>     - <a href="http://activerain.com/blogsview/1287779/san-antonio-central-tx-quick-market-updates-for-the-week" title="market news" target="_blank"><strong>San Antonio</strong>, Central TX: Quick <strong>Market</strong> Updates for the Week </a></p> <p>     - <a href="http://activerain.com/blogsview/1220601/pending-home-sales-and-affordability-making-a-run-for-the-top-" title="pending home sales" target="_blank">Pending Home Sales and Affordability Making a Run for the Top!!!</a></p> <p>     - <a href="http://activerain.com/blogsview/1212207/surge-in-home-sales-9-6-in-july-" title="surge in home sales" target="_blank">SURGE in Home Sales!!! ^ 9.6% in July!!</a></p> <p>In looking at the <strong>market</strong>s this week progress can still be seen.  Mortgage rates for 30 year fixed rates have remained below 5% for the third week in a row making the affordability for buyers optimal.  Lets not forget the great condition this creates for investors as well.  <a href="http://pleasantrealty.net/Investors.htm" title="investors" target="_blank">Real estate investment</a> is a particular strong suit with <a href="http://www.pleasantrealty.net" title="exit pleasant realty" target="_blank">Pleasant Realty</a>, and if there is any questions you may have on this topic please feel free to contact the office at 210-829-5778 or e-mail micah@pleasantrealty.net for questions you might have.</p> <p>Although mortgage application fell slightly last week 1.8%, re-financing rose during last week.  According to the MBA (Mortgage Bankers Association), they are projecting existing home sales in 2010 to rise 11.2%.  In addition new home sales are projected to soar 21% higher than 2009 levels.  To put the cherry on top of the cake, the <a href="http://www.realtor.org/" title="NAR" target="_blank">National Association of Realtors</a> reported that the volume of existing home sales was down to 3.6 million from 4.3 million 12 months ago.</p> <p>I'm comfortable in saying now that the <strong>market</strong> does appear to be wakening from its slumber, but that doesn't mean that I'm saying there isn't a long road of work and repair needing to be done.  We are a long ways as a nation to coming out of this hole that we dug ourselves. "An Active Rain Newbie Contest - Fall into Blogging as Fall Approaches". <p style="text-align: center;"><img title="U.S. economy blog" src="http://www.blackcommentator.com/261/261_images/261_cartoon_us_economy_large.gif" height="407" alt="U.S. economy blog" width="500"></p> <p style="text-align: left;">We all know the United States economy has taken a hit these last couple years which has directly affected the <strong>housing market.</strong>  Recently within the last few months however there have been different observations within the markets across the country. <a href="http://www.exitrealty.com/training_sales_trainers.aspx?trainer=Steve_Morris" title="Steve Morris" target="_blank"> Steve Morris</a>, founder and CEO of Exit Realty predicted a change to occur in 2009; thankfully it looks as if this prediction is coming to life.  According to a headline in the Exit Recruiter, a publication by <a href="http://www.exitrealty.com/" title="exit corp" target="_blank">Exit Realty Corp, International</a>, "<strong>the storm has passed...the recession is ending</strong>!!!"</p> <p style="text-align: left;"><img title="alamo city" src="http://upload.wikimedia.org/wikipedia/commons/5/57/San_Antonio_Texas_Alamo.JPG" height="188" alt="alamo city" width="250" style="float: left;">I for one agree for the most part with <a href="http://www.exitrealty.com/training_sales_trainers.aspx?trainer=Steve_Morris" title="Steve Morris" target="_blank">Mr. Morris</a>.  <a href="http://www.sanantonio.gov/?res=1280&ver=true" title="san antonio" target="_blank">The great Alamo city of San Antonio </a>has seen some <strong>very impressive improvements</strong>, especially over the last few months.  <strong>Home sales have seen a rises</strong> in numbers such as <a href="http://activerain.com/blogsview/1212207/surge-in-home-sales-9-6-in-july-" title="surge in home sales" target="_blank">9.6% in July</a> alone in the greater San Antonio area; a stat not to take lightly.  The affordability of homes seem to be in its <strong>prime leading to six consistant months of a rise in </strong><strong><a href="http://activerain.com/blogsview/1220601/pending-home-sales-and-affordability-making-a-run-for-the-top-" title="pending home sales" target="_blank">pending home sale contracts</a>.</strong>  In <strong>San Antonio alone, the market has seen upward trends in home sales for the last four straight months before August. </strong></p> <p style="text-align: left;">San Antonio doesn't appear to be the only region experiencing <strong>improvements in its market</strong>.  In the word's of Exit Corp's President in the United States region, "we are <strong>definitely starting to see an upward swing in the majority of the country."</strong>  Despite the <strong>slight</strong> set back in August in home sales, the <a href="http://www.realtor.org/press_room/news_releases/2009/09/ease_four" title="transactions" target="_blank">National Association of Realtors</a> is still declaring the annual number of transactions to meet the anticipated 4.9-5.2 million transaction mark.  