I am in the process of deciding between a Samsung Tablet or an I Pad. I have a Droid phone through Verizon and love it. I felt that the Samsung would be great because of the similarities. Everyone always says get an I Pad. Can I get some feedback??

Hang in there when a short sale takes a long time

Short sales can be very challenging to not only the buyers patience, but the agents and sellers as well. I believe you have to go in with the mind set that extra communication is needed every step of the way. Communication with the bank, the seller and the buyer's agent. Everyone needs to stay in the loop of what is happening. The listing agent needs to go the extra mile at communicating with the bank and giving them everything they require before they require it. This will help ensure a successful transaction. Right now I am waiting for approval from B of A for a short sale in Salem. We had a different buyer right up to the bank's counter offer just about a month ago. The buyer didn't like the awesome price the bank came back with. So the house went back on the market. We did a price reduction to the price I was told the bank would probably take and got two showings and an offer within a couple of days. We sped through things this time because we had just been through it so all the documentation was ready to go. I must say that the negotiator has been awesome with his communication. He responds to me every time I inquire on the status and has been most helpful. Communication is the key. Stay in touch with the negotiator and get everything to the bank in a timely manner. Make sure all involved know it will take longer than a traditional transaction so people don't grow impatient. So if you are buying a short sale or selling a short sale, hang in there and don't lose heart! It just takes patience and extra time. And most of the time it is well worth the wait.

When is the best time to list your home? People ask me that all the time. Should I list my house in May for the summer? Honestly there is not "best" time. December is great because the competition is low. Inventory is down that time of year. May is awesome because we don't get as much rain and the gardens look so beautiful. Any time you are ready to list your house is a good time to list it. You just need to get it ready to list first.

Work on needed repairs or projects before you list the house. Like weeding the flower beds, painting the inside or outside, replacing old flooring or staging it. Do these things first so it has a great start when it is viewed those first few weeks. Because the first few weeks are when it is a new fresh listing and it gets the most views online and showings in person.

Try to price your house competitively with the market. We can't control the market, but we can control the condition of the house and the price you list it for. Chose a good realtor that can connect you to professionals. Consider having your home staged, getting a pre home inspection or even an appraisal so you know what to expect. Get your repairs done first so there are not any surprises when the buyer has a home inspection.

I seem to show homes to buyers all year long so honestly the best time to list your home is when you have it ready and you are ready emotionally to do it. A trip to the Oregon Coast

A few weeks ago I wrote about going on a motor cycle trip down the Oregon Coast. Well, we did it and we survived! Something to be said about that when you are in your 50's and riding a motorcycle and camping. I must say that the scenery was lovely. We had such a wonderful time. The drive down was so beautiful especially from Lincoln City to Florence. The day was warm and sunny, but not hot. Perfect for the bike ride. We made several stops and got to Florence around 4 PM. We checked in the bed and breakfast and had a relaxed evening visiting our friends and walking around Old Town. I highly reccommend the Edwin K Bed and Breakfast in Florence. We also did a Dune buggy ride with a couple we met at the bed and breakfast. It was wild! Especially after a huge breakfast! Our trip down the coast from there was rather quiet until my stomach settled down! We made it to Gold Beach by 4 or so and set up camp in a tent area. No electricity and no chairs. A picnic table and a fire pit. It was definitely roughing it. We enjoyed the time though. Food is really different when you ride a bike. We had to buy at the store for dinner each night. We managed to cook one meal hot over the fire. We took one day and went down to the redwoods and the last day we went on the jet boat up the Rogue. It was awesome! We saw deer, bear, eagles, otter, and several other kinds of birds. It was great fun! The trip home was a bit wet as it had started to rain and wasn't very pleasant from Gold Beach to Waldport. We were happy when it cleared up and turned sunny. So we stopped in Newport at Georgies to celebrate the house I had closed the week before. We had a lovely view of the ocean and took a walk on the beach afterwards. Motorcycle clothes and all! We spent the last night with friends in Lincoln City and were relieved to not have to camp again. We made it home safe and sound 6 days after we started and decided next time it will be motels all the way!! Otherwise it was a great trip. I have observed that my husband has taken a full week to get on the bike again. 600 miles was a bit much I guess. In fact it has been over a week and he still hasn't driven his bike! Oh well, it was quite a bit of driving. I think we may be day trip people after this.

Off to an adventure in Oregon

Last summer my husband bought a motor cycle. This wasn't a snap decision by any means. I had dragged my feet on him buying one for several years. I had heard all the horror stories of accidents on motorcycles and I wasn't real sure I wanted my husband riding a cycle back and forth to work each day. But once I said yes, he was looking through Craig's list with a passion. It took him about 2 days to find a good "deal" and off he went to to check it out. Our neighbor a long time Goldwing fan went with him for moral support. Well, it turned out that the bike was a good deal and we bought it. My husband took a class at the local community college and drove several hundred miles and at the end of the summer I took my first ride with him. It was more fun than I thought it would be and I was hooked too! So later this week we are going on our first "longer" adventure together on the bike. We are headed down the Oregon Coast to Florence first to stay at a bed and breakfast. Then we are headed to Gold Beach and will camp for 3 nights taking a few side trips. One will be the mail boat ride up the Rogue River. My husband hopes we also go to to the redwoods and who knows what else. I am wondering how I am going to get a Jeep full of camping stuff into one little motor cycle!!! I think the restaurants and coffee shops will be calling my name! I am hoping to be able to take a change of clothes and a coffee pot and then we will see. He has rolled our tent, air mattress and sleeping bags all up together and surrounded them with a tarp and that is going on the outside behind me. This shoud be fun! I am happy to say that we will probably end the time at friends in Lincoln City instead of camping that 5th night! Sounds good to me. But I am honestly excited about the adventure and the opportunity to see more of Oregon on the back of a bike. It should be fun! I will update when it is over with pictures.

