Do You Wear An Electric Collar? - 08/31/11 08:55 PM
Nucazza, LLP, 8.31.11
It has been two and a half years since I put in the Electric Fence around my property to keep my Golden Retriever, Cabo within our property boundaries.  The device works by first alerting him that he is getting close to the boundary line by softly beeping in his ear, as he gets closer to the line, it'll beep stronger and if he's really "Golden Retrieverish" it'll give him a shock should he decide to cross the line.  It works like magic!  In the time that we've had it, he crossed it only during the training sessions and … (1 comments)

I Love my Dog, But.... - 08/26/11 10:38 AM

My dog sleeps about 20 hours a day. He has his food prepared for him. His meals are provided at no cost to him. He visits the Doctor once a year for his checkup, and again during the year, if any medical needs arise. For this he pays nothing and nothing is required of him. He lives in a nice neighborhood in a house that is much larger than he needs, but he is not required to do any upkeep. If he makes a mess, someone else cleans it up. He has his choice of luxurious places to sleep. He … (12 comments)

Sunday Morning Sex - 08/26/11 09:04 AM
Upon hearing that her elderly grandfather had just passed away, Katie went straight to her grandparent's house to visit her 95 year-old grandmother and comfort her. When she asked how her grandfather had died, her grandmother replied, "He had a heart attack while we were making love on Sunday morning." Horrified, Katie told her grandmother that 2 people nearly 100 years old having sex would surely be asking for trouble."Oh no, my dear," replied granny. "Many years ago, realizing our advanced age, we figured out the best time to do it was when the church bells would start to ring. It … (15 comments)

How to Make a Realtor Hate you! - 08/24/11 01:33 PM
I have seen so many blog postings complaining about the buyer that it seems like the buyer is out to try to make you hate them.  Buyers want to look at houses, they watch HGTV all the time and know how things work!  Buyers don't need financing approval, their brothers',cousins',sisters', father was a loan officer at Commerce Bank 2 years ago. And on and on it goes.  Click on my video, I hope you like it, leave me a comment.

We Just Had An Earthquake, Does Mother Nature have a sense of Humor? - 08/23/11 03:32 PM
The earth shook under my feet while in the middle of writing a comment onActive Rain, in which I was ardently opposed to the original blog and was in the middle of a scathing retort.  In a split second, my focus changed, of course it did, the letters on my keyboard were moving and shaking.  In Eastern Pennsylvaia for my 48 years, I can remember 3 quakes, so it was certainly something different!
What went through my mind you ask, I am glad you did!  (I love being the writer).

Did Respa get the right guy? - 08/23/11 11:58 AM
Alphonse Gabriel "Al" Capone (January 17, 1899 – January 25, 1947) was an American gangster who led a Prohibition-era crime syndicate. The Chicago Outfit, which subsequently became known as the "Capones", was dedicated to smuggling and bootlegging liquor, and other illegal activities such as prostitution, in Chicago from the early 1920s to 1931.
The Real Estate Settlement Procedures Act (RESPA), was an act passed by the United States Congress in 1974. It is codified at Title 12, Chapter 27 of the United States Code, 12 U.S.C. §§ 2601–2617.

Humans Helping Humans, It Still feels right! - 08/22/11 04:43 PM
Humans helping humans Written By Sarah Boyer, Family Abstract, Inc.
Earlier this month there was a tragic accident in my town.  This accident did not involve me or anyone that I know, but in a sense it involved my whole world.  I am saying this because this accident involved a car full of teens; 2010 graduates from my son's high school.  Two of the teens died in this accident and I cannot get them or their families out of my mind. My son will be going for his driving test next weekend; he turns 17 years old next month.  He will … (4 comments)

1976 Spokane Special Olympics - 08/22/11 01:50 PM
In 1976 Spokane Washington hosted a Special Olympics for contestants that were physically or mentally disabled. For the 100 yard dash there were a number of contestants assembled at the starting line.

At the gun, they all started out, not exactly in a dash, but with a relish to run the race to the finish and win. All, that is, except one boy who at the starting line stumbled on the asphalt and tumbled over.

Two of the other runners saw the boy fall and slowed down. They then turned around and went back, picked him up and the … (0 comments)

Give your Home Buyers a Choice - 08/15/11 12:04 PM

Give your Home Buyers a Choice
by Glenn Freezman
Let's face it, home buyers are getting more and more savvy every year about what options are available to them. I think we can chalk it up to better access to information via the Internet for the most part, but regardless of the reason home buyers know a lot more about the process of home buying today than I certainly did when I bought my first property.
The good news is that YOU still probably know a LOT more about buying houses than your clients ever will. That’s not to say … (4 comments)

Peter Piper is "Pucked" Peters property is in "Poor-Closure" - 08/15/11 11:04 AM
I began to awake to the sound of rain tapping on the windows and for some odd reason the Peter Piper nursery rhyme in my head. Sure, Rum and Vodka come to mind, since it was a Saturday night out with my wife and friends, but Peter Piper was not profering libations. he was picking "Pickled Peppers" something like...Peter Piper picked a peck of pickled peppers, if Peter Piper picked a peck of pickled peppers, where is the peck of pickled peppers peter piper picked? But in my half awake dream state Peter was buying a home, he was being advised … (8 comments)

