Many buyers that I have talked to and worked with were unaware that they can and should use a REALTOR when buying a new home from a builder. They also assumed they didn't need a home inspection. My take on this situation is that when you are buying a home directly from a builder, you are negotiating with their sales people. These salespeople always have the builders best interest at the forefront of their minds, not necessarily the buyer's. Yes, they may offer fancy upgrades and bonuses, but are they offering their absolute best deal? This is where the REALTOR comes
