new mexico: Los Ranchos de Albuquerque, NM- Farmers Market and Slow Food - 09/01/08 03:16 PM
The Los Ranchos de Albuquerque farmers market was on schedule yesterday as it is on Saturdays throughout the growing season. This last weekend in August, the market happens to coincde with the California slow food celebrations. There was no hint the vendors and customers were aware of the California happenings but the market had a festive air. It was a family affair. Children and dogs were in attendance and men and women vendors were at stands selling colorful and delicious looking fruit and vegetables . The craft on the stands were attractive and everyone  seemed to be having fun.
I bought 'Placitas plums' from two young women of high … (6 comments)

new mexico: Green Pays - 01/16/08 01:51 AM
If incentives help, green buildings are likely to become commonplace in New Mexico because green buildings pay. Most people who live in green buildings speak of the energy savings from energy star appliances, low-e windows, tighter construction and the advantages of solar power. Many extol the comfort level and health benefits resulting from the use of well-chosen ,non polluting materials. For New Mexico owners of green homes, 2007 brought additional advantages by way of savings. As part of its incentive to reduce carbon emissions and reduce global warming, the New Mexico State Legislature passed the Sustainable Building Tax credit Incentive to encourage … (11 comments)

new mexico: Rio Rancho, City of Vision -A Real Estate Success - 01/13/08 02:47 AM
Today I listened to an abbreviated history of http://www.cabq.gov/aes/s2rr.html. In brief, he said that Rio Rancho, the fastest growing city in the state of New Mexico was started by a group of con artists who sold parcels of vacant, undeveloped land to unsuspecting people in far away cities (mainly New York) who had no idea they were buying a piece of the City of Vision.
From the sale of those parcels and the construction of the first homes in the early sixties, building began in earnest in the seventies and picked up speed during the last five years.  From a city of about … (6 comments)

new mexico: Welcome Home Governor Richardson - 01/11/08 10:41 PM
Eloise Gift www.EloiseGift.com A Gift for real estate - A Gift for all seasons
I stayed up too late last night, writing my post, then overslept, and missed my 7:30 a. m. appointment. it was not an auspicious beginning to my day. But it got better. As I prepared for my second appointment, I could hear the voice of Governor, Bill Richardson declaring on television that he had quit the presidential race. It was good news.
New Mexicans are proud that their Governor would seek the presidency, Bill Richardson for President, and are convinced he would be as great a president, as he ihsd been a governor, but they are happy to have him back to focus on … (3 comments)

What is Albuquerque, New Mexico Real Estate?  It is the people, the landscape, the climate, the art, the entire culture and way of life. It is what happens from the moment one lands at the airport and the Land of Enchantment begins to work its magic. Albuquerque real estate includes what so many people feel but have difficulty defining until they throw up their hands in desperation as they look towards the mountains and say, "It's spiritual.

new mexico: New Mexico 2007 Economic Report - 01/10/08 12:45 PM
Eloise Gift www.EloiseGift.com A Gift for real estate
The New Mexico Bureau of Business and Economic Research gave its state of New Mexico report yesterday and it wasn't all bad. Larry Waldman, senior economist at the University, said the New Mexico economy is walking, and not running as it was in 2006.
New Mexico's economic growth though slower than 2006 and previous years, is still outperforming the national economy.
Reasons for the less-than-stellar performance of the economy are to be found in the construction, mining, and manufacturing industries.  The construction industry grew in the third quarter of 2006 but slowed in … (2 comments)

new mexico: National Home Sales Predictions More Aligned with New Mexico's - 01/10/08 12:01 AM
Today's real estate industry news headline was positive. Hope Up for Home Sales in 2008.  Despite the positive headline carried by the Albuquerque Journal's, Associated Press, the article was hesitant to accept the positive outlook of the report of the National Association of Realtors (NAR).
In concluding, the writer feels compelled to say, Many economists are much more pessimistic about the housing market and are predicting far lower home sales [than precicted by NAR].
Official year-end results are not yet available for the housing market of either New Mexico or the country at large. Despite current similarities, one must bear in mind that every market is different, based on local … (2 comments)

new mexico: Market Update - Albuquerque, NM is Hottest of Hottest 10 Buyers' Markets - 01/03/08 04:59 PM
Hot off the press! Housing Predictor http://www.housingpredictor.com/top25 in its latest update, places Albuquerque, New Mexico at the top of its list of Hottest 10 Buyers Markets, after a surveying 75 markets nationwide.
According to Housing Predictor, their conclusion is based on Albuquerque's continuing attraction to outside investors that are bringing new industries like film and airplane manufacturing to the ares, thus contributing to population growth of people who want to buy houses.
This news is, of course, not surprising. Those of us in the trenches everyday usually can sense which way the wind is blowing despite what the headlines say. We also know that if people have jobs and the economy is thriving, buyers will … (4 comments)

