9 Tax Questions To Ask – 5 Ways To Stay On Top of Home Maintenance

Now is the time to start putting together records and information for your 2012 tax returns which are due April 15, 2013. Here are some tax questions homeowners need to ask:

1. What tax benefits did homeowners get in the recent 'fiscal cliff' budget agreement? Two tax provisions that ended in 2011 were reinstated for 2012 and 2013: 1. Mortgage insurance premiums are again tax deductible for people with adjusted gross income below $110,000; 2. Homeowners will continue to get tax credits for certain energy-efficient home improvements. For details, visit www.irs.gov or ask a tax professional.

2. What are the home related tax deductions people most often claim? One of them is the mortgage interest deduction (which can mean about $3,000 in tax savings for the average itemizing homeowner) and another one is the deduction for property taxes.

3. What is the #1 mistake homeowners make with their taxes? If your real estate taxes are not part of your monthly mortgage payment, you are billed by your town or county. Those tax bills often include other items like trash collection and snow removal fees. Be careful to deduct only the part of your bill that is property tax.

4. What tax deduction should I be sure to take? Make sure to deduct any points you paid on the mortgage you took out to purchase your home in the tax year you paid them. But if you refinanced, you need to amortize and deduct any points you paid over the life of the mortgage. People can easily forget the deduction after a few years.

5. What's the most important thing I should do as a first-time homeowner? Look at the HUD-1 form you received when you closed on your home. There may be fees like prepaid taxes or interest you can now deduct.

6. What should I look out for if I've owned my home for a number of years? If you've refinanced and taken out home equity loans or lines of credit, remember that the maximum outstanding home equity debt that's deductible is $100,000 and the maximum amount of deductible mortgage interest is $1 million.

7. Which home improvement records should I keep? Keep all receipts for the capital improvements you've made to the property. Tax rules let you add these expenses to your home's cost to reduce any profit you might have to pay taxes on when you sell. But most people are exempt from taxes on the first $500,000 of profit for joint filers ($250,000 for single filers).

8. What's the difference between a capital improvement and a repair? Fixing a furnace so it keeps working is a repair; replacing it is a capital improvement.

9. Will taking a home office tax deduction increase my chances of being audited? Taking the deduction shouldn't generate an audit by itself. But if your expenses are unusually large, or if it looks like you're using office costs to create artificial losses, the IRS will probably look into it.

AN OUNCE OF PREVENTION

Doing routine home maintenance is the best way to avoid those really expensive repairs that can come when things aren't looked after. Plus, when it comes time to sell, buyers will pay more for a well-maintained home. Here's how to stay on top of the upkeep.

1. Make a schedule and stick to it. Most maintenance can be done annually: roof, gutter, and downspout repairs; sealing exterior cracks; weatherproofing windows and doors; furnace and air conditioning checkups; inspecting and cleaning the drainage system. Put these on your calendar, then do them!

2. Take care of problems as soon as they appear. If a pipe leaks, repair it immediately. If a roof looks worn, repair it before it leaks. When gutters back up, even on a new house, water can come down inside walls and even damage the framing. You want to avoid the extra damage that can occur after something fails.

3. Assemble a team of contractors and repair people. Ask friends in your area, neighbors, and your real estate agent to recommend trades people. When buying a home, ask the seller for a list of the people who have worked on the property.

4. Be careful when choosing the least expensive contractor or building materials. Don't make cost the most important factor. Shoddy work and inferior materials will cost you more when you have to redo the job.

5. Ask your home inspector to re-inspect your property. Periodically bring in a professional inspector to show you what needs to be done to keep your home in good shape. Inspectors can point out simple, inexpensive things, like sealing cracks and touching up paint, which can make a big difference in the long run.

The New iPhone 5 is out ,,,!

SAN FRANCISCO — Apple introduced a new iPhone on Wednesday with a larger screen, faster wireless Internet speeds and a more powerful chip, as the company again seeks to demonstrate the staying power of one of the technology industry’s great franchises.

The new iPhone 5, which will go on sale Sept. 21, will start at $199 with a two-year wireless contract, as have previous versions of the device. Apple said the new device would be 18 percent thinner and 20 percent lighter than the previous version of its smartphone.

