Has this ever happened to you: you wanted to ask a close friend, family member or someone you've recently met if you could be their REALTOR... then stopped yourself because you felt uncomfortable and didn't want to appear pushy?

I've sure felt that way. When I first started in the business, I struggled with how to strike the balance between "Gregg the Friend" and "Gregg the REALTOR". It took me a good six months to realize that patience and a keen ear can make all the difference in getting business from the people I already know.

Patience, because inevitably my friends and family would bring up real estate questions on their own, and a keen ear, because they'd often reference important changes in their lives that would impact where they lived (promotions, new children, kids off to college).

It became easier over time, as I became more comfortable with my local market, and felt at ease discussing it in the context of my friends' specific circumstances. As I mentioned last week, the 2009 National Association of REALTORS® consumer study revealed that 53% of real estate transactions are conducted through our social network. It took some time to get there, but that was certainly consistent with what I saw in my business. Here's how I approached it:

Tip #1: Chat casually about the local real estate market.
People always want to know how the market is doing and how much their home is worth. I would call friends, family and acquaintances regularly just to bring them up-to-speed on recent listings, sales and market trends around their homes or in areas they were interested. My brother-in-law loved to hear about the new listings as soon as they came on the market... it was a way for him to understand how his home might be faring. I always kept it conversational, and made sure he never felt pressured. They haven't moved in over a dozen years, but he was always referring me. I never took it for granted that he'd refer me just because we were family... I worked to show him I was keeping their best interests in mind.

Tip #2: Offer information with no strings attached.
I would provide my friends and family regular real estate market updates for their neighborhoods, and then create personalized reports to follow-up. When I started, that consisted of plenty of photocopying, gluing, and "scissoring". My flyers didn't look great, but they sure got noticed. The biggest challenge I had was keeping up with the demand... it was certainly time consuming. Products like Market Snapshot from Top Producer provide the same value, but sure cut down on the time. I would record what information in shared with my family and friends, so I could refer to it later on.

Tip #3: Listen for life changes.
A new job, promotion, marriage, baby, retirement can trigger a move. I would listen for these cues in conversations, and keep track of these changes - first by writing them down in an ad hoc way, and ultimately recording them in my Top Producer. Today, online networks like Facebook® and Twitter® offer an even easier way for us to stay in touch with friends' (which you can follow from Top Producer 8i), so we now have a new way of finding out about life changes that might involve a move. A timely offer of real estate information, and assistance in buying and selling, is never out of place.

Tip #4: Answer questions about the market with "it depends...why do you ask?"
We all get questioned about the real estate market - I preferred to find out what was motivating their questions. Was it simply curiosity? Or because they were thinking of moving soon? I would answer with ‘it depends... why do you ask?' because it really opened up the conversation.

Tip #5: Ask how you can be helpful to their network.
After sending out my personalized flyers, I would ask friends and family if they knew anyone who might want real estate updates for their own neighborhood. I would follow-up with personalized market information. It took time, but was worth every minute.

Tip #5: Don't be afraid to offer assistance.
When it's clear that someone is ready to buy or sell, I was always aware that the process can be stressful, especially for many people buying or selling a home only happens every few years. I would reach out to make it clear that I was there to help. I felt this was always easier if I'd kept them informed on the real estate market. I would refer to the specific market information I'd sent them, ask if they had any questions, then ask if I could schedule a more formal and listing presentation.

Even experienced realtors can feel uncomfortable asking for business from their friends, family, past clients, and acquaintances. Many avoid the conversation at the expense of losing valuable business. STOP TAXATION? - The new changes for FHA loans are being called : The New Homebuyer Tax

Just last week, Assistant Secretary for Housing and Federal Housing Commissioner David Stevens announced that FHA was changing their annual mortgage insurance plan. - FHA announcement - I wrote about it here : HR Bill 5981 - FHA mortgage insurance.

We now have some groups and people announcing these FHA Loan changes as a tax. Think Big Work Small released their version in this video on Monday. New Homebuyer Tax Starts September 2010 - 08.09.10 - Sounds scary, right? Because it sounds like the government is taxing us more. But this kind of wording irks me and can make it sound a lot worse than it is, or a lot more expensive. Let me further explain.

I do know where Think Big Work Small is going with their argument in regards to what HUD stated. HUD made this statement in January 2010.

