The Radio Buttons on Active Rain - 01/21/11 02:48 PM
The Radio Buttons that are placed as widgets to direct the readers to re-blog or easily upload a blog to Face-book or Linked In or Stumble Upon etc. are so important, yet i can't figure out how to get them on my custom Blog page or my Active Rain Blog site. I think its of greatest importance to recognize that while 'mechanically' it is the sellers to cover the commission payment, let's not kid ourselves...that money came out of the buyer's pocket first. One of our tenets at Home Buying Revolution is that by switching over to fee-based agreements the home buyers can reduce the overall price of the home by the amount that the agent for the buyer would have received in commission. I can't help but to think about the impact that every home that is sold as an REO or a short sale has on the entire housing market. If we consider that one out of every five homes sold in America is being sold by a bank or an institution and that every time a home is sold this way how it decimates the property values of the immediate neighborhood.

I don't know how to do a poll on active rain so I will post this is a blog.  We all watched as the Internet bubble burst in the year 2000 and was replaced by the phenomenon we all got to enjoy, the riches of the housing market!  We all had seven glorious years, it was the raging 20's all over again, easy access to money, the ability to buy and allow to be bought, mortgaged and allowed the mortgaged,  homes on margin the same way that we bought stocks on margin before the first Great Depression.

The buyers insisted it was their money that paid for the commissions since it was added to the sales price, the sellers believed it was their money because it was paid as part of the sales price and the "Gentlemen of Real Estate that began it all were smart enough to put it in the Agreement of Sale to protect their own ASSets. Question 1A was, what does 6% commission have anything to do with the value my agent brought me? How does one equate to the other?