What to do when You Hate Your Job! - 08/10/11 01:55 PM
Here we go again, another round of the bad economy blues. Depending on your favorite prognosticator, the possibility for another recession is somewhere between 33-99%. Standard & Poor's U.S. credit downgrade has the stock market in a panic, and many companies are shedding jobs and stalling expenditures.
So how do you cope with a job that you don't like when you can't leave?
I realize that, as a coach, I'm supposed to debunk your perception that you don't have actual choices with optimistic statements that open a world of possibilities for you -- no one is an indentured servant after … (2 comments)

Please take a minute and watch my video, above, leave me a comment, let me know what you think,

3 Things You Should Know About Being A Real Estate Consultant
by Glenn Freezman
As anybody who reads my blog on a regular basis can tell you, I'm a huge fan of finding new ways that real estate agents can bring greater value to their home buying clients. One way that I feel we can creating significant and lasting change is if we can develop better models to serve our clients as consultants instead of salespeople. While at first it may seem like a semantic distinction, the reality is that offering consulting services to home buyers changes an awful lot of … (4 comments)

"When you discover that you are riding a dead horse, the best strategy is to dismount." - 08/09/11 09:32 AM
The tribal wisdom of the Dakota Indians, passed on from generation to generation, says that, "When you discover that you are riding a dead horse, the best strategy is to dismount."     However, in our more advanced societies our government has developed alternative strategies that are often employed, such as:   1. Buying a stronger whip.   2. Changing riders.   3. Appointing a committee to study the horse.     4. Arranging to visit other countries to see how other cultures ride dead horses.     5. Lowering the standards so that dead horses can be included.     6. Reclassifying the dead … (10 comments)

Brokers and Lenders....Do you own a Title Company? - 08/04/11 04:25 PM
There are changes that are happening and need to be happening all over real estate.  The title rates in PA are out of line, but so is the number of Broker owned agencies.  The number of cliams are through the roof, the number of agency defalcations are high and the number of agencies being shut down is rampent.  If your agency is relying on Title and Mortgage to pay the bills, what will happen if your Brokerage can no longer be in the 3rd party business?

You Can’t Have Rainbows Without the Rain
By Glenn Freezman
Like many of you, I find myself worrying about how the real estate market will shake out over the next few years. Will the recovery be very slow and long coming or will we find that a few years of stagnant selling will result in another mini buying ‘boomlet’ that will help to lift the economy?
There is plenty of gloom and doom out there and while I have no intention of totally ignoring some of the valuable lessons we have all learned during the past few years, I also … (2 comments)

All of the sudden, i am getting these crazy 1 line comments on on the blogs i have posted.  First, I have no idea why someone would spend the time posting to all these blogs when they obviously didn't read them.  I liken it to "Robo-Signing" foreclosure documents without reading the brief and facts.  Second, it was kind of deflating when I saw a plethera of comments only to realize, they were Spam, Spam Spam Spam, baked beans and Spam!

You, who worry about Democrats versus Republicans--relax, here is our real problem. - 08/03/11 09:38 AM
This just might make your day a little brighter!!  You, who worry about Democrats versus Republicans--relax, here is our real problem. In a PurdueUniversity classroom, they were discussing the qualifications to be President of the United States .  It was pretty simple. The candidate must be a natural born citizen of at least 35 years of age. However, one girl in the class immediately started in on how unfair was the requirement to be a natural born citizen. In short, her opinion was that this requirement prevented many capable individuals from becoming president. The class was taking it in and letting … (12 comments)

Through Webinars, co-branding and a message of positive choice we can identify home buyers on behalf of the lending institution and give them all the tools to make an informed decision as to how they wish to buy a home and how they wish to pay for the services provided. Nucazza, LLP will pass all interested home buyers to our database of participating Realtors. We are a free service to the home buyers as well as all ACRE graduates. We are an ACRE industry partner in the education, effectuation and Rabble Rousing of the Alternatives to Commission. While in my 25th year as a multi-state title insurance agent I am fulfilling a promise I made to myself just 3 days into my new career. "This industry is broken, I need to part of the change" Over my tenure, the companies I have been involved with, Family Abstract, Inc. et al has been involved in over 100,000 real estate transactions. The number one question that continually rose was regarding the commissions being paid to the Realtors(r) at closing. The buyers insisted it was their money that paid for the commissions since it was added to the sales price, the sellers believed it was their money because it was paid as part of the sales price and the "Gentlemen of Real Estate that began it all were smart enough to put it in the Agreement of Sale to protect their own ASSets. Question 1A was, what does 6% commission have anything to do with the value my agent brought me? How does one equate to the other? Why am I handing money to everyone? :( Nucazza, LLP was created as a way of giving back for an incredibly rich life that I have gotten to enjoy thanks to the real estate industry. I see great changes coming in real estate all to the benefit of our children and our grandchildren. Both as buyers and sellers as well as for those that become a new "Evolutionary" Realtor all will enjoy the richness of life that will be associated with this profession.  My job is Chief Evangelist, You don't know me... But you will
