By Glenn Freezman, Nucazza, LLP I was talking with a friend recently who told me that he’s one of those guys who needs ‘adult supervision’ when he buys a car because he has a history of reading the price tag posted on the vehicle and then writing a check for that amount to the dealership. He understands that the price is negotiable but he says that the challenge is that he doesn’t really know how to get started driving the price down even when it’s to his benefit. I doubt he’s alone. As I was sitting outside this morning sipping my coffee and watching the sun climb over the horizon, I looked down and saw a curved stick on the ground that reminded me of a boomerang. Suddenly I was caught up in memories of me as a kid playing for hours on end in my grandfather's backyard with a small wooden boomerang he had given to me as a gift. Remember when you were a kid, how fascinated you were with boomerangs? At least I was. You take this flat, curved piece of wood and throw it and then watch in amazement (1 comments)

I was parked in front of the mall wiping off my car. I had just come from the car wash and was waiting for my wife to get out of work. Coming my way from across the parking lot was what society would consider a bum. From the looks of him, he had no car, no home, no clean clothes, and no money. There are times when you feel generous but there are other times that you just don't want to be bothered. This was one of those "I don't want to be bothered times." I was looking for a 55 inch flat screen TV. I went to the Internet and began my search. The TV's had all different amenities. Some had split screen, some enhanced audio, the screens were made using LED technology, OLED Technology and TFT Technology. They differed with the inputs and outputs, their ability to record, save, beam and deliver recorded video into other rooms in the house. I spent 4 weeks going to stores like HHGregg, I went to the discounters like Walmart, even the high end boutique AV retailer that has to buzz me in before I can enter the (4 comments)

Imagining Real Estate Without Realtors About 20 years ago if I needed to travel on a business trip it was an easy task-I just called my travel agent told her what I needed and let her do all the heavy lifting. And why not? The job got done and it didn't cost me any extra (or so I thought at the time). Today, getting on an airplane is largely a DIY process. The tools are intuitive, the rates are competitive (and I’m not paying that overhead that was traditionally used to pay the agents and at the end of the day (4 comments)

A common question many brokers and buyers have is whether such rebates are taxable income that must be reported to the IRS on Form 1099-MISC. The answer is no. The IRS says that a cash rebate paid to a buyer of property at or after closing is an adjustment in the price, and is therefore not taxable income to the buyer. You know those TV shows that have the disclaimer at the front saying that the following may not be suitable for all audiences, etc.? Well perhaps today's blog posting should have such a disclaimer. It's not because I plan to do anything offensive for highly controversial. Instead it has to do a little back of the envelope calculating the help assess your value as a Realtor – and that may put you in a bad mood. I was talking with Nucazza's VP of Marketing the other day about the perceived value that Realtors bring to home buyers and he brought the concept into focus by sharing a story with me. He said “last winter, during one of those severe cold spells, part of my home's plumbing system froze right up. By the time you realize it it’s too late and the damage has been done. After working halfway through the night with hair dryers, space heaters and the occasional blowtorch, he was able to get the ice out of the pipes but it was too late, the (88 comments)
Being an industry alliance partner with Acre and Mollie Wasserman it amazes me that offering a choice to a home buyer or seller as to how they wish to spend their money could be such a hardship? As the group "Kansas" sang in the 1980's, Nothing last forever buit the earth and sky. If Real Estate was started today, what would it look like? Would anyone write in the business plan that 1 million sales people would be needed for 4 million sales? Would anyone write that they would work for free 6 out of 8 hours per day, 30 (1 comments)

They speak all the languages of the world and form an astonishing mixture of civilizations. Some of them are nearly extinct, others are incompatible with one another, and in matters of religious beliefs, not even God can count how many they are.

While in my 25th year as a multi-state title insurance agent I am fulfilling a promise I made to myself just 3 days into my new career. "This industry is broken, I need to part of the change" Over my tenure, the companies I have been involved with, Family Abstract, Inc. et al has been involved in over 100,000 real estate transactions. The number one question that continually rose was regarding the commissions being paid to the Realtors(r) at closing. The buyers insisted it was their money that paid for the commissions since it was added to the sales price, the sellers believed it was their money because it was paid as part of the sales price and the "Gentlemen of Real Estate that began it all were smart enough to put it in the Agreement of Sale to protect their own ASSets. Question 1A was, what does 6% commission have anything to do with the value my agent brought me? How does one equate to the other? Why am I handing money to everyone? :(
Nucazza, LLP was created as a way of giving back for an incredibly rich life that I have gotten to enjoy thanks to the real estate industry. I see great changes coming in real estate all to the benefit of our children and our grandchildren.
