Many buyers that I have talked to and worked with were unaware that they can and should use a REALTOR when buying a new home from a builder. They also assumed they didn't need a home inspection.
My take on this situation is that when you are buying a home directly from a builder, you are negotiating with their sales people. These salespeople always have the builders best interest at the forefront of their minds, not necessarily the buyer's.
