How many times have I heard this?...“My buyer can CLOSE FAST.’”  When I hear these two words I want to stop the agent and ask them why they are saying this…I want to tell them how cheesy they really are and more importantly ask them how naïve do they think I am!  I never do but of course want to. Of course these two words mean only one thing to me: that their offer is low. I have had one seller-in 28 years and 1000 transactions-want to close fast and receive less. Every seller I have ever met wanted price first and then acceptable terms. “Close fast” is not something a Realtor, a buyer’s agent, should utter. As a matter of fact, this latest agent had a VA buyer.  Really?