In regards to HUD's statement above, I think I was one of first to question HUD's statement back in January and then I argued this in more detail in this post. HUD - Don't insult my intelligence about new FHA Loans changes - We can argue HUD's statements until we are blue in the face.

But my concern with others stating that this is a Homebuyer Tax is that I call this a 'spin on words'. Can we call it a tax? Sure, I will give everyone that. But why are we calling it a tax. Are we trying to make the government look bad? Is that person or group trying to make a name in the news by coming up with an interesting subject line or title? Hey, I will admit, I love stirring the pot, to get recognized. But one thing I despise are those that stir the pot but offer no solutions. If you read many of my posts over the years, I might knock on something, but I try to look at it from both sides and come up with solutions.

So let's take it a step further. Could I make this statement and be 100% correct? If FHA loans were to disappear tomorrow, would our economy crumble to the worst ever? I would say yes and I think many would agree with me. I wrote many reasons why FHA loans should not be abolished. - Should we abolish all FHA loans? - So FHA has raised their monthly mortgage insurance premiums and lowered the upfront mortgage insurance premium. Should we the tax the tax payer? Should the government print more money to pay for this? Or should we just pass this along to the borrower? I would say no, no, and yes. My question to you... aren't we trying to stimulate the economy? Yes, and to allow FHA mortgages to crumble would defeat this easily.

Summary : In many cases, the grass is always greener on the other side. Yes, we can complain that the new changes on FHA loans will hurt buyers than help them. But if the mortgage insurance fund wasn't replenished and we lost the ability to do FHA loans, then what would happen? How about this question. How come many haven't complained about the extremely high pricing hits on conventional loans with LTV's less than 80% and credit scores below 720? If I put 5% down and have a credit score of 679, my penalty would be 1.75 pts. And don't forget that the mortgage insurance factor on that scenario is much higher than on FHA loans. That is if you could even qualify for mortgage insurance. Most won't go below a credit score of 680.

FOOD for thought : Remembering the '90s. Many of you might not know or remember, but the one time mortgage insurance premium was once 300 basis points while the monthly mortgage insurance was 50 bps. Really quick.....

As you can see, your total loan amount would be even more prior to 2000. Now, if I had to choose on how to make some of these changes to FHA mortgages, I would go back to the old, because as you can see, your total payment wouldn't be as much. But FHA is hoping that people hold onto these newer mortgages longer, to recoup more money. As I mentioned in this post, HR Bill 5981 - FHA mortgage insurance, FHA would add about $2,500 more if you held onto the loan for 7 years.

So how do you look at this? Which would you prefer? What would you call this whole traffic jam of mortgage information?

10 Easy Ways to Have Better Communications With Your Customers.

Hi folks. Today I want to talk a little bit about communication. In my opinion, lack of good communication skills and/or systems is the number 1 reason why Sellers and Buyers complain about their agents. In fact, just about every time I go meet with a Seller who has just had their listing expired "lack of communication" is what they complain about.

"They listed my property and I never heard from them again."

"I always had to call them if I wanted an update."

"It would take them days to return my phone call."

"They never answer their phone and their voice mail is full" and on and on and on.

Hopefully this post will help you with some systems. If you want to be a "lister" then you need to master these two things.

Price it right.

Keep the listing until it sells. This is done by constant communications with your seller.

If you can master these two then you will have no problem getting and keeping listings. I've written many times about pricing so I'm not going to touch down on that one again. I'm also not going to talk about being a good communicator. This post is about communication systems. This is what I do once I get a listing.

Send the Seller a thank you card when you get back to the office.

Set them up on auto property alerts so as soon as a property similar to theirs or on their street is listed, goes pending or is sold the Seller receives an alert from the MLS. You may want to set up several of these.

Make a Picasa Web Album with as many pictures of their property as you can. Invite them to the album. Every time an agent goes to show the property send the agent an invite to the web album and cc the Seller.

As soon as the property is entered into the MLS email the Seller the MLS listing.

Set up a video tour and online flyer. Send the link to the "tracking report" to the Seller so they have it. These are usually live reports and will update automatically. The Seller can then click on the link and see how many people are looking at the flyer online. Syndicate the flyer to as many sites as possible.

