As a New Mexico realtor, prior to one year ago, the question I was asked most frequently was what is my home worth? Now the question is more directly, about the recovery of the market. My response is repeatedly: the market will recover; it always has. The follow-up question is: when? I don't trust my crystal ball to make such predictions. Housing Predictor http://www.housingpredictor.com/top25 in its latest update, places Albuquerque, New Mexico at the top of its list of Hottest 10 Buyers Markets, after a surveying 75 markets nationwide. According to Housing Predictor, their conclusion is based on Albuquerque's continuing attraction to outside investors that are bringing new industries like film and airplane manufacturing to the ares, thus contributing to population growth of people who want to buy houses. Both median and average sales prices have moved up a notch. The median sales price is $198,500.00 compared with $189,800.00 in February. The average sales price is $239,311.00, compared with $234, 170.00 in February. Closed sales also increased-up 30% from 820 in February to 1,083 in March, continuing an upward trend. I just returned from my company's convention. Only, it is not called a convention, it is called a family reunion. It was my first family reunion, and my only regret was that I had not attended before. The Keller Williams Realty http://www.kw.com/kw/ Family reunion 2007 had all the usual characteristics of the business convention - speeches, workshops (breakout sessions) exhibit halls with vendors offering their wares services, and of course, the attendees. This convention had something extra-something that justifies it being called family reuinion. I had an epiphany this week. With the expanded service of two Internet sites that launched blogging for the real estate community, I couldn't help making some kind of evaluation of what the sites offer and how I was adjusting to the new reality of what is being offered. My conclusion: ActiveRain is more than a place to blog. It is a community of industry professionals with whom I laugh, cry, learn and grow.
