After viewing a listing in Tucson today I could not believe the shape of the property I was shown. I was told by the listing agent that he had a cleaning lady on her way and it would be spic and span by the end of the day. It was a foreclosure property that needed some minor repairs and a whole lot of common sense from the Realtor. Since the girls got me thinking and hungry. ( Sara and D-A-R-L-E-N-E ) I was thinking of possibly holding a Chili Cook Off in my neighborhood and offering a Grand prize. ( More than $1.72 and a ball of lint)  Has anyone ever done this before? What kind of turn out did you receive? I was thinking of possibly a chili cook off or Best Grill Creation for a prize of $500.00 to be held in the beginning of December. It would be a nice prize for someone to help out with X-mas gifts. Any suggestions?

Everyone has their own opinions and ways of measuring success. What does success mean to you? How did you know when you made it? Or if you haven't made it yet, how do you know when you'll get there?

Good evening all. A good friend of mine from Pennsylvania sent me this link. It is a must see! I sat here looking at this site and just reflected on how truly blessed we are to live where we do, wake up each morning and do the work that we love to do and enjoy the days with family and friends. After reading a post from Jonathan Green it made me think a little abut how many other people go through the same things.  How many other individuals are expected to be the bread winners and then......bam.....nothing for income for 2 months.  The home you expected to close where you were going to be set for the next few months falls out of escrow. Just a quick note to all to recommend this awesome program. I took this program a few years ago and I am a firm believer in it.  I am debt free (except for my home) working on paying off my home and had to live like noone else for 2 years( Ramen noodles and icky stuff) so I could "Live Like Noone Else Now".

Making it even easier for "Credit Challenged"??? - 09/07/06 01:22 AM
I keep getting blasted by e-mails from mortgage brokers and my curiosity finally got to me. I couldn't believe my eyes. A 100% loan program for individuals with a 500 FICO score or above. As long as they didn't have any judgements against them within the past 2 years they could get approved. And for under 9% Between 6 - 9 % is what the AD stated. 
What next?  Since working the foreclosure market I figured it would not take the goverment long to figure out that they would have to make it easier for all of those who got foreclosed … (0 comments)

Let's build a community in the middle of the desert and have them come to us. It worked for Vegas....It worked for Phoenix. How about Queen Creek? Coolidge? Maricopa? Well, maybe not as good. It was a great investment if you purchased a couple years ago. But what about those who purchased recently and expected to me a hundred grand in equity within 2 yrs.??  OOPS, maybe not. OOPS....I meant to say....Unrepresented Seller.  I am finding it harder than I thought to call by "For Sale By Owners" UNREPRESENTED SELLERS.  Is anyone else out there attempting to use this term that has been implemented by the 2006 NAR Public Awareness Campaign? They have a spot, "Don't Try This At Home" targeting FSBUS's which explains why REALTORS have the experience and knowledge to price their home to obtain aprox. 16% more for their home than selling it themsleves.(NAR's 2005 Profile of Home Buyers and Sellers study) FSBO  will be obsolete.....FSBUS "For Sale By Unrepresented Seller". I am planning on taking my brokers exam soon in Arizona and was wondring what other designations you thought that actually improved your career. I was just wondering f there were any new safety issues that Realtors have had that are out of the ordinary to look out for while holding an open house or while listing an owner occupied home. I know the basics..For example: Don't leave medicine in the prescription medication in medicine cabinet (Drug addicts look for pain meds., etc.).. Hey, what the heck...It could happen. The way the prices increased so dramatically here in Arizona, I am not suprised. It seems like for awhile that California was taking over Arizona and was going to annex it into one of their suburbs.