“IPhone 5 is the best phone we’ve ever made,” said Philip Schiller, Apple’s senior vice president for worldwide marketing, at an event in San Francisco where the device was introduced.

In what could be one of Apple’s more vexing moves with a new product, though, the company got rid of the traditional 30-pin dock connector for connecting the iPhone to power cables, stereo docking stations and other peripherals, replacing it with a smaller connector it calls Lightning. The change means that owners of existing iPhone accessories will have to purchase an adapter from Apple so they can plug the new phone into those devices. The company did not say how much that adapter would cost.

Apple said it was making the change because the new connector is more durable and frees up space for other technologies inside the iPhone. The company said many of the functions of traditional iPhone cables, other than charging, were now handled by wireless connections like Bluetooth.

The bigger screen in the iPhone 5 is the first time Apple has altered the dimensions of the iPhone’s display, which has measured 3.5 inches diagonally since the original iPhone Apple released in 2007. While the display at that time seemed gigantic compared with the tiny screens on most cellphones, Apple’s competitors have been far more aggressive in pushing more capacious displays on their smartphones, with some screens approaching nearly 5 inches.

Apple said the new display offered a bigger canvas for activities like reading a book, browsing Web sites and watching movies. It also shows how the dividing line between phones and tablet computers is becoming fuzzier.

Apple is developing a new model of the iPad with a 7.85-inch display that it could announce before the start of the holiday shopping season, according to people with knowledge of the project who declined to be named discussing confidential plans. The size of the display on the current iPad is 9.7 inches.

Apple’s closest rival in the smartphone market, Samsung, has experimented ceaselessly with different screen sizes. Its Galaxy S III smartphone has a 4.8-inch display, while its Galaxy Note tablet has a 5.3-inch screen.

The iPhone 5 is a more significant overhaul of the design of Apple’s smartphone than the iPhone 4S, a product criticized by some for featuring mostly incremental improvements inside a device that looked nearly identical to the iPhone that came before it. Apple seemed to denote that product’s more modest changes by reserving the iPhone 5 name for the product it introduced on Wednesday.

Even so, the iPhone 4S went on to be a big seller.

Apple will continue to sell its iPhone 4S, dropping the starting price of the device to $99 with a two-year wireless contract. The iPhone 4 will be free with a contract.

The new, faster Apple-designed chip inside the iPhone will let users open e-mail, load music and interact with other applications more quickly. The game developer Electronic Arts showed a photo-realistic car-racing game running on the new device with graphics that closely resemble those of high-end console systems.

The device will also work on the latest variety of high-speed data networks with wireless carriers, known as LTE.

The median residential home price on Maui has risen dramatically to $575,500 - a 46 month high.

Why is my Mortgage Lender asking for 2 Years complete Tax Returns ?

Sometimes I run into clients that are telling me " Why do I need to show you all my Personal information " ? Did I not give you egnove paperwork justifying my income ? This Question is quite common and in many ways I agree to their concerns of disclosing personal information.

Due to the recent housing crisis, mortgage lenders are now examining individual’s creditworthiness more carefully than ever before. This means that lenders request a lot of personal and financial information from potential borrowers, including tax returns.

A mortgage lender is well within their rights to request that you provide them with your tax returns. In fact, the lender may refuse to service you if you do not furnish this or equivalent documentation. This can be problematic for borrowers who do not have tax returns or whose tax returns do not adequately reflect their income position.

What documentation do I need to provide to a mortgage lender?

In order to approve you for a mortgage loan, a lender will look for a full representation of your financial position. Your latest tax return is only one of the documents that the lender will want to look at.

Many mortgage lenders will request the check stubs from your last several paychecks. They will also look at bank account statements, retirement funds, investments, and other assets.

If you have a non-traditional source of income, such as a cash business or a consulting firm that might have fluctuating receipts, it can be especially difficult to prove your income to a mortgage lender. In this case, you may provide alternative documentation such as proof of deposits.

Why does a mortgage lender need my tax returns and other financial documents?