Considering the past years such as '07 and '08 compared to 2009, I would say these are<strong> improvements</strong> that should be warmly welcomed and recognized. </p> <p style="text-align: left;">The median income is being estimated to be $53,182; meaning nearly 75% of all homes being listed is affordable for the general public.  Unfortunately this piece of information is not commonly known in the public. <img title="middle class family" src="http://africanamericanfamilyconference.com/wp-content/uploads/2008/12/aafcfam2.jpg" height="166" alt="middle class family" width="250" style="float: right;"></p> <p style="text-align: left;">Another tremendous aid in the recovery that cannot be ignored is the <a href="http://activerain.com/blogsview/1254958/would-congress-please-extend-the-first-time-home-buyer-8-000-tax-credit-" title="extend the buyer tax credit" target="_blank">buyer tax credit</a>, and we need to extend it!  The market has largely scene improvements due to this tax credit, but still not enough people are aware of it.  In the blog link above is another link to submit your plea or wish to extend the tax credit.  We need everyone's help in this, and it will only take a minute out of your day. </p> <p style="text-align: left;">I thought these words of Steve Morris were so inspiring.  "The shock of the storm is over; the resulting recession is now ending. The reason it has those 3 phrases, is because I know people, when searching for properties, will type phrases like that in the search box.  You probably already know this, and that's why it's key to add those phrases to your title tags.</p> <p>That title tag is "optimized" because the content on the page itself is about what the title tag says it's about. If you read through the content, it's keyword rich with the words: Logan, Utah, Real Estate, Listings, Property, and so on.</p> <p>Warning: If you add title tags to a web page that don't really represent what the title tag says, it's going to be hard to convince search engines your page is about what your title tag says. Make sure that your title tag is related to the pages content. If you have a page about neighborhoods, your title tag should reflect those neighborhoods.</p> <p>If you do this with every page of your website, you are going to see your rankings in search engines increase. You will be giving search engines more information about what your pages are about, which is the whole purpose of a search engine. They want to give their searchers the most relevant page to their search query. What are your goals and desired results?  Do you have a plan in place for success?  Of course you do, or you wouldn't be here.  </p> <p><strong>Here's a simplified concept that may help give a better understanding about the steps and process of Blogging. </strong> There is nothing worse than doing something for your business and not understanding the full process, or missing certain key steps, elements, and components that would ensure your efforts are worth while and justified.  This is just one concept of many, that could help take your blog to the next level and add to your "<strong>Cycle of Success!</strong>"</p> <p><strong>1. Writing Your Best Blog Posts:</strong></p> <p>Writing your Blog posts to be discovered by search engines and consumers <em>(intended audience)</em> is the first step.  <br><a href="http://activerain.com/blogsview/1156025/how-to-create-a-blog-post-for-customers-and-search-engines" title="How To Create an Effective Blog Post" target="_blank">How To Write a Blog post for Search Engines and Consumers.</a></p> <p><strong>2. Getting Found vs Getting Clicked:</strong></p> <p><a href="http://activerain.com/blogsview/1168292/the-google-seo-starter-guide-tips-to-know-about-seo" title="Google's SEO Starter Guide" target="_blank">SEO is great,</a> and being on the first page of Google is key, but it's not the end all be all.  Getting found on the search engines by consumers and having them actually <span style="text-decoration: underline;">click on and read your post</span> is the goal. Using a simple strategy listed in the post referenced above will help.</p> <p><strong>3. You've got Their Attention and Interest:</strong></p> <p>When visitors find your posts, they like you, your content, your experience and your area. Or Do They?  Only they can decide this. You should write and be transparent.  Just be yourself.  Let them decide. The wider variety of content you supply consistently, the greater of an audience you will potentially reach.</p> <p><strong>4. Connecting and Establishing a Reputation and Rapport:</strong></p> <p>Now they are on your Blog or profile and decide to search for homes in your area. At this point you have no connection or way of tracking or contacting them unless they comment, email, or call you. This is where the importance of understanding the Blogging process comes into play. If you can get traffic and visitors up to this point, then you're already half way there...The virtual "Handshake" takes place.