Lately I come across many of my clients that have Issues on their Credit Report . I have seen : Collections , different street address, different names , accounts that are open up under clients Name , fraud and many more . At the same time , I cannot help my client to fix their credit, because there is a conflict of interest . A short sale is a sale of real estate in which the proceeds from the sale fall short of the balance owed on a loan secured by the property sold.
In a short sale, the bank or mortgage lender agrees to discount a loan balance due to an economic or financial hardship on the part of the mortgagor. This negotiation is all done through communication with a bank's loss mitigation or workout department. The home owner/debtor sells the mortgaged property for less than the outstanding balance of the loan, and turns over the proceeds of the sale to the lender, sometimes (but not always) in full satisfaction of the debt. In such instances, the lender would have the right to approve or disapprove of a proposed sale. Extenuating circumstances influence whether or not banks will discount a loan balance. These circumstances are usually related to the current real estate market and the borrower's financial situation.
A short sale typically is executed to prevent a home foreclosure, but the decision to proceed with a short sale is predicated on the most economic way for the bank to recover the amount owed on the property. Often a bank will allow a short sale if they believe that it will result in a smaller financial loss than foreclosing as there are carrying costs that are associated with a foreclosure. A bank will typically determine the amount of equity (or lack of), by determining the probable selling price from a Broker Price Opinion BPO (also known as a Broker Opinion of Value (BOV)) or through a valuation of an appraisal. For the home owner, advantages include avoidance of a foreclosure on their credit history and partial control of the monetary deficiency. A short sale is typically faster and less expensive for the lender than a foreclosure. In short, a short sale is nothing more than negotiating with lien holders a payoff for less than what they are owed, or rather a sale of a debt, generally on a piece of real estate, short of the full debt amount.
Neal Patel , an old time friend , has ask me 10 Years ago , what I think of him opening a Restaurant ? At that time , I was an Executive Chef at Royal Lahaina Hotel . Skeptically I have told him ,"Opening a Restaurant is a hard work and lots of risk . But what he had never told me , that he loves to open a Little Indian Restaurant. Indian Food is not at all on this little island on Maui . I remember cooking lots of Chicken Curry for Arab Clients at the Grand Wailea or Hilton in Munich was a delight full taste of many spices and ingredients.
Last week , I was visiting Neal at his first Restaurant , after our discussion 10 years ago and , I could not believe how well prepared all his food has been.
In his Flyer he mentioned : Maui Masala is s vision of two Indian families who have lived on Maui for more than a decade . They were attracted to Maui's lush tropical climate. it remided them of India , they loved the wonderful community and fmiliare fragrnace of plumeria and jasmine. However , one thing was missing from this island paradise " the Masala" , the savory and delectable tastes of Indian cuisine , Why not bring the flavors they love to the place they love for both locals and visitors to enjoy ?
And so , " Maui Masala " was born

We are finding that REO lenders will indeed look at close offers and that if you have been turned down for a purchase of an REO property it is wise to re-offer again soon.
That being said we find that most times an REO Negotiator would have actually countered your offer to begin with.
Even in a Short Sale we closed recently the lender countered back much higher than the buyer wanted to pay and when the buyer didn't "re-counter" the negotiator actually reached out and asked the buyer to submit another offer. The buyer ended up offering only slightly higher than the initial offer and that offer was approved.
It seems like in today's REO and Shortsale market (at least on Maui) the rules can change just about daily. So we do recommend persistence and patience.

Creating great marketing pieces for your real estate business does not have to be expensive. Yet the impact they have on your real estate business could be invaluable.
This is the third entry in a series discussing various marketing pieces to promote yourself and your product.
was on staying in contact with former and current customers, this article addresses the use of press releases in the overall marketing and promoting of yourself in your real estate business.
Unlike other marketing products that are sent to customers directly in a targeted manner, a press release takes a much broader approach.
Press releases are sent to your local newspaper for inclusion in a special business news section in your community. Look in your local newspaper for the day of the week these announcements appear, there is always a contact name, address, and deadline included by which articles and press releases are to be submitted for printing.
You will not have total control over the actual information that is being printed, so be prepared for the newspaper to edit your article.
What better place is there to announce important advancements or changes in your real estate business?
Do not be secretive about your accomplishments!
You may use a press release toannounce a milestone such as celebrating a five-year anniversary as a REALTOR, to inform readers of a new designation, obtaining another license in a related field, or even something such as changing from one brokerage to another. All it takes is a little effort to produce and submit a letter to the newspaper.
Submit your press release on letterhead with your contact information. You may also include a photo, either black and white or color depending on the preference of the paper.
Are you active in the community?
Do you or an organization you belong to frequently participate in fundraisers and other charity events? If so, here is another great opportunityfor publicity that often gets overlooked!. Just send a photo preferably with you included and a short article explaining the event, activity, and organization involved to the social or club news section of your newspaper. While publication of this type of news will not provide direct advertising to you or your real estate business, it will create publicity for you and bring your name to the attention of the public.
Providing information in this manner is effective in reminding your existingcustomers ofyou, your services and expertise! And while this is not a targeted or scheduled marketing activity, press releases and community news articles will introduce your name to other people who may be looking for real estate services in the future and call you because your name is familiar to them.
As real estate professionals we often forget about press releases or other publications in newspapers when we should make it part of our overall marketing plan and implement them whenever appropriate. After all, the best thing about press releases is that they are absolutely free advertising!
