real estate: Shadow Inventory = The Mini Bubble = Man Never Landed on the Moon! - 08/26/12 02:01 AM
I'm seeing more people begin to talk about the perception that due to shadow inventory there's some sort of "Mini Bubble" happening in the real estate market.
To me this sounds like one of those shows that tries to point out the "facts" of how the US faked the moon landings!
Some talking heads seem to think that just because shadow inventory exists, that somehow it will be released in a tsunami that will drive values down to new lows. I can only guess that these people are feeling less relevant having fewer negative things to say about the market … (0 comments)

Twin Cities Real Estate Numbers April 2012
Today I’m talking to sellers. Understanding your opportunity is about understanding the market.
“Opportunity?” you say, with both disdain and confusion in your voice. “What kind of opportunity does a seller have right now?!”

Well here’s the situation. Active listings in the Twin Cities have been steadily dropping for months and buyer activity has been wayyyyy up. I’m no economics major but it seems like a dwindling supply and dramatic increase in demand means good things for sellers.
Let’s get into real numbers here: We’re down to 4.5 months of inventory, which … (0 comments)

Twin Cities Real Estate Market Report October 2011
Do you think you know what's going on in the Twin Cities Real Estate Market right now? Think it's all bad news?
Guess again! There are some very interesting trends developing and I'm going to share a couple with you.
Now, before you start to think it, I admit it. I AM a Realtor. However my job is to interpret the market not paint a rosy picture and I've helped my clients with research since my days working in advertising so this is not new to me.

The World Didn’t End on May 21st, but the Twin Cities Real Estate Rapture is Coming Soon!
The dreaded Double Dip is upon us!
Are you a little bit curious about what comes next? If you don’t currently own and are looking to buy a home, you may be tenting your fingers together, putting on your best Mr. Burns impression and saying, “Eeeexcelent.” If you own a home, whether you need to sell or not, you may be asking yourself, “What happened to the American Dream of home ownership?!” Maybe you also added a few expletives…
You probably heard that the … (0 comments)

Twin Cities Economy, Real Estate, and Short Sales

There's a lot of bad news circulating out there right now. The reality is, this economy is the new normal for the Twin Cities and the entire country... for now.
Acceptance of that doesn’t mean we give up on the future, mourn our retirement funds as lost forever, dwell on the state of the real estate market and our lost home equity, or think that we can't create a plan to get back into home ownership in a couple years if we need to do a short sale on our homes … (11 comments)

real estate: Real Estate Listing Story in Stillwater, Minnesota - 04/20/10 03:37 AM
Real Estate Listing Story in Stillwater, Minnesota
Back in February, I did a CMA for a guy here in Stillwater. His name is Brad. When I first spoke to him he was quiet and kind and he wanted to know how much his house was worth. He and his wife lived in a large house and the kids were gone and they thought it was maybe time to downsize.
Of course he knew that the real estate market in Stillwater has gone down with the rest of the Twin Cities over the last four years, but he thought he would see … (0 comments)
