albuquerque: This Week in Albuquerque, NM - 06/05/09 11:22 PM
Albuquerque has another name. The city has been fondly called the Duke City for years and now another name is becoming popular - The "Q." It has one advantage. It is easier to spell. So what happened in the Q this week? Many of us in the real estate business are feeling hopeful about the market and are pleased that first-time home buyers in particular seem to be taking advantage of the large inventory and continuing low rates and other available incentives. Of course, the housing market is only a barometer of the overall economy, so what indicators in the Q

albuquerque: Green Mixer in Green Building - 11/14/08 02:48 AM
I watched 7601 Journal Center in Albuquerque, New Mexico being built. It was impossible not to notice it. It stood out even at the framing stage and I was not surprised to hear that when finished, the building had received LEED Certification. In my Active Rain post back then, I said the building had won the highest LEED certification. The plaque on the lobby wall, however, states that the building is LEED Certified. Gold, The highest certification is platinum. The second highest is gold. I have been wanting to see the inside of the building ever since it was completed but none of

albuquerque: Keller Willliams Mega Camp Focuses on Shift - 09/01/08 06:04 PM
Real estate is local but sometimes we have to leave our local area to learn how to work. The Keller Williams Mega Camp in Austin offered just such an opportunity last week, and I travelled from Albuquerque to Austin to take advantage of it. MegaCamp was informative and motivating. It was all about Shift - the Keller Williams book on how to approach the shift in the market and how to shift gears, so to speak. Getting together with some four to 5 thousand people to analyze the current real estate market and hear Gary Keller's interpretation of how to approach the market was helpful. It

albuquerque: Los Ranchos de Albuquerque, NM- Farmers Market and Slow Food - 09/01/08 03:16 PM
The Los Ranchos de Albuquerque farmers market was on schedule yesterday as it is on Saturdays throughout the growing season. This last weekend in August, the market happens to coincde with the California slow food celebrations. There was no hint the vendors and customers were aware of the California happenings but the market had a festive air. It was a family affair. Children and dogs were in attendance and men and women vendors were at stands selling colorful and delicious looking fruit and vegetables . The craft on the stands were attractive and everyone seemed to be having fun. I bought 'Placitas plums' from two young women of high

albuquerque: Albuquerque Housing Market Update - 08/26/08 07:56 PM
OverviewThe Greater Albuquerque Metropolitan Area real estate market continues to share the experiences (though comparatively less severe) of other cities across the country. The downturn that began in 2006 led to increases in foreclosures and a rise in inventory across the nation. The conditions brought about by sub-prime lending practices including adjustable rate mortgages and the ensuing tightening of lending practices have contributed to an ongoing and downward shift in the residential market. But New Mexico did not experience the rapid and inflationary increases experienced by many areas. Consequently the deflation has not been as great or as precipitous. While some

For me, the best thing about living in Albuquerque is being surrounded by the rest of New Mexico." albuquerque: Albuquerque, New Mexico Real Estate - 01/11/08 01:37 AM
What is Albuquerque, New Mexico Real Estate? It is the people, the landscape, the climate, the art, the entire culture and way of life. It is what happens from the moment one lands at the airport and the Land of Enchantment begins to work its magic. Albuquerque real estate includes what so many people feel but have difficulty defining until they throw up their hands in desperation as they look towards the mountains and say, "It's spiritual. albuquerque: National Home Sales Predictions More Aligned with New Mexico's - 01/10/08 12:01 AM
Today's real estate industry news headline was positive. Hope Up for Home Sales in 2008. Despite the positive headline carried by the Albuquerque Journal's, Associated Press, the article was hesitant to accept the positive outlook of the report of the National Association of Realtors (NAR). In concluding, the writer feels compelled to say, Many economists are much more pessimistic about the housing market and are predicting far lower home sales [than precicted by NAR]. Official year-end results are not yet available for the housing market of either New Mexico or the country at large. Despite current similarities, one must bear in mind that every market is different, based on local

albuquerque: Sanchez Canyon - For a Summer Hike - 01/08/08 12:19 AM
In the chill of the Albuquerque winter as I look through my window at the distant snow-flecked mountains, my thoughts do not turn to going on a hike, but rather to memories of trekking along the flanks of the Jemez mountains last summer. It is one of the pleasures of living in Albuquerque, that one can take off and within thirty to sixty minutes be in a world of contrasting beauty and temperature to that of the city. Such was my experience when I joined friends on a hike to Sanchez Canyon, near Cochiti on the edge of the Bandelier National forest. The shady paths, the fascinating flora and fauna, and the beauty of distant

albuquerque: Market Update - Albuquerque, NM is Hottest of Hottest 10 Buyers' Markets - 01/03/08 04:59 PM
Hot off the press! Housing Predictor http://www.housingpredictor.com/top25 in its latest update, places Albuquerque, New Mexico at the top of its list of Hottest 10 Buyers Markets, after a surveying 75 markets nationwide. According to Housing Predictor, their conclusion is based on Albuquerque's continuing attraction to outside investors that are bringing new industries like film and airplane manufacturing to the ares, thus contributing to population growth of people who want to buy houses. This news is, of course, not surprising. Those of us in the trenches everyday usually can sense which way the wind is blowing despite what the headlines say. We also know that if people have jobs and the economy is thriving, buyers will

albuquerque: Albuquerque New Mexico Real Estate Market - Year in Review - 01/02/08 02:59 AM
Buyers and the Media This was the year that buyers in our area were to a large extent confused by the news media. Newspaper headlines, more often than not, carried news that reflected average conditions around the country. They failed to make distinctions between regions or between the new and the resale home sales. Consequently, buyers, caught between imprecise news and the fear engendered by the sub prime mortgage challenges became indecisive when faced with a rising inventory of homes that grew to be larger than they were accustomed to having over the past 3 -4 years. Real estate is Local The truth of

albuquerque: God Calls From a Hot Air Balloon - 10/10/07 02:30 PM
During balloon fiesta time in Albuquerque, NM, it is not unusual to step out your front door to hear and see a hot air balloon hovering overhead. But what are the odds of discovering that the balloon is being piloted by friend or an acquaintance and is so close that you can talk to each other? This morning I had one such one-in-a-million encounter. I stepped out of my house to go to the letter box and heard a balloon nearby. I looked up and saw it hovering low over my neighbor's house. I waved as I usually do to the

I also chatted with several guests who seemed as excited as I was to be in the building. It turns out, I was not