Create a Google Calendar for the property. Invite the Seller to share the calendar. Every time you take an action on the property enter it into the calendar. The Seller will automatically receive an email with the update. For example: "Had a sign call and sent them the web album. Will follow up tomorrow to see about arranging a showing."

Any time you send out an email related to this listing cc the Seller.

Prepare a new CMA every 30 days and send it to the Seller. ALWAYS suggest a price reduction if needed.

Have your Seller "friend" you on Facebook and Twitter.

Hook them up with a RSS feed (feedburner) for your blog so every time you write a post they get it in their email.

Now folks if you utilize these systems you will rarely have to call your Seller. BUT... they will "hear" from you constantly. You will have no problem keeping the listing until it sells.

In fact, the Sellers will be contacting you for price reductions and listing changes because they are constantly being informed of market conditions. And the beauty is........it's all automated!!! How sweet is that?

HERE IT IS..

The design:

Its 9.3mm thick, that is 24% thinner than the iPhone 3GS. Its made of stainless steel and glass, and with integrated antenna system on the right inner side.
The iPhone 4 has a front camera, and 2 mics, one of which helps in noise cancellation.
As Steve Jobs claim, its the slimmest smartphone ever.

The Screen:

Apple names the new display in the iPhone 4 as Retina Display, which has a pixel density and clarity far better than any other Apple smartphone.
Apple has come with a far more beautiful screen, with the pixels having 4 sections in each of them, making 326 pixels in every inch and everything more clearer than ever.
Comparing the images of iPhone 3GS and iPhone 4, it clearly shows how the image blurs out when you zoom out a picture in iPhone 3GS.
3.5″ display, 960×640 pixels with 326 pixels per inch.

The internal technology:

The Apple Iphone 4 is powered with the A4 chip, and allows usage of MicroSIM.
The battery is made bigger and so, the battery life gets longer. 7 hours 3G talk, 6 hours 3G browsing, 10 hours WiFi browsing, 10 hours video, 40 hours of music, and 300 hours of standby.
Arsenic, BFR, mercury, and PVC free – Environmental friendly again.
Upto 32 GB of storage available, so it would be as usual 8GB, 16GB and 32GB versions.
Quad-Band HSDPA/HSUPA – 7.2 Mbps download and 5.8 Mbps upload.
Apple adds in a 3-axis gyroscope, which along with the accelerometer would help in providing 6-axis motion sensing. That would be helpful for gaming.

The Camera:

As rumors said, Apple has finally gone from 3-megapixel to the 5-megapixel camera with a backside illuminated sensor.
It has 5x digital zoom, and Tap to focus. There is a LED flash with the camera, so finally the need for flash is fulfilled.
HD Video Recording. 720p at 30 fps. Tap to focus video recording, and options to edit the HD videos right on the phone itself.
Apple launched the iMovie app for iPhone, which allows editing the videos with adding of titles and much more, like showing the edited videos, and bringing in the music from iTunes.
Geolocation information can also be brought into the iMovie app, while editing the videos.
Front camera helps in video calling – FaceTime.
Switching the front and rear cameras automatically possible.

The Operating System:

The all new iOS4, the most advanced mobile OS in the world.
Over 1500 developer APIs and over 100 features.
MULTITASKING – The most awaited, the much needed and the best feature. You can now switch between the apps without using just one as every other previous generation of iPhone had.
Multitasking, folders, Retina Display integration, unified inbox and threading in Mail, lots of enhancements in camera and photos, deeper enterprise support, and tons of new features everywhere.
Google, Yahoo and now Bing adds to the list of search engines, but Google will still be the default one.

The Apps:

iBooks application which we talked about in the iPad, is now going to come into iPhone. Everything would be the same, highlighting, controls, and PDF reading.
A single book once bought, can be synced and added to every device you have with that single purchase. So you don’t need to buy it again on another device.
The iBooks has iBookstore which joins the App store and iTunes store.
iAds – The new system that helps the application developers to earn money from their apps, while they have launched their apps free or at a low price. The iAds would let you stay in the app itself and open an ad. Apple would be hosting and selling the ads.
Nissan, Citi, Unilever, AT&T, Chanel, GE, Liberty Mutual, State Farm, Geico, Sears, JCPenny, Target,best buy , DirecTV, TBS network, and Disney are some of the companies that would be advertising. And around $60m of ads would be displayed in the 2nd half of 2010. That’s around 48% of total mobile ad revenue in U.S.

