In bathrooms and kitchens you want to 'RUN FOREST RUN' to the nearest home improvement store if you have vinyl flooring and replace it ASAP!  Some options for the bathroom flooring are ceramic tile or marble. They add value and can withstand moisture. Never use carpet as an option because it doesn't wear well and can create mold issues that can make you ill.

In most homes now days you'll see hardwood or ceramic tile in the kitchen. This is an attractive option that will most certainly add value and appeal to the home buyer when you decide to sell.

Also, you may want to consider adding additions that enhance outdoor living space. People tend to recoup all cost for adding a deck or patio when they sell their home. Creating a beautiful backyard oasis is a great place for people to unwind, relax, and entertain.
