Bullet Holes and Mold and Dirty Fridges, OH MY. - 09/30/06 11:07 PM
After viewing a listing in Tucson today I could not believe the shape of the property I was shown. I was told by the listing agent that he had a cleaning lady on her way and it would be spic and span by the end of the day. It was a foreclosure property that needed some minor repairs and a whole lot of common sense from the Realtor. Upon walking up to the front door I first noticed that there were 3 windows with holes in it.Upon further investigation I found them to be bullet holes. They went through the window (4 comments)
OK.....got me thinkin'! Since the girls got me thinking and hungry. ( Sara and D-A-R-L-E-N-E ) I was thinking of possibly holding a Chili Cook Off in my neighborhood and offering a Grand prize. ( More than $1.72 and a ball of lint) Has anyone ever done this before? What kind of turn out did you receive? I was thinking of possibly a chili cook off or Best Grill Creation for a prize of $500.00 to be held in the beginning of December. It would be a nice prize for someone to help out with X-mas gifts. Any suggestions? George Galvan www.arizonahousetohome.com (10 comments)
Get your head out of the clouds! - 09/21/06 12:32 AM
And into Active Rain! I noticed that most of the same people post blogs over and over again. is it that they have much to offer? Is it that they have nothing better to do? hmmmmm....maybe they are like me and can't sleep at night knowing there might be just someone out there that might read this BLOG? Well, I have decided to make it interesting tonight. I have decided to recruit the assistance of others within my Real Estate network to see how well this actually works. I have a website. It is www.arizonahousetohome.com I would like to put some spice into (11 comments)

A little advice requested. PLEASE! - 09/15/06 12:42 AM
OK, I am done commenting on other s blogs and have a legitimate question to ask of you fellow Rainers. I received payment today from my Title Company. 3 weeks ago we contacted the lender for my client that owed a second note to a private lender in the initial amount of $7,000.00 ----It gets better----- After 14 months of having this loan he got behind onhis mortgage and his note.-----This is where I came in.----OK, his first balance was only $77,000.00 and with penalties and back payments he owed an additional $ 6,800.00. ------Not too crazy after not making payments for (10 comments)

How do you measure SUCCESS?? - 09/12/06 10:48 PM
Everyone has their own opinions and ways of measuring success. What does success mean to you? How did you know when you made it? Or if you haven't made it yet, how do you know when you'll get there? Is it only money??? What means most to you? I have thought about what most means to me and I thought I would share. Believe it or not, I thought if I made a bunch of money, retired and owned a golf cart....then I must have made it. Well, that's when I was younger. Here is my new list: #1: Family - Without (12 comments)
My Beautiful America!!! A Must See!! - 09/12/06 09:36 PM
Good evening all. A good friend of mine from Pennsylvania sent me this link. It is a must see! I sat here looking at this site and just reflected on how truly blessed we are to live where we do, wake up each morning and do the work that we love to do and enjoy the days with family and friends. I remember every day and not just Sept. 11th as an ex-military person to pray for those who look after us here and abroad. Enjoy the site and God Bless. To those who still serve, thank you! Hanging it Up!!!!! - 09/11/06 01:08 AM
I ask this of all of you. For those of you who already do so, thank you. Please hang an American Flag on your home, condo, apartment, trailer or wherever you may hang your hat at night on 9 / 11 in rememberance of those who died during the tragic day as well as for those public servants and soldiers who are serving their country here in the US and abroad. I wonder how many people in Active Rain will hang a flag. Mine is already up. If you put one up, let me know and put a # by your post and let's see how many of (3 comments)

Time to get a Real Job!!! - 09/07/06 07:38 PM
After reading a post from Jonathan Green it made me think a little abut how many other people go through the same things. How many other individuals are expected to be the bread winners and then......bam.....nothing for income for 2 months. The home you expected to close where you were going to be set for the next few months falls out of escrow. They decide to by up-north, etc... For whatever the reasons, I just need to know that it just isn't me that almost got divorced because no matter how good of a real estate agent I wa in the (6 comments)
Financial Peace University - 09/07/06 01:30 AM
Just a quick note to all to recommend this awesome program. I took this program a few years ago and I am a firm believer in it. I am debt free (except for my home) working on paying off my home and had to live like noone else for 2 years( Ramen noodles and icky stuff) so I could "Live Like Noone Else Now". Check out the website for www.daveramsey.com I am a graduate of his financial university teachings and know that it could help anyone. I am in no way, shape or form affiliated with the program. I just no it (1 comments)
Making it even easier for "Credit Challenged"??? - 09/07/06 01:22 AM
I keep getting blasted by e-mails from mortgage brokers and my curiosity finally got to me. I couldn't believe my eyes. A 100% loan program for individuals with a 500 FICO score or above. As long as they didn't have any judgements against them within the past 2 years they could get approved. And for under 9% Between 6 - 9 % is what the AD stated. What next? Since working the foreclosure market I figured it would not take the goverment long to figure out that they would have to make it easier for all of those who got foreclosed (0 comments)
It sounded like a good idea! - 09/06/06 01:39 PM
Let's build a community in the middle of the desert and have them come to us. It worked for Vegas....It worked for Phoenix. How about Queen Creek? Coolidge? Maricopa? Well, maybe not as good. It was a great investment if you purchased a couple years ago. But what about those who purchased recently and expected to me a hundred grand in equity within 2 yrs.?? OOPS, maybe not. Some got into an option arm and are now going to be taking quite a hit. Some blame it on the Realtor, some on the appraiser for not knowing what the market was (0 comments)

FIZZ......BO "FSBO" - 09/06/06 12:52 PM
OOPS....I meant to say....Unrepresented Seller. I am finding it harder than I thought to call by "For Sale By Owners" UNREPRESENTED SELLERS. Is anyone else out there attempting to use this term that has been implemented by the 2006 NAR Public Awareness Campaign? They have a spot, "Don't Try This At Home" targeting FSBUS's which explains why REALTORS have the experience and knowledge to price their home to obtain aprox. 16% more for their home than selling it themsleves.(NAR's 2005 Profile of Home Buyers and Sellers study) FSBO will be obsolete.....FSBUS "For Sale By Unrepresented Seller". I used this term when approaching my (4 comments)

Any New Safety Issues? - 09/01/06 05:06 PM
I was just wondering f there were any new safety issues that Realtors have had that are out of the ordinary to look out for while holding an open house or while listing an owner occupied home. I know the basics..For example: Don't leave medicine in the prescription medication in medicine cabinet (Drug addicts look for pain meds., etc.).. I was just wondering if anyone knew of anything out of the ordinary to look out for.Thank you in advance for any tips. (4 comments)
Outhouse for sale on 1 acre for $3,200,000 - 09/01/06 12:31 AM
Hey, what the heck...It could happen. The way the prices increased so dramatically here in Arizona, I am not suprised. It seems like for awhile that California was taking over Arizona and was going to annex it into one of their suburbs. The only good thing about it is that we would have a better Governor. With all the interest only loans, option arms, etc.... we will be even busier very soon if you actually aren't afraid to get out there and work for it. The business is not going to come to you like it did last fall. Then, you could (0 comments)