FaceTime:

Video calling through Facetime possible, from iPhone 4 to iPhone 4 where there is WiFi available.
There is no setup required for this calling type, and you have 2 options – Portrait mode and landscape mode.
You can use any of the cameras, either front or the rear for the video calling.
Super audio and video quality.

EDMOND, OK -- Residents in an Edmond neighborhood are in the middle of a driveway dispute. They're being told they can't have access to a driveway that leads to their homes unless they cough up $80,000. The elderly condo owners took pictures of the driveway owner spray painting where he would block the driveway. And then, he moved in cinder blocks stranding them in their homes. Years ago, the condo builder never transferred the property title to the homeowners association and taxes weren't paid. They had no idea the driveway to their condos was even up for sale until they got a letter demanding $80,000 to keep using it. Residents own the four condos but the county assessor's Web site shows the surrounding parts in yellow belong to Ron Edwards. Two years ago, Edwards bought the delinquent property in a county sale. Now, he demands the residents, some barely mobile, pay him $80,000 total to keep using the only driveway that gives them access to their property. He bought the property for $2,000. In court, the judge ordered that Edwards was not allowed to go in and block property again, but it's only a temporary ruling. Meanwhile, the condo owners want the deed to the property nullified & turned over to them. Ken Wegner, President of the Homeowners Association, said, "We can at least use our property without fear of any interference at this point and time." The judge's ruling that allows the condo owners to use the driveway is only temporary. A date for a permanent injunction hearing has yet to be set.

EDMOND, OK -- Retired residents in Edmond are fuming over the mess in which their condos now sit. These residents own the condos but Ron Edwards owns the surrounding parts in yellow, according at a map from the County Assessor's Web site. Edwards is now demanding they pay him $80,000 to keep using that driveway. Hewel Jones said, "He's trying to rob everybody. Somebody made a mistake and he's trying to capitalize on it." Years ago, the builders never transferred the title and taxes which weren't paid. The delinquent property was sold in a county sale and Edwards of RJS Properties bought it in 2008 for $2,000. That's when he sent residents a letter demanding the $80,000. Marolyn Martin said, "If we were in error on taxes, I hope there would have been a way to work that out. But according to our board, we never got notification." Residents took pictures of Edwards spray painting an orange strip, marking where he would block the driveway. Then he moved cinder blocks, stranding elderly residents in their homes. Edwards returned a phone call and said he didn't have a vendetta against these people, it's just business. He said if they would have paid their taxes, this would have never happened. I found this video on the web, so I thought I would share it. It's not yet confimed but this is what the new Iphone 4G might look like.

What's new
- Front-facing video chat camera
- Improved regular back-camera (the lens is quite noticeably larger than the iPhone 3GS)
- Camera flash
- Micro-SIM instead of standard SIM (like the iPad)
- Improved display. It's unclear if it's the 960x460 display thrown around before -- it certainly looks like it, with the "Connect to iTunes" screen displaying much higher resolution than on a 3GS.
- What looks to be a secondary mic for noise cancellation, at the top, next to the headphone jack
- Split buttons for volume
- Power, mute, and volume buttons are all metallic

5 (More) Things to Know Before You Claim Your Energy Tax Credit: Part 2 Share

Know If You Are Eligible to Receive Tax Credits
If you do not pay taxes, you cannot get the tax credit. Since the energy-efficiency tax credit is "non-refundable," you can't get back more in credits than you paid in taxes.

Know When Your Product was "Placed in Service"
You can only claim the credit for 2009 if the product was "placed in service" by December 31, 2009. That means that the product was installed and you are able to use it. If you purchased the product in 2009 but did not install it before the end of the year, you will need to wait until you file your 2010 taxes to claim your credit.

Know Whether Your Renovation, Existing Home, or New Home Qualifies for the Credit
Renovations to existing homes are eligible for tax credits.

The energy efficiency tax credits available in 2009 and 2010 are only available for existing homes. New homes are not eligible. Products that fall under this rule include biomass stoves, HVAC equipment, insulation and air sealing materials, roofing, water heaters, and windows and doors.

However, consumers building new homes can take advantage of the tax credits for geothermal heat pumps, solar energy systems, wind energy systems, and fuel cells, through 2016.

