Shift - A Timely Read - Tactic #5 - 09/27/08 01:14 PM
Get to the Table - Lead Conversion
Gary Kelller explains in Tactic#5 of Shift that during a market downturn we achieve less for our efforts, so lead conversion becomes even more crucial for real estate salespersons.  Because motivated leads are fewer, all leads are valuable, but one must be more careful in recognizing which leads will convert to appointments. Leads count only if we are able to convert them to appointments leading to closed transactions. The chapter describes what happens to leads in a shifting market and advises on an the appropriate responses to capture, connect, and close with respect to … (5 comments)

Shift - A Timely Read - Shift - Tactic #4 - 09/24/08 01:54 AM
Tactic #4 of Shift, the book by Gary Keller, Dave Jenks, and Jay Papasan that relates to what is happening in our current real estate market, starts out by defining what happens in a shift.  Based on a sequence of events, abundance quickly shifts to scarcity on a series of levels.
Tactic #4 of Shift deals with the core of the real estate salesperson's business - lead generation - which the authors creatively call  the yin and the yang of our professional world. Speaking from personal experience, Gary insists it is necessary for us to put to rest the myths we cling to relating to lead generation. With the … (5 comments)

Shift - A timely Read - Tactic #3- Do More With Less - Leverage - 09/19/08 11:42 PM
Tactic #3 in Shift by Gary Keller, Dave Jenks, and Jay Papasan, addresses another change that we must must effect if we want to survive and thrive in a shifting market.  It relates to leveraging people and systems for efficiency and effectiveness. The authors detail core competencies and offer insights into handling talent shift.  Here again, almost verbatim, are 12 observations  made and developed in detail by the authors.
•1.       Work harder and smarter.
•2.       Do more with less.
•3.       The unsolicited gift of a market shift can be an opportunity to evaluate, upgrade, top grade.
•4.       Maximize productivity.
•5.       Do more with less and make sure … (6 comments)

SunCal Albuquerque Project not Affected by Lehman Brothers Failure - 09/19/08 12:45 AM
The wave pf collapse of some of our most trusted financial institutions is having a ripple effect that is leaving a wake of speculation and doubt about financial partners and planned developmen projects. Independent entrepreneurs, developers and even states are concerned about taint from the turmoil raging around Freddie Mac, Fannie May, Lehman Brothers, Merril Lynch and AIG. Remaining institutions are suspect as some nervously ask, Who is is next?
It is for thaos ereasons the SunCal Developers who acquired the former Westland Corporation's holdings find themselves having to give reassurance about their Albuquerque project.  Apparently, Lehman Brothers were financial partnered with SunCal on earlier projects in California, but were not … (7 comments)

Shift - A Timely Read - Tactic #2 - 09/17/08 10:33 PM
Shift - Tactic #2Tactic #2 in Shift by Gary Keller, Jenks and Papasan, emphasizes the importance of making changes in the management of expenses when the market shifts. To shift is to change. The market changes therefore you must change with it.
Gary Keller recognizes that the people most likely to survive and thrive when the market shifts are those most responsive to change. Based on his experience, change is uncomfortable and difficult but a requirement for long-term success.
Having achieved the proper mindset and clarity of role of Shift, Tactic 1, one must immediately identify the other effective business changes required by current circumstances.
The following are the bare-bone ahas of my reading … (6 comments)

Green Status QuoAlbuquerque and indeed, the state of New Mexico are no laggards when it comes to environmental awareness and green standards.  Both city and state have received recognition for initiatives to implement and support green practices relating to energy efficiency, clean air and water; the development alternative, sustainable energy sources through wind and solar power; water conservation and green construction. . The Mayor of Albuquerque, Martin Chavez, has received local and international awards for green initiatives including the 2006 recognition for water conservation. El Caballero - Tranquil North Valley, Albuquerque, New Mexico Neighborhood - 09/14/08 02:18 PM
El Caballero de Los Ranchos, one of Albuquerque, New Mexico North Valley's most delightful neighborhoods is in a gated, park-like setting off Chavez Road between 4th Street and Rio Grande Boulevard.  Like most North Valley residential developments, the El Caballero site was once a farm. The lush green of the area may be a continuing testimony to the fruitfulness of that era.
A current resident told me that the development was the brainchild of three or four friends just about 30 to 40 years ago, and that the last house was constructed in the early 90's. El Caballero continues to be a preferred destination for those seeking the … (3 comments)