Prior to and during the housing boom of the mid-2000s, tax returns were not frequently requested before mortgages were issued. In fact, there were many so-called no doc loans, in which lenders did not request any documentation or verification of income prior to granting a loan.

This led to thousands and thousands of borrowers being offered larger loans than they could afford to repay. As a result, there was a bust in the housing market and unprecedented foreclosure rates. Since this crisis, lenders have dramatically tightened their requirements for mortgage. This includes requiring income documentation, such as tax returns.

What will a mortgage lender do with my tax returns and financial documents?

A mortgage lender will analyze your tax returns and other financial documents to determine your overall creditworthiness and ability to repay your mortgage. The lender will use your employment and income history to determine the amount of money that they can safely extend to you as a loan.

Generally, a lender will look to offer a loan amount that will result in a monthly payment that is no more than one third of the borrower’s monthly income. A tax return can be an excellent way to provide the lender with a reference of your gross income in order to make this calculation.

Besides looking at the amount that they want to loan you, the lender will use your financial information to validate how creditworthy you are and how likely you are to default on a loan. Factors that will influence these decisions will include your credit score and the amount of savings and investments that you have.

Is there any way to avoid providing my tax returns to a mortgage lender?

Some borrowers may not want to, or may not be able to, furnish their lender with their tax returns. For example, if a borrower has recently rejoined the workforce or made a major career change, historical tax return documents may not reflect an accurate picture of the borrower’s income potential.

It is possible to get a loan without providing a mortgage lender with tax return documentation. This may be helpful for borrowers who are just starting their career out of college or who have just taken a job after having been out of work for several years.

However, these loans are more difficult than a traditional loan. Not every lender may offer them and they may have more restrictions or higher interest rates than other loans. If you are interested in this type of loan, a good first step is to talk to an experienced loan officer who can keep you apprised of all of your options.

How do I show a mortgage lender income that does not appear on my tax returns?

New sources of income or those that do not appear on tax returns can be difficult to prove to mortgage lenders. One option is to use pay stubs or other income verification documentation to show current income as opposed to historical earnings.

For the purpose of the VA program, “veteran” includes active duty service personnel and certain categories of spouses. Steve Jobs Is Dead , 1955-2011 Maui and the World will miss you!

Steve Jobs is dead. The Apple chairman and former CEO who made personal computers, smartphones, tablets, and digital animation mass-market products passed away today . We're going to miss him.

Steven P. Jobs passed away on October 5th, 2011 after a long struggle with pancreatic cancer. He was just 56 years old. We mourn his passing, and wish his family the very best.

We loved him.

He was the reason many of us got into this industry, or even care about technology at all. He made the computer personal, and the smartphone fun. Bill Gates may have put a computer on every office desk, but it was Steve Jobs who put one in every dorm room and bedroom and living room. And then, years later, he repeated the trick, putting one in every bag and every pocket, thanks to the iPad and iPhone. If you use a computer or smartphone today, it is either one he created, or an imitation of his genius.

He changed the way movies are made, the way music is sold, the way stories are told, the very way we interact with the world around us. He helped us work, and gave us new ways to play. He was a myth made man.

Prior to Steve Jobs, computers were alien to most of us. They were accessible to few people without an engineering degree. Not merely because of their complex operating procedures, but also because they were so cold and so inhuman. Jobs understood that they could be something more than that. That while computers would never be people, he could endow them with humanity. He could transform them into machines that not only anyone could use, but that everyday people would enjoy using thanks to the art of great design. He made them something that would be part of our lives. And he did that again and again.

His life story is familiar, but it deserves repeating. He was given up for adoption by his unmarried parents. He grew up in California, and was very much a product of that place and time. He took drugs. He got into phone hacking. Both were precursers to what would always be his interest: changing the status quo.

In 1976 he started Apple in a garage. Together with Steve Wozniak, he shipped the first true fully-built personal computer, the Apple I. He drove development of the Mac, understanding that it was the future of computers. The great thing that we would all see. He brought in a grown up to run the company. And that grown up forced him out of the company that he built and into the wilderness.

