Mortgage lenders closing left and right...What now?

I think it's time I ask around for some insite on the future of mortgage lenders. With mortgage lenders closing up shop left and right who are going to be the leaders for conventional and FHA?

Interfirst (ABN AMRO) has been our companies main lender, now they were bought by CitiMortgage, they have already taken away some of our incentives.

National City home equity was a great bank to go to for heloc's and currently they arn't taking any applications...where to go? Fifth third? They are o.k. but Nat City was awesome and had a great commission!

Our company is searching around for some new lenders to take aboard. TBW is coming in to present this week and Aurora was just in.

The lowest rates with the best commission is always important but with the mortgage market going the way it is, fast and easy underwriting is starting to become very important in getting these loans from start to close.

If anyone is working with a great lender please let me know! I would love to set up our company with a new lender!

We are set up to do business with Chase, Countrywide, Fifth Third, First Franklin, Flagstar, Homecomings, Interfirst, M&T Mrotgage, Michigan Mutual, Mortgage IT, 1AM, Ohio savings bank, TBW, Towne Mortgage, Wells Fargo, and Aurora.

We are based in Michigan and do majority loans there but are approved in Florida and Colorado. Whats your favorite conventional? Fha? Jumbo in Colorado? What about home equity line of credit?

I just joined Active Rain and am excited to meet people and build relationships!

My name is Alana Humphreys, I'm a marketing assistant for Grant Holmes. We currently have some strong realtionships with RE/MAX realtors in Michigan. We just got our license in Colorado and will be working under the name of Colorado Springs Mortgage Funding.

I am taking up your time in this blog because I want to work with you! If you are referral based and like to keep personal relationships with your clients than we have something in common already. Here in Michigan we have never telemarketed for business and are still on top. We keep our clients in the loop with different marketing techniques and want to transfer the same ethic to Colorado.

Greetings!!!

My name is Alana Humphreys. I am a marketing assistant for Grant Holmes. We work at Great Lakes Mortgage Funding out of Metro Detroit Michigan. An opportunity arose for us to start up in Colorado Springs so over the past few months I've been working on our website and finalizing our license. We now have our license and are approved and ready to do business as Colorado Springs Mortgage Funding. Our main lender will be ABN AMRO of which Citi bank just bought. We are going to use our pricing from Michigan which can put us at an advantage. After reviewing the CO pricing to MI pricing I can come to that conclusion.

You may be asking yourself....Why do I care? What can a mortgage broker do for me? Or "I've heard this spiel before and really don't feel like wasting my time."

I have something to prove! In Michigan, we've been in business for 6 years and opened up 3 more branch offices. We DO NOT TELEMARKET. All of our business is through referrals and our clients keep coming back. We are able to refer our Realtors business because our clients will come to us when they are ready to move. Since I've been doing marketing I have systems in place to manage our database and make sure no one is left behind.

Programs--of course we offer the lowest rates but there's more. We can do FHA, VA, and conventional loans. We use a non-profit down payment assistance program that a lot of people have no idea about! It is a great program that can help new home buyers get into a loan.

I mail weekly and monthly newsletters and annual surveys to keep our clients in the loop. We will do co-branded marketing with any realtor. Advertising is always a plus.

The main thing is having such a strong and personal relationship with our clients and realtors this has proven our success and we are excited to build more relationships in Colorado!
