Predicting the Future of Housing Sales - Do You Prefer the Magic 8-Ball or Google? - 04/25/09 05:38 PM

What is Google Trends?
Google Trends is an interesting tool.  It allows you to measure changes in the volume of searches for specific search terms to create an index.  The index value "1" represents the average volume of searches for the search term.  Google Trends allows you to break down the trends by countries or even states and allows you to track different time periods.   It also provides an index of the number of news articles where the search terms appeared to see what impact new articles had on the search terms.

 Today, the Associated Press newswire had a story entitled "Midwest Home Sales Post 7 Pct Annual Decline" written by David Twiddy.  The story commented on two recently released reports on the state of the Midwest housing market.  Here is a summary of the reports:
NAR Existing Home Sales Report:  The existing home sales report issued by the National Association of Realtors for the 12-state Midwest region fell 7 percent from March last year and median prices declined 6 percent from March 2008 to $141,300.  The good new is that this represents the smallest declines of any region.  Nationally, median prices fell 12 percent. Market Trends - Is The St. Louis Market Set for an Increase in Sales Prices? - 04/15/09 11:25 PM

There are interesting developments in the St. Louis City market over the past 12 months.  Inventory is down by over 50%.  Median prices appear to have bottomed out and are starting to increase.  As inventory continues to fall, median sales prices are positioned to increase over the next 3 months.
Before you rely on these broad statistical graphs, I would caution that real estate is local.  Some neighborhoods like Lafayette Square have substantially higher median prices and experienced an increase (not decrease) in median prices over the same time period.
