Wow!  I just attended a speed networking event last night that really got me excited.  It happened to be with a business fraternity that I am a part of so there were perks of seeing old college buddies.  However, the real face to face time with all these new people was wonderful!  I met great people that are in the mortgage business, investment business, real estate, etc.  You name it- I met them last night.  I walked away with about twenty contacts and 2 or 3 actual buyer leads.  Good ones!  I can't wait until the next one. … (7 comments)

I have only done a couple of open houses.  I've gotten the signs, cookies, the flyers, the water bottles, and in one instance, even a huge balloon to attract traffic off of the main roads.  How many visitors?  Well, no one at one and 3 or 4 at the other.  No one wanted the property I was holding open (typical).  No one wanted to buy anything else either.

Statistics everywhere talk about how over 70+% of buyers start their search online.  I believe it- I have done that for my last two purchases myself.  There are many many companies that provide internet leads and some brokerages really stress them.  Are they ever any good?  I know several agents that have invested in the internet lead capture idea and have not received payback for the time and expense.  Some decent leads are mixed in there but even they are "not ready".  Those buyers that need to be incubated and have their hands held take so much energy, I wonder if … (10 comments)

There are 5 of my model for sale in my neighborhood.  I have been watching these and the I have been in a couple of them and I don't understand what is going on with the pricing.  There is a $73K difference in the highest and lowest price.  I would normally assume the higher priced homes are unrealistic.  It appears that 4 of the 5 are unrealistic - they are all within $15K of each other.  The really interesting thing is that one home of this model just expired and was listed at $46K less than the cheapest one on the market now … (3 comments)

I have noticed that a particular neighborhood in Gilbert, Arizona has been fluctuating up and down in average prices.  I have been working a lead in the area for a listing.  There are new build homes directly across the street and every time they increase their incentive, the resale values dip.  When the incentives go down, the resale values creep up a bit.  It is nothing drastic but it is interesting.  I have given my seller client the new bulid information and before I talk to her the next time, I have to check the new build incentive so that I … (0 comments)

I am just about to close on a listing I took in Apache Junction for my grandparents.  Although we are not close, I found the experience to be more complex that I had thought in some ways.  When we got the offer and were in negotiations, I took it more personally.  When things came up like landscaping that needed to be done and cleaning out the garage, I was more cautious to speak then I would normally be.  On the other hand, they have been very cooperative, in every way.  Actually, I feel like they were more laid back than I … (3 comments)

I have been working an escrow for what seems like eons!  I have the buyer and their credit is not the best, to say the least.  We had to remove the spouse from the loan, in fact.  We had to change brokers with 10 days left before COE because things fell apart and then the new loan was denied 2 days before scheduled COE.  The broker is going to the 3rd bank and we extended COE (now a 52 day escrow period).  We are anxiously awaiting news from the lender today.  My clients already bought plane tickets as they are moving … (5 comments)

I am a huge fan of staging.  I had a vacant home in Apache Junction.  I brought in a staging consultant and that made all the difference.  It is amazing what a few plants and bath towels can do to interest buyers.  I had the home on a tour and got great feedback, especially in the "showability" category.  It sold in 18 days!  It paid off for sure!

In addition to being an agent, I am the office manager for my brokerage as well.  Activity is at its highest in a year.  The agents are just having to work harder than before.  Most of the escrows are coming from buyers.  Those buyers are so finicky now.  I have not seen as many high co-brokes coming in either.  Over the last 6 months, our industry has seen crazy things being offered.  I have not seen those huge offers anymore.  Maybe that trend is fading away.  … (0 comments)