Know How to Calculate the Credits for Spouses or Joint Home Owners
If you are married and filing jointly, the amount of credit you receive does not double. If you and your spouse lived apart in separate principal residences, then you can each receive a $1,500 credit for any improvements.

If you are unmarried but own a home jointly, you can each receive a tax credit but the maximum credit for the home is $1,500 (for the energy-efficiency credits) or 30% (for the products available through 2016). To calculate the tax credit, figure out what percent of the total cost each person spent. Each should get the same percent of the total tax credit available for the home.

If You Own Multiple Properties, Know Which of Them Qualify for Credits
The energy efficiency tax credits are available for improvements made to your principal residence—that is, a home you own where you live most of the time. Products that fall under this requirement include biomass stoves, HVAC equipment, insulation and air sealing materials, roofing, water heaters, windows and doors, and fuel cells.

The home must be in the United States and could be a house, houseboat, mobile home, cooperative apartment, condo, and manufactured home.

If you are a renter, you do not qualify for the tax credits.

Renewable energy property, however does not have to be installed in a principal residence to qualify for the credit. If you install a geothermal heat pump, solar energy system, or wind energy system in a second home, you can qualify for the tax credit. If you rent your second home for part of the year (less than 80%), you can claim the credit based on the amount of time you live in the home For example, if you spend six months of year in a second home, you can take half of the available credit.

Some of the materials you may need this year include receipts, forms, and manufacturer certification statements from any energy-efficient purchases you made last year. Take another look at which products are eligible for energy efficiency tax credits.

If you bought one of these products that qualify for a tax credit, there are a few things you should know:

Know Your Forms
Use the 2009 version of the IRS tax form 5695 . Submit this form with your taxes. On the 2009 1040 form , claim your credit on line 52.

You cannot file the 1040 EZ form or 1040A form if you want to claim the energy efficiency tax credits.

Keep your receipt and manufacturer certification statement for your records, but you do not need to submit these with your taxes.

Know Your Credit Maximums
For energy efficiency products, you can purchase one or more products and receive a 30% credit, for a maximum credit of $1,500. This maximum applies to the two year period of 2009 and 2010; if you receive the maximum in 2009, you are not eligible for more credits in 2010. If you only receive, say, a $700 credit in 2009, you can still purchase more products in 2010 and receive up to an $800 credit when you file your taxes next year.

The products that fall under this limit include biomass stoves, HVAC, insulation and air sealing materials, roofing, water heaters (non-solar), and windows and doors.

Some products, however, are eligible for a 30% credit and are not subject to the $1,500 maximum. These include geothermal heat pumps, solar energy systems (including solar water heaters), wind energy systems. Fuel cells are also not subject to the $1,500 maximum, but are limited to $500 per .5 kW of power capacity. Tax credits for these products are available through 2016.

Know Which Credits Can—and Cannot—Be Carried Over
The credit for products that fall under the $1,500 maximum CANNOT be carried over to future years. They also cannot be carried over from 2009 to 2010, but you can take part of the total credit available in 2009 and part in 2010 (if, for example, you buy one product in 2009 and another in 2010).

The credit for products that are not subject to the $1,500 maximum can be carried over to future years, as long as the credit is still in effect (through 2016). Since you can't get back more in tax credits than you paid in taxes throughout the year, this allows you to carry forward any portion you weren't able to claim.

Know When the Credit Includes Installation Costs—and When It Doesn't
For some products, you can include the cost of installation when figuring the credit. These are:
- Biomass stoves
- Central air conditioners
- Air-source heat pumps
- Furnaces and boilers
- Advanced main-air circulating fans
- Water heaters
- Geothermal heat pumps
- Solar energy systems (including solar water heaters)
- Wind energy systems
- Fuel cells
Be aware that you can install the products above yourself, but you cannot claim labor and installation costs if you do so.

For these products, do NOT include the cost of installation when figuring the credit:
- Insulation and air sealing products
- Roofing
- Windows and doors

Know How to Handle State and Local Incentives
If you are eligible for multiple incentives for your purchase, you may need to subtract some amount before calculating your tax credit.

In short: you DO need to subtract any utility rebate you received, and you MAY need to subtract any state or local rebate you received (depending on whether it was taxable). ENERGY STAR^® has a great FAQ covering the details of what to do if you're eligible for both a tax credit and rebate.
