Well here we are in June already in Georgia and many of you, myself included are wondering what the future holds in the real estate market for this summer.

Here are my thoughts, Lets look at the summer as a normal summer! The market is slower than it was last year but last year was a bit above normal. Don't believe all the media hype because as we all know the media loves doom and gloom so lets not buy into the hype! We've written 3 contracts in the past week so I for one don't believe the media hype!!!

Forecloses are our biggest obsticle this summer in the residential resale side of real estate. Lets not fool ourselves there are plenty of foreclosures on the market and the banks are trying to get rid of them quick and cheap. This is hurting the resale market. Fortunetly a large amount of foreclosures need a lot of work which means they are NOT move in ready and they will require expensive repairs at the buyers expense.

There is only a handful of buyers that are looking for those kinds of a deals. Which brings me to my next point, this is a buyers market so make sure that your home will stand out above all others in your market and price range. IF YOUR HOME DOESN'T STAND OUT THAN IT WILL RARELY BE SHOWN! We like to say make it "POP". I've always wondered why someone would list there home and not make it sparkle, would you try to sell your car and not clean it up first? Just a thought!!!

I strongly recommend that if you have a home to sell get it on the market NOW! You don't want to miss the summer months which is the peak season in real estate.

Give your home up to 8 months to sell and don't panic if you don't get prospective buyers looking at your home the first week on the market. If after 2 week and still no lookers then talk to you agent about the price it might be to high. Better yet price it to sell when you first list the home!

When you start interviewing agents to list your home ask them how many new listing have popped up in your area and in your price range, then ask them how many old listings are out there in your area and price range. The reason I suggest this is because most agents and there clients have already seen whats out there on the market and chances are that the homes that are still on the market after about a year are still on the market for a very good reason! Your  home will show up as a new listing on MLS and will definately get the realtors eye and the eyes of buyers searching the websites for a new home.

During the interview process ask the agent to pull up MLS on the computer and look at some of their listings, paying close attention to the photos and the description. Pick the agent with the most detail to both of these items.

A good point to remember is that everyone is looking for and expecting a bargain, even you as you start looking for your new home. With this point made don't be upset when you get your first offer on your home,  it is going to be LOW!   ALWAYS COUNTER OFFER!