August Market Update - Greater Albuquerque Area - 09/13/08 01:01 AM
Given the facts of the August real estate market in the Greater Albuquerque Area, I'd say our region is having difficulty making up its mind which way to go. The inventory remains high with 6, 361 (9.28 months supply) homes for sale thus extending the buyers' market.  Within this framework, we continue to experience the usual gentle fluctuations in the number of new listings coming on the market, the number of sales completed, and the average price of sold listings.
Continuing the yearly trend, the number of new homes that came on the market in August decreased slightly to balance out … (3 comments)

Albuquerque. NM State Fair - Day Two - 09/11/08 02:53 AM
It is amazing how delightfully different each day at the state fair can be! It's the same venue , the the same food, the same shows; but the experience is different each time. On my second visit yesterday I did not have to be an entertainer. I was at the fair to be entertained, eat, people watch and maybe play a game or two and go on wild rides.
Dinner was first, under the big blue sky with music blasting in the distance and the usual background noises of hawkers and announcements.  it was to choose from among all the enticing fare  sausage barbecue, turkey legs that the people walking by held up like giant … (6 comments)

Ladera Heights - Another Desirable Albuquerque, Westside Community - 09/07/08 03:09 AM
Ladera Heights is an Albuquerque, New Mexico neighborhood you may want to explore if you are looking for quick and easy access to any part of the city. Air force personnel clients and Sandia Lab employees who are savvy real estate shoppers ask me to look for homes for them in the Ladera Heights section of town, anticipating prices compatively lower than those close to their offices but only an easy 10 - 20 minutes commute to work by way of I-40 from Coors or Unser Boulevard.
Indeed, the intersection at I-40 and Coors, one of the two major north south arteries (Unser, the … (3 comments)

A Spacious Home at The Trails, Albuquerque, New Mexico - 09/05/08 01:32 AM
Number 9115 Ladron is a home in The Trails master-planned community on the edge of the high mesa in northwest Albuquerque.
I would say this house is for a large family, but that description may not be acceptable in our multiple listing descriptions.  Instead, I will say it has 3770 square feet, is a spacious, two story house with five bedrooms, four bathrooms, and more than two living areas that include a great room, a loft and a hobby room. The home has a separate private space that could be used as guest quarters or a home office.
Interior features include upgraded kitchen cabinets and counter tops, soaring ceilings, rich wood trim … (0 comments)

Paradise Hills - A Desirable Albuquerque Westside, New Mexico Destination - 09/03/08 06:55 PM
Looking for a Westside Albuquerque, New Mexico community in which to settle? Paradise Hills offers delightful spaces in Paradise East and Paradise West. Paradise West is virtually all new with ongoing construction in some areas. Paradise East includes vintage Paradise Hills (built about 40 years ago ) with mature gardens, each on .25 or more acre in the County of Bernalillo. It is a community that was developed around a golf course; and apart from Executive Estates on the south side of Paradise Hills Boulevard, was for the better part of the last forty years, an almost isolated Albuquerque community. Now, new … (5 comments)

Westside Albuquerque -The Trails Community - 09/02/08 09:28 AM
Westside Albuquerque is made up of smaller communities, each identified by name and sometimes by unique features. The Trails, a master-planned community that is still being built on the farthest edge of the northwest mesa is one of these communities. It is bordered on the north by Paseo del Norte, on the south and southwest by Woodmont Avenue, and on the east by Universe Boulevard.
As the name suggests, this is a community of trails. Planned biking and walking trails cross the community leading to and from up to eight plannned parks. I found four of these parks, pleasant, well maintained open … (2 comments)

Keller Willliams Mega Camp Focuses on Shift - 09/01/08 06:04 PM
Real estate is local but sometimes we have to leave our local area to learn how to work. The Keller Williams Mega Camp in Austin offered just such an opportunity last week, and I travelled from Albuquerque to Austin to take advantage of it.
MegaCamp was informative and motivating. It was all about Shift - the Keller Williams book  on how to approach the shift in the market and how to shift gears, so to speak. Getting together with some four to 5 thousand people to analyze the current real estate market and hear Gary Keller's interpretation of how to approach the market was helpful.
 It … (7 comments)

Los Ranchos de Albuquerque, NM- Farmers Market and Slow Food - 09/01/08 03:16 PM
The Los Ranchos de Albuquerque farmers market was on schedule yesterday as it is on Saturdays throughout the growing season. This last weekend in August, the market happens to coincde with the California slow food celebrations. There was no hint the vendors and customers were aware of the California happenings but the market had a festive air. It was a family affair. Children and dogs were in attendance and men and women vendors were at stands selling colorful and delicious looking fruit and vegetables . The craft on the stands were attractive and everyone  seemed to be having fun.
I bought 'Placitas plums' from two young women of high … (6 comments)