FHA Update

Via Doug Reynolds (Prudential):

HUD has confirmed that after 10/04/2010 FHA guidelines will change & the monthly PMI (private mortgage insurance) factor will increase to .85% - .90% (from .55%) but the Up Front PMI (which can be financed back into the loan) will be reduced to 1.0% (from 2.25%).

These results will increase a buyers payment, so if you are a buyer whose going to just squeeze by with your payments for a price range, now is probably better to get a quality offer written. Otherwise, when the new guidelines hit, you'll have to look at homes in a lower price range.

Also - If you are a homeowner in a current FHA loan, this will affect your ability to refinance with a FHA streamline. Let me know if you need a trusted loan officer's contact info.

Eating out in Salem, OR

My husband and I recently went on a date in Salem, OR and were amazed at several restaurants were were not aware of. One restaurant that we used to go to all the time was Jonathan's . We used to go there alot when we were younger and just got out of the habit. They are now located on High Street near the Elsinore. We had a lovely prime rib meal that was very relaxed and slow paced. Just the kind of Friday evening we were looking for. We even splurged and split a piece of mud pie, our favorite. After that we walked all over downtown enjoying a warm summer evening. What a great way to spend a Friday evening in the summer. We also happened upon a park with were not aware of called Pringle Park. We thought it would be a lovely place for an outdoor wedding or family reunion. It is funny how you can live some place for many years and still come upon places you have never noticed. That is one of the fun things about walking around your city. A great place to eat at the coast

Looking for a good place to eat when you are at the Oregon Coast? My husband and I travel to the Lincoln City area frequently and have eaten at several places between Newport and Lincoln City. One of my favorite high end restaurants was called the Tidal Raves. It is located in Depot Bay, Oregon. The food was fantastic and the view was wonderful. Be sure to make reservations to eat before the sun goes down so you can see the ocean! You will enjoy yourself. My family has stayed at the coast for years and we had never eaten at this restaurant. We have driven to Depot Bay many many times and eaten out for chowder, but for some reason we drove right by the Tidal Raves until someone reccommended it to us. So I am reccommending it to you. Try it, but expect it to cost a little more than a chowder place. The atmosphere is great and the view is fantastic!

My favorite place on the Oregon Coast

My husband and I love to go to the Oregon Coast. I feel somewhat spoiled that I have lived within an hour or so of the Pacific Ocean most all my life. Whether in Washington, Oregon or California I have enjoyed the opportunity of driving to the ocean. My favorite spot of all is Cannon Beach. My family has had a tradition for about 30 years of staying about 6 miles from Cannon Beach in a little area called Arch Cape. We started out in a small house when my sister had 2 children we had none. Then she had another and we adopted our first daughter Kari. We managed in the little two bedroom that year and into the next. But when our 2nd daughter came along my parent sought out a little bigger place. So the summer my daughter was born and the summer she learned to walk we stayed at a place right on the beach with loads of windows and more room. At that time we stayed about a week. Well, my parents decided to increase the time and stay two weeks. My family got one week and my sisters family got the other and we would meet in the middle for a day or two. When our third daughter came along we had to move again to a great house right on the beach with an awesome few and quite a bit of room. That is where we have now been for the last 19 years. What a wonderful tradition. Right now i am sitting in Cannon Beach enjoying a cup of tea and muffin and surfing the web. My brother and I just walked in 6 miles from the house and are relaxing a bit. My husband left last night to work a couple of days. He and one of our adult daughters will return Wed. night until next Sunday. Our oldest and a son in law will drive down after work on Friday. This year is the first time our youngest and a couple of her friends won't be here. She is in Korea on an adventure with a couple of friends. We miss her! It is my hope that we can carry on this tradition after my parents are gone. They are now 90 and 93 years. We have a grandchild on the way and hope that our family can do something like this. We have a camping tradition and perhaps that will be it. But my is it so nice to stay right on the ocean with a lovely view! If you can't go up to Cannon Beach perhaps you might like the look of Pacific City or Lincoln City. Two other favorites of ours. We try to go over to the coast at least 4-5 times from March through Sept. We start with our anniversary in March at the Ester Lee and will end this year at Fort Stevens near Astoria camping with all our daughters and one son in law. Family memories...aren't they the best. Work is awesome and l love helping people buy or sell a home, but there is something very special about family times and especially when you can get away. Buying your first home- Can you still do it without the tax credit?