While he was gone, he started NeXT computer. The NeXT operating system would form the underpinnings of Apple's OS X, and iOS.

He also started the best movie studio of the past 30 years. Pixar's films were innovative, to be sure. It pushed the boundaries of CGI to such an extent that even today its early films still look great. But technology is only a tool. As with everything else he understood that great technology alone is not enough. It must be human to have an impact. Pixar movies tell stories. They make grown men cry. That was the impact of Steve Jobs.

He became a family man. He reunited with his biological mother, and his sister, the writer Mona Simpson. He married. He had children. He was, by all accounts, a great dad. It was his role as husband and father that helped drive his second act at Apple.

After his return to Apple, the company began shipping iconic product after iconic product. Products that defined a decade. The iMac, OS X, the iPod, iTunes (which was very good, before it was very bad), the iPhone, the iPad. All of these were deeply human products. They reflected his understanding of how technology was used not only in the workplace, but in the home. In his keynotes, product demos typically showed not executives, but families.

He made Apple into the most valuable company in the world.

He never met his biological father.

He accomplished so many things, in so many fields that it's tempting to compare Jobs to someone from the past. A Thomas Edison or a Ben Franklin or even a Leonardo Da Vinci. We tend to do that because it helps us understand. But it does him a disservice. He was unique. His own person. Our own person.

He was our emblematic genius. In 100 years, when historians talk about the emergence of the age of intelligent machines, it is Steve Jobs they will hold up as the great exemplar of our era.

They will remember his flaws, too. When Atari hired Jobs and Woz to write the code for the iconic Atari game Breakout, the pair earned a $5000 bonus for completing the work, largely done by Woz. But Jobs kept the bonus a secret, and only paid his partner $375. When his daughter Lisa was born in 1978, he spent two years denying he was her father. His denials forced her and her mother to support themselves on welfare. In the workplace he's often been described as temperamental and even petulant. He could be arrogant and unforgiving.

He was not a god. He was simply a man.

Yet for all his faults, he changed the world. He made it better.

He once famously asked of a critic "what have you done that's so great?" For Jobs, the answer to that question was very nearly unlimited.

Our world will be less interesting, less exciting, and less meaningful without him.

Goodbye, Mr. Jobs. We will miss you so very much.

Maui Real Estate Q&A - What's a condo-tel?

A Condo-tel is short for Condo Hotel, where a condo complex is run like a hotel or resort, with a front desk that greets guests and takes walk in bookings. Not all condo buildings will have a front desk for customer service. Here in Hawaii, condo-tels are quite common in the resort areas where we get a lot of off-island owners. Absentee owners means a lower percentage of owner occupants.

What does this mean to buyers and sellers?

Buyers need to be aware that their lender will probably require a greater amount of down payment if the complex is determined to be a condo-tel. Maybe even as much as 40%. Buyers should work with a Hawaii lender who understands the nuances of condos and resorts here in the islands. Be prepared to bring as much cash as possible to the table.

Sellers need to understand that this tougher qualification for a loan means that fewer buyers will be in a position to complete the purchase of their desired Maui condo. That means longer DOM and maybe even only cash buyers will step up to buy.

Tips for Canadians Buying Homes in the US.

Here's some tips for Canadians to keep in mind when buying homes or other real estate in Bellingham or Whatcom County. These guidelines are actually not limited to Canadians buying in Whatcom County but would also apply for Canadians purchasing real estate anywhere in the US.

First off, there are not any laws preventing a Canadian from buying and owning property in the US. I'm frequently asked by Canadians if they can buy real estate in the US. The simple answer is "yes". All immigration laws must be followed but a Canadian can buy and own real estate in the US.