As we all look down the road toward the next cresting of the real estate wave, we can't help but observe with interest the initiatives and decisions of our cities, states, and national leaders. Because real estate local, I am paying close attention to what is happening in my own backyard, recognizing that my observations may reveal a  symptom of a local ailment or national malaise.

new mexico: God Calls From a Hot Air Balloon - 10/10/07 02:30 PM
During balloon fiesta time in Albuquerque, NM, it is not unusual to step out your front door to hear and see a hot air balloon hovering overhead. But what are the odds of discovering that the balloon is being piloted by friend or an acquaintance and is so close that you can talk to each other?
This morning I had one such one-in-a-million encounter. I stepped out of my house to go to the letter box and heard a balloon nearby. I looked up and saw it hovering low over my neighbor's house. I waved as I usually do to the … (10 comments)

Eloise Gift http://www.eloisegift.com/ A Gift for real estate
Rio Rancho is one of the fastest growing cities in New Mexico and the United States. Developers and builders seem to working at a furious pace around every curve and behind every hillock to keep pace with all the new people moving into the area. The city has a great mixture of new and resale homes available on the market.
Although home prices have risen steadily over the past three to five years across the region, it is still possible to get good value for your money when buying a home.
Generally speaking, in every price range resale (older) homes … (0 comments)

Ironstone Bank's grand opening at 4701 Lang NE, Journal Center, was an elegant affair in an elegant building that allowed for the easy flow of guests back and forth from the east to the west wing of the building.
The hosts were very gracious in meeting and intermingling with their guests and I had the opportunity of talking with several members of the Ironstone Bank community who were easily identifiable by the pins they wore.
I also chatted with several guests who seemed as excited as I was to be in the building. It turns out, I was not … (3 comments)

Can you recognize a green house when you see one? I barely made it to the custom homes tour last weekend. In fact, I was only able to visit two that were complete and not still under construction. One of those two was green, the other not.
The green home was in the process of being certified to the "Gold" (highest) level of Build Green New Mexico. Nothing in its appearance indicated that it made efficient use of building resources, was energy and water efficient, had high indoor air quality rating, and was designed … (5 comments)

On Monday (May 21, 2007) the local Albuquerque Journal newspaper gave extensive coverage to SunCal of California and their plans to develop a part of their newly acquired extensive holdings west of the city of Albuquerque.
They are commited to new urbanism that support retail and residential properties constructed for sustainability.
Today's editorial, (May 23, 2007) in the same paper, reflects the conclusions of my earlier post on SunCal, SunCal's Westside. The company's admirable goals for new urbanism and doing things differently, if carried out according to plan would support and enhance quality … (0 comments)

new mexico: Springtime in the Desert - 05/23/07 11:19 PM
Eloise Gift http://EloiseGift.com Your gift for real estate

I realize the when I tell people that I live in a desert I leave them with a picture of mile after mile of sand, sand dunes, no vegetation, unbearably hot days and freezing nights, fitting the usual definition of a desert.
In New Mexico we do have deserts like that, but not where we live in the greater Albuquerque area because our desert is 500 feet and more above sea level. The result is climactic extremes are tempered-the days are not as hot, nor the nights as cold, and we have some … (22 comments)

new mexico: Defining Neighborhoods Albuquerque Style - 05/20/07 01:15 AM
Eloise Gift http://EloiseaGift.com Your Gift for real estate
I have lived in cities with small clearly defined neighborhoods within neighborhoods where, without any visible trace of a name anywhere, everyone knew the name of his/her particular smaller neighborhood.
Albuquerque (especially newer Albuquerque) is also a city of neighborhoods within neighborhoods, but for the most part, the smaller neighborhoods are clearly marked.
I decided to take a look at some neighborhoods on the west side and it was surprised to discover just how many smaller areas were within each neighborhood. It was also fascinating to observe the variety of ways and of ways in which each neighborhood was identified. The markers … (3 comments)