I recently started working with young couple to help them buy their first home. They contacted me in June as they had been saving for about 5 months to get their down payment together. They didn't seem concerned or even mention the fact that they lost out on the $8,000 tax credit. They were ready to buy now and get out of apartment living. They had done their homework and were pretty sure they knew where they wanted to live, how much they could afford a month in payments and were eager to get started. They also seemed to know what they wanted in a house. I reccommended a few lenders to contact for a preapproval and off they went to start the process. They picked Greg Bolton from Wells Fargo We found a house the 1st time we went out looking and wrote an offer. Only to find that someone had beat us to it the day before. Oh well, they set up an appointment to look again and they found another house they liked that day as well. Wow! So we wrote an offer went back and forth a few times in counter offers and the inspection was yesterday afternoon! The inspection went well, but the seller's have a little snag in their purchase so we may be delayed a few weeks, but it looks like a go for the Severson's to purchase their first home. Hopefully by some time in September they will be eating out on their back patio!

A fun summer week end in the Willamette Valley

This last week end was a great week end in the Willamette Valley. The weather was perfect, high 70's low 80's and cool nights. My husband and I started the week end out by a round of golf on Friday night after a relaxing dinner on our deck. It has been such a pleasure eating outside during the summer especially when it is a warm a, but not hot evening. Saturday we drove to Dallas and had a brunch with a few friends from church in our friend's park like backyard. We had a feast of salmon, quiche, bacon, hashbrowns, fresh fruit salad, my homemade cinnamon rolls and more. Then the highlight for me was to go blue berry picking at Briggs Blueberries off Aumsville Hwy. The place had been picked over in the morning, but we still were able to pick 20 pounds of wonderful berries. And hopefully I can go back in a few weeks for more! If you are looking for a good place to get berries and live around Salem check out this website for several places to go in the area. After church Saturday night we decided to go down to Wallace Marine Park in West Salem, take our dog and walk across the foot bridge to the Water Front Park. There had been a motorcyle show going on during the day and there was a remnant of bikes around still. It such a pleasant night for a walk that we hardly needed a jacket. To end the week end my husband golfed first thing on Sunday morning and after lunch we drove up to Vancouver and spent the evening with 2 of our daughters and one son in law, barbecuing on the deck of the married couples first apartment. What could have been better in July- golfing, walking, picking berries, time with friends and time with family. Sounds like summer to me! I enjoyed a week- end off and it is back to work selling houses today!

Staging your home

I recently attended a one day training sponsored by Active Rain held in Portland, Or. I sat next to a very nice person who happens to be a home stager in the Willamette Valley. Her name is Margaret Oscilia and her business is Creative Concepts. Have been so impressed with how often Margaret comments on Facebook about a listing she staged getting an offer. Personally I have witnessed that when a house is staged it has a stronger chance of getting sold. And sold faster and for more money than a vacant or unstaged home. When I show houses to buyers they like the ones that look good. Many people can't picture what their things will look like in a vacant home. Staging it helps them do that. Just having someone help you get your house looking good before you list it by using your own possessions is a plus as well. For more information on staging I recommend you check out the website.

We have had a couple of very lovely days here in Oregon. Yesterday was up close to 80 degrees. Last night my husband and I enjoyed an evening in downtown Salem. We walked over the footbridge that just reopened connecting Wallace Marine Park to River Front Park. Then we walked around the park and into downtown Salem. We were excited to see several new businesses downtown. A new small grocery has opened on Liberty St. with a deli and eating places upstairs. It looked fun and inviting. We also saw a new art gallery opened on Liberty Street. And I showed my husband a Belgian Waffle eatery in the basement of the Reed Opera House. Our friends Kurt and Janet Spingath recently open it. We then started walking to our car over at the park and realized that there was a new coffee house opened where the Blue Pepper used to be! It is now called Clockworks and will be more than an eatery. It will have art and art lessons and more. We noticed a couple of friends inside and stopped off to visit for a while. This place is on Commercial near Cemmeketa. As we left and walked back to the car we commented on what a great evening we had just walking around and enjoying the warm shirt sleeve weather in May! Today it will be an open house in the afternoon and one tomorrow too. Today is at 1024 Doe Ct. NW priced at $289,000. Tomorrow is at 4142 Longacres in NE Salem. That house is priced at $190,900. The tax credit is over... but there are still buyers out there

The tax credit may be over, but there are still buyers out there. I had one buyer not purchase a house yet and so we are still looking. Today I got a call from an agent on one of my listings that isn't under contract. Yes, I do believe that real estate will continue on after the tax credit has ended. New buyers will be prequalified and start the home buying process and life will go on. The tax credit will soon be a faded memory as we move forward through this year. There are still great prices out there and good interest rates. There are still people wanting to own their own home. Phones- what do you use?

Yesterday I helped one of my adult daughters pick out a phone at the Verizon Store. She chose the new Droid. I am not able to get a new phone for a few more months so I thought maybe I would find out what everyone thinks of the Droid. It looked good to me. Very similar to an I phone. I am looking for feedback on how functional it is, userfriendly and helpful to a realtor. I currently have a Blackberry and am considering changing to the Droid in June.