The most common obstacle on the buying end for a Canadian purchasing property in Bellingham or anywhere in the US is getting state side financing. For Bellingham or Whatcom County, Washington Federal (WA Fed for short) in Bellingham is the only lender I know of locally that will offer US financing to Canadian borrowers. Their phone number is 360-671-1144. Call them for rates and down payment amounts which vary depending on the Canadian borrower's overall scene. Depending on how organized one is and whether or not all of their Canadian paperwork (taxes) is current and to hand, be prepared for a 1 week to 10 day pre-approval process. Do not expect a quicky one day pre-approval process. WA Fed only does the full meal deal (fully documented pre-approval process). Also expect the loan to require a larger down payment (anywhere from 20% to 50%+) and the interest rate to be higher than the advertised downpayment requirements and rates one hears being available to those with US residency status. WA Fed should be contacted to get the specifics on downpayment requirements and interest rates.

To get around the non-optimum financing situation state side, many of the Canadian buyers I work with often refi their Canadian home or other properties in Canada (if they have enough equity there) and pay cash for the real estate they are considering state side. This has the added benefit of increasing their negoiating position on their state side purchase. Nothing like a cash offer to get a seller's attention and consideration.

The other main point to be aware on the buying end of things (although not directly affecting the purchase, but a ramification) is that the Canadian Revenue Agency will require that you disclose any asset purchased outside of Canada that's worth more than $100K. This means that you will have to include form T-1135 each year with when you do your Canadian taxes. And, word is that the CRA is now enforcing this and fining those that do not comply. So, that's about it on the purchase end for a Canadian purchasing a home in Bellingham or Whatcom County.

However, before buying in Bellingham or anywhere stateside, one should be aware of the selling process when one wants to eventually sell their stateside property in the future. In my opinion, the selling side can have more significant issues than the buying end of things.

When you go to sell, the US IRS can comes into play. That is FIRPTA. And FIRPTA- Foreign Investor Real Estate Property Tax Act - kicks in if you sell the home to anyone but someone with US residency and is planning to make the home their primary residence. If you sold the place to another Canadian or even a US citizen that is buying the home to use as a rental property or a second home, then the IRS will require the title/escrow company to withhold 10% of the purchase at closing (when you sell). And if you don't really owe 10% to the IRS for income tax, you will have to file a US tax return to get a refund on any money withheld for the IRS but not actually owed them. For example, you purchase for $230K and let's say you changed your mind and sold in a year from now and prices haven't changed much and you sell for $235K. With your closing costs on the purchase and closing cost on the sale you would actually loose a little money because "typical" real estate fees here are 5-6% (but are negotiable) and other misc fees come to around 2.5%. So, your total cost to sell is around 7.5% to 8.5%. Thus paying $230K and selling for $235K you would actually only get 91.5% to 92.5% of the $235K sale and actually loose a little bit of money and not "owe" the IRS anything. However, even though you "lost" money the IRS will withhold 10% at closing when you sell - if the buyer is anything but someone with US Residency that is buying the place to use as there primary residence. In the example shown above, you would get all of this 10% back since you didn't realize any profit - but you would have to file a US tax return to get it back. There's a little more to it, but I'm trying to keep it simple and easy to understand. Here is a link or two to info on FIRPTA.

So other than getting a US loan, the reporting to the Canadian Dept of Rev when you do your taxes up there ( by including the T-1135 form) and dealing with FIRPTA when the time comes to sell, I don't know of any other significant issues pertaining to Canadians buying real estate in the Bellingham Whatcom County area or anywhere in the US. Forget Blog Traffic--Get People Coming Back!

These days, many professionals are looking to build a blog community to develop their reputation, uncover new business opportunities and grow revenues. What this comes down to is using a blog to build meaningful business relationships.

People think the best way to grow their blog is to simply focus on driving more traffic there. So they spend lots of time and effort on:

SEO keyword research and tools
Writing posts littered with keywords to pull in the most search visitors

FHA LOANS

Please refer to the attached charts to see the new limits by county.

CONVENTIONAL LOANS

The “standard-agency” loan limits are not changing:

1 Family: $417,000
2 Family: $533,850
3 Family: $645,300
4 Family: $801,950

The “high balance” loan limits are dropping from $729,750 (single family) to:

1 Family: $625,500
2 Family: $800,775
3 Family: $967,950
4 Family: $1,202,925

FNMA uses the FHA chart to determine what county is eligible for high–balance (see links above)

To determine if a property is eligible for conventional “high balance” you need to look at the FHA County list.