</p> <p style="text-align: center;"><img src="http://activerain.com/image_store/uploads/7/7/9/4/0/ar12538345704977.png" height="470" alt="" style="border: 5px solid black;" width="443"></p> <p><strong>5. Where do you take them from here:</strong></p> <p>If Consumers do a search for homes on your Blog posts or Profile, where do they land?  <a href="http://activerain.com/blogsview/759371/Listing-Router-How-To-Setup-Save-Your-Own-Traffic" title="How To Setup Hit Router" target="_blank">Have you setup your Hit Router</a> to direct visitors to your MLS, IDX, or Listings in your area?  Are you <a href="http://activerain.com/blogsview/1055327/how-to-setup-and-maximize-hit-router-for-generating-leads" title="How To Setup and Maximize Hit Router" target="_blank">maximizing the potential for exposure</a> on where consumers are searching for homes on ActiveRain? <a href="http://activerain.com/blogsview/1065968/realtors-important-100k-announcement-" title="Your IDX May Be The Missing Link!!??" target="_blank">100,000 homes were searched in a single month here</a>.  If your audience is the selling and buying consumer, this step is very important. There are many folk's who miss this key ingredient and component on their Blogs. Having the right tools in place helps if you want to capture valuable traffic and leads.</p> <p><strong>6. Does your IDX Have the Proper Tools in Place to be Effective:</strong></p> <p>As consumers land on your designated Hit Router pages and IDX, are they setup properly? Make sure your traffic and visitors land on a site with the information they are asking for. This would not be a Blog, or a website, or an "about you" page.  Those pages will get closed immediately. If they search for homes in Houston Texas, the next landing page should be just that.  All the homes for Sale in Houston Texas. Period.  To be sure, Do the searches yourself and use the correct URLs for your Hit Router and IDX linking.  Don't make them try to figure out how to use your site and do the searches by themselves.</p> <p><strong>7. How Many Clicks Does it Take to get to the Center of a Lead: <br></strong><em>(The world may never know...)</em><strong><br></strong></p> <p>So now you have a great lead capture system and IDX setup using Hit Router but now what?  Is it one, two, three, five, or seven clicks before you solicit their contact information for follow-up? This is a question that only YOU can answer. There is no right or wrong answer. Whatever you believe will work for you and your prospects, that is the best way to go.  The problem is, some <a href="http://activerain.com/action/mls_accounts" title="ActiveRain IDX Solutions" target="_blank">haven't setup their IDX lead capture</a> and have nothing in place. Some IDX sites out there don't even offer or have the capability of creating a lead capture form. More importantly, some IDX sites won't let you setup direct landing pages to listings that are being searched for in specified areas.  Ouch!</p> <p><strong>8. Once you Have the Lead Captured, do you Have an Effective Follow-up Plan:</strong></p> <p>Making sure you have the proper tools in place and follow-up programs are important. Now that you have them in your store, are you effective in taking your leads to the next level?  Do you have a program or tools that will assist you in the follow-up process over the necessary period of time it will take to convert them to closings? If not, then what is the point in all the rest of the efforts that you're making to try and capture them as a lead or client anyway?  Everyone knows that the key to any successes in any business is always based on the follow-up.</p> <p><strong>9. Converting Leads to Closings:</strong></p> <p>Once you have completed the transaction and closing, what do you do next?  Using the many social media platforms to connect to clients, friends of friends, and SOI's is what it's all about. Have you researched all the ways you can use many of these sites to tap into new friends and potential clients? This is Social Media Networking and Marketing at its finest.  What better way to grow your sphere of influence than by doing it through your past and future clients?  Followers on Twitter? Friends on FaceBook?  Associates on LinkedIn etc.  All great resources for growth and expansion.  Remember, I know 100 people that you don't, and you know 100 people that I don't.  Let's both know 200 people!?!?</p> <p><strong>10. Clients for Life and Building Referrals:</strong></p> <p>Most clients and friends are for life. Having a good CRM and using your "Blog Library" of content is the best way to keep the cycle going and successful. Asking for referrals from the point of contract and tapping into others SOI will keep the pipeline refilling and the success cycle going.  There is no better way to get in front of 100's, 1000's, maybe millions, than with your Great Blog and Social Networking skills.</p> <p><strong>Each of these Steps and this Cycle for Success are dependent</strong> upon each item and how efficiently you apply them to your Blogging and Business. padding-left: 30px;">1. A rise in home sales for four straight months!</p> <p style="text-align: left;">This is an accomplishment that has not been seen for quite some time.</p> <p style="text-align: left; padding-left: 30px;">2.
